Property Ratings at Penrose
As a former resident and the guarantor parents, we wish we had looked more closely at resident reviews. The initial, in-person tour of The Penrose was great! Once we decided on this property, however, the management office became difficult to work with. We have now noticed other reviews mentioning they ignore repeated requests regarding security deposits & that is definitely our experience. As guarantors/business-owners doing the same business they do (e.g. leasing space in buildings to tenants), it's difficult to understand. The return deposit check is not that much money...it's truly the principle because withholding it is unethical and illegal. It also seems unusual that, as guarantors, they can demand such sensitive & personal information from you, request checks via overnight/express mail, take every rent payment directly out of your account and then refuse any communication with you because you are "not the leaseholder." When the family member who was the leaseholder tried to speak with them, they provided zero options to a problem. So, we submitted Durable Power of Attorney paperwork showing we are all legally able to discuss this lease with them. Then, we proactively provided a legal, written solution regarding the problem that was preventing them from reissuing the check. This was over two weeks ago. Three separate submittals. Zero response. Plus, several other attempts to rectify this over many months now. Under NC law, deposits must be returned within 30 days. Be aware of this when renting here.

Dear Mrs. Duncan, Thank you for your continued communication. Upon further review, I can confirm that the security deposit refund was issued and received. It was made out to the leaseholders of record, your daughter and her roommate, in accordance with the lease agreement. While we understand that the check was not in your name, as the guarantor and not a leaseholder, you are not the legal recipient of the refund under state law or our leasing policies. We do occasionally encounter situations where parents or guarantors assume their adult children are still in student or college-sponsored housing. We completely understand how that can lead to confusion. However, The Penrose is a conventional housing community, and under standard leasing laws, all legal and financial matters are handled directly with the named leaseholders. We did make efforts to see if the check could be modified, including reviewing the Durable Power of Attorney documentation you submitted. However, because the lease was jointly held, any refund must be issued to both residents listed on the lease, not to a guarantor or third party. We understand your frustration, and while we are disappointed that you have chosen to share this matter on multiple public platforms, we truly had hoped for a more positive resolution. Our goal is always to support our residents and their families with professionalism and care. We are sorry that this outcome did not meet your expectations. If either leaseholder needs further clarification or documentation, we are happy to assist them directly.

Even after a year at The Penrose, it continues to check off all my boxes. The unique resident events being hosted as well as the workout classes and continued convenience provided by management such as having The Penrose market. Truly love being a Penrose resident.

We used to live on the first floor right next to the dog park. One day, someone’s dog attacked mine and left a hole in its neck. I had to rush to the vet and didn’t get the owner’s info in the moment. When I went to the front desk later to ask for help identifying them, they refused to share any video or info. Huge red flag. Also, the walls are insanely thin. You can literally hear everything. The place was built super cheaply, and for how much they charge in rent, it’s just not worth it. Definitely wouldn’t recommend.

The Penrose is a great place to live! It is walking distance to almost everything, and the staff is great when you need help with anything. The amenities are top tier.

I had 8 hours to find an apartment and left the Penrose as my last of many tours because I had a good feeling about them. Within 5 minutes of my tour with Vanessa I was sold. The entire management & maintenance team is so wonderful & there is a great sense of community. This is the only apt complex I found that doesn't have carpet in units & the amenities are stunning. Cannot recommend living her enough!

Location of the penrose is perfect! Workout room is really nice and used daily by guest. They have a few resident events monthly. Garage could be better security-wise.

The penrose is in a great location with tons of shops and restaurants that you can walk to The parking is limited tho and people over park in the compact spots which make it even harder to find spots

Very good so far recently moved in and it looked like no one even lived here before me. Front office very nice and helpful. Only reason it’s getting one less star is the key did not work when I moved in, which was quite a bit of an inconvenience with two dogs in the hallway, but the maintenance man was lovely and tried his best to fix it.

This place is incredible!! Great surrounding area and so much to do right inside the apartment. Also the free coffee in the lobby every morning is better than I could have imagined.

I absolutely LOVE this apartment complex! They have several community events every month, tons of amazing amenities, and SO dog friendly! All of the workers know my pup, Dakota, by name and love to give her all the pets when they see her in the dog park. The maintenance workers are amazing and so friendly and get the job done ASAP! I couldnt have asked for a better 1st time apartment experience!

The location of the apartment is amazing because there are so many restaurants, bars, and shops with in walking distance but the floor plan is a wierd layout

The Penrose is in a great location in the south end close to the light rail and many bars / restaurants. It’s a new building, but showing signs of wear and tear due to cheap materials used in construction. Rent is expensive, well above median in Charlotte for similar apartments and you must sign leases for over 1 year at a time or face 20% or more rent increases. Par for the course for Greystar.

The staff is totally lost in their own policies. Good luck ever getting any sleep as it’s just fraternity party most nights and stomping on the floor above you. They’ll nickel and dime you for every little thing. Whatever base rent is add about 200 as they’ll include trash, HOA, Pet, building fees, administrative fees etc. Nice building though

The Penrose has been amazing! The location is great and you are about a 10-minute walk from great bars and restaurants. The leasing agents are so friendly and extremely helpful when I was moving in! Highly recommend checking out the Penrose if you're moving.

My dog and I have thoroughly enjoyed our home at The Penrose thus far! I love the area and walkability to food and shopping. The apartments are beautiful and have such a great aesthetic. The luxurious 5-Star Amenities and welcoming Staff make living in an Apartment Complex much more enjoyable than my past experiences! The Maintenance Crew is extremely responsive. However, the Parking Garage has been a nightmare; surprised it was designed this way as many "Compact" Cars do not fit and have to squeeze tightly in or occupy two. Residents are respectful for the most part, minus leaving Dog Waste/Trash in the stairwell. Walls are less insulated than I expected because you can hear everything when it gets rowdy on weekends. Thankful the never-ending Alarm situation seems to have finally resolved; I am sure the Fire Department also didn't appreciate coming out and investigating 5 times last Winter. 24/7 Security Concierge/Cameras would also make me feel safer, not only in the Parking Garage, but also the hallways, considering packages have gone "missing." All of that being said, most of the pros outweigh the cons. The newness and aesthetically pleasing Building Design/Location overall help justify the cost of living and I enjoy being near all the SouthEnd action!

This complex is way too expensive for there to always be fire alarms going off in the middle of the night. Last week it went off for 4 hours and last night went off from 12:30-2am. The employees won’t do anything to fix it either, they don’t care as they don’t have to listen to it at night.

Even during the Covid lockdown, my move to the Penrose was smooth and easy. The management team have always been available to assist with any concerns, and as a whole, the complex has been clean and a safe environment.
