The staff is friendly and attempt to get service requests handled as quickly as possible. The office does also make a nice attempt at putting together community gatherings. But parking and cleanliness of building common grounds is poor.

overall, the stay is okay. I get along with majority of my neighbors. I have a huge issue with the parking. It’s never nowhere to park. The security at the gate are young so they really don’t call to verify if it’s OK when someone comes in and the gate is always open. The staff is very friendly and maintenance is always available.

Beautiful area, very clean and very quiet . Looking forward to the pool and exercise room . Upon moving my apartment was cleaned and everything in the apartment was good . Except for the metal sliding doors they are not good sticking makes a lot of noise, and my doors are rusty . Will ask management to change the doors . Besides that everything was good .

I wouldn't recommend this place to my worst enemy. It's full of lies. The price doesn't match what’s offered, and the units are outdated with appliances that get moved from one apartment to another. The "wood" cabinets are just peel-and-stick, and they’re constantly peeling off. The bathtub is spray-painted, and there are roaches and mold. The community is filthy, the fitness center is a joke with broken equipment, and they close the pool all the time for no reason. The computers in the “business center” haven’t worked in over two years. They don’t fix anything properly—just patch it up so you'll be calling again in a few weeks with the same issue. They also charge you for random things on your rent that don’t make sense. Do yourself a favor and avoid this place—you’ll regret it if you move here.
It’s been good since the last review. We got some new appliances and the roaches are almost none. Thanks to the new company that came and sprayed.

It has been very disappointing living here. It all started very well and within 3 months it went down. We have neighbors across from us that are constantly fighting, yelling, kicking the kids out in the middle of the night. Just a couple of nights ago they basically threw out one of the kids & he was kicking the door so hard it caused dents. The cops are constantly here due to people fighting, the trash is always all over the ground, there's kids running around all hours of the night, the appliances are always breaking down, there is trash ALL over the community...This place is a nightmare. We also just found out that the majority of renters here are under section 8, we wish we would have been told when applying. It would have made a HUGE difference in our decision to move here. Please save yourself the trouble and do not move here.
There have been increased efforts by the maintenance department. The site manager, Joyce has been very quick to address tenants' issues in a timely fashion. I'm suggesting those tenants who have been residents for half a decade should have a cap on their rent instead of getting their rent increased. Besides these anomalies, I'm happy here.

Great experience with the move in process. Staff was great and helpful. Neighborhood has been quiet and friendly. Only disadvantage was the playground. It was outdated and very dirty.

The staff and maintenance are so nice. I been living here almost 5 years now. I never have problems and If anything needs to be fixed. They do it pretty fast love that they are always giving out free things. I love living here.

Hemos tenido problemas con cucarachas que la persona que fumiga no volvió jamás hemos tenido que comprar y mirar cómo acabar con esa plaga, hay muchas personas que consumen hierba en los balcones o en la piscina mientras los niños están presentes eso en lo personal no es correcto, el problema con la recolección de basuras es terrible, están empezando ahora a solucionar todo rápidamente pero en el tiempo que estuvimos fue frustrante. Las personas de administración son muy amables aún así no logro dar más de 3 estrellas.

I’ve been living in this complex for about a month, and overall, it’s been okay. The main issue I’ve had is with pest control—I’ve been paying for it monthly, but no one has come to address the ant problem. There’s also a bit of trash around, though it usually gets picked up. The gym area could use some improvement since the machines are old and not in the best condition. Other than that, it’s been a nice experience, and my family is happy here.

I have lived at Pembroke Landing for nearly seven years. Initially, it was under different management and staff. My first year was excellent, and I would have recommended it to friends and family without hesitation. However, as time has passed, my dissatisfaction has grown significantly. The location is convenient with grocery stores, malls, and schools nearby, but the community itself has deteriorated. Maintenance used to regularly clean up, but that’s no longer the case. The upkeep of appliances and units has worsened, and I’ve had to file numerous work orders and complaints with no improvement. Rent increases outrageously each year; after six years, it has risen by over $1,000. The quality of living has sharply declined—the cabinets peel, the tub is awful, and the lighting is poor. This will be my last year living here. While the office staff isn’t the worst, they could certainly do better. Overall, we are overpaying for a very poor living experience with disappointing conditions.

I've been here for 3 years and we just got a new owner. I've had experience going through changes in owners and it's generally bad. Not here!! These guys are/have been awesome! They are fixing up the place....finally and seem to really care about us residents. Many times they don't care and it's just about getting new tenants. They fixed the couple things on my list and have taken care of many other things around the property. It's looking better and as always, my great neighbors make this community nice. I'm glad things are on the up and am thankful for the new owners and managers. My apartment is perfect and the location and price cannot be beat.

The residents smoke weed on there balcony in from of the play ground building 5 has trash all over the kids make a mess as well as adults in building 5 the front office knows this and has caught them smoking weed on there balcony. Its just sad. And you want to raise my rent to renew. I don't know how if there so many issues here.
