Would love if they would fix my bathroom cupboards. Its falling apart and o told them about it Also I have no shower head they painted my bathroom and didn’t come back to fix the shower

Love my spacious updated apartment, the leasing process was easy and quick. The office staff is amazing, love our property manager and I highly appreciate our hard working maintenance team! The pool looks great after renovations, feels like a resort.

Overall, the moving experience has been fantastic. While we encountered a few maintenance issues, we have communicated with the leasing office, and they are addressing these concerns promptly.

The Apartment is Awesome but I wasn’t expecting to heard neighbors fighting every weekend very aggressive and loud on my windows I’m worried and sad about it

Beautiful area, very clean and very quiet . Looking forward to the pool and exercise room . Upon moving my apartment was cleaned and everything in the apartment was good . Except for the metal sliding doors they are not good sticking makes a lot of noise, and my doors are rusty . Will ask management to change the doors . Besides that everything was good .

Prompt collection of garbage, peaceful neighborhood, great amenities, and nearby establishment - Walmart, Publix, Target, Aldi’s and more are convenient and just a few minutes drive.

I wouldn't recommend this place to my worst enemy. It's full of lies. The price doesn't match what’s offered, and the units are outdated with appliances that get moved from one apartment to another. The "wood" cabinets are just peel-and-stick, and they’re constantly peeling off. The bathtub is spray-painted, and there are roaches and mold. The community is filthy, the fitness center is a joke with broken equipment, and they close the pool all the time for no reason. The computers in the “business center” haven’t worked in over two years. They don’t fix anything properly—just patch it up so you'll be calling again in a few weeks with the same issue. They also charge you for random things on your rent that don’t make sense. Do yourself a favor and avoid this place—you’ll regret it if you move here.

It’s been good since the last review. We got some new appliances and the roaches are almost none. Thanks to the new company that came and sprayed.

It has been very disappointing living here. It all started very well and within 3 months it went down. We have neighbors across from us that are constantly fighting, yelling, kicking the kids out in the middle of the night. Just a couple of nights ago they basically threw out one of the kids & he was kicking the door so hard it caused dents. The cops are constantly here due to people fighting, the trash is always all over the ground, there's kids running around all hours of the night, the appliances are always breaking down, there is trash ALL over the community...This place is a nightmare. We also just found out that the majority of renters here are under section 8, we wish we would have been told when applying. It would have made a HUGE difference in our decision to move here. Please save yourself the trouble and do not move here.

There have been increased efforts by the maintenance department. The site manager, Joyce has been very quick to address tenants' issues in a timely fashion. I'm suggesting those tenants who have been residents for half a decade should have a cap on their rent instead of getting their rent increased. Besides these anomalies, I'm happy here.

So far great experience in the complex. Amenities up to date and clean compared to a previous places that I moved away from since it was very outdated and not taken care of.

All my issues get resolved. Appreciative of the staff. I’ve been here for almost two years and am happy with my decision. It’s home and I’m comfortable until I take the next step.

I recently moved to this community, and so far, everything has been great. Alyson in the office was an angel—she stayed to help me with my move-in process on Christmas Eve, making everything smooth and stress-free. I hope things continue this way, as I plan to be here for a while.

Great experience with the move in process. Staff was great and helpful. Neighborhood has been quiet and friendly. Only disadvantage was the playground. It was outdated and very dirty.

The staff and maintenance are so nice. I been living here almost 5 years now. I never have problems and If anything needs to be fixed. They do it pretty fast love that they are always giving out free things. I love living here.

I love my apartment community and the management team. I have no problems, it’s quiet and safe. They have monthly get togethers for the community and you get to meet others. The staff is very helpful and responsive.

I have a very good experience living here. All the office staff is very friendly and the maintenance staff is always willing to help if something gets damaged. I have never had any problems with any neighbors. In short, everything is very good.

Hemos tenido problemas con cucarachas que la persona que fumiga no volvió jamás hemos tenido que comprar y mirar cómo acabar con esa plaga, hay muchas personas que consumen hierba en los balcones o en la piscina mientras los niños están presentes eso en lo personal no es correcto, el problema con la recolección de basuras es terrible, están empezando ahora a solucionar todo rápidamente pero en el tiempo que estuvimos fue frustrante. Las personas de administración son muy amables aún así no logro dar más de 3 estrellas.

Staff has always been nice, maintenance gets the job done and even takes my trash when they see me walking with it. Love the amenities and the nature in this community.

I’ve been living in this complex for about a month, and overall, it’s been okay. The main issue I’ve had is with pest control—I’ve been paying for it monthly, but no one has come to address the ant problem. There’s also a bit of trash around, though it usually gets picked up. The gym area could use some improvement since the machines are old and not in the best condition. Other than that, it’s been a nice experience, and my family is happy here.

I have lived at Pembroke Landing for nearly seven years. Initially, it was under different management and staff. My first year was excellent, and I would have recommended it to friends and family without hesitation. However, as time has passed, my dissatisfaction has grown significantly. The location is convenient with grocery stores, malls, and schools nearby, but the community itself has deteriorated. Maintenance used to regularly clean up, but that’s no longer the case. The upkeep of appliances and units has worsened, and I’ve had to file numerous work orders and complaints with no improvement. Rent increases outrageously each year; after six years, it has risen by over $1,000. The quality of living has sharply declined—the cabinets peel, the tub is awful, and the lighting is poor. This will be my last year living here. While the office staff isn’t the worst, they could certainly do better. Overall, we are overpaying for a very poor living experience with disappointing conditions.

I love the Management team here at the Landings, & the maintenance team is awesome and professional I definitely will recommend living here even though I'm moving out this month we will miss living here it's a safe environment & Thank You for your services Ms. Blash & family @9- 204

I've been here for 3 years and we just got a new owner. I've had experience going through changes in owners and it's generally bad. Not here!! These guys are/have been awesome! They are fixing up the place....finally and seem to really care about us residents. Many times they don't care and it's just about getting new tenants. They fixed the couple things on my list and have taken care of many other things around the property. It's looking better and as always, my great neighbors make this community nice. I'm glad things are on the up and am thankful for the new owners and managers. My apartment is perfect and the location and price cannot be beat.

This is the community where we were most sincerely and naturally received by all of the professionals with whom we interacted, quite unlike other prospective communities visited. This was an important point in choosing this community..

The residents smoke weed on there balcony in from of the play ground building 5 has trash all over the kids make a mess as well as adults in building 5 the front office knows this and has caught them smoking weed on there balcony. Its just sad. And you want to raise my rent to renew. I don't know how if there so many issues here.

It seems based on my observation that the employees who work for Alvista Pembroke Landings take pride in their work. It seems that they take ownership and are accountable stakeholders in making the entire community work smoothly. Its important to look at every entity of a business or cooperation. It shows that they are valued within their company which makes them value me as a consumer. Therefore, I would recommend this apartment to others.

One of my main concerns are the trash every where around building 5. And the concern that neighbors are always smoking weed to the point that the office personal have caught them smoking weed in front of the play ground on there balcony on the first floor.

Service always been late for me. They won't show up until I call the Main Office, three days after opening a service call. I always post my cell to call if they need me, never got a call.

Parking is an issue; the grounds are not well maintained; there is an excessive amount of frogs and ducks in the area and the waste product is out of control.

There's a lot of things I've seen through this apartment is very accurate regarding the rumors I've heard before. now is kind of professional around the management. L

I think the problem is not really in the infrastructure itself, it's the people currently living in the complex. People are rude, disrespectful, some of the teenagers hang out at the kids playground and they act like gang members. I have a two year old daughter and sometimes I'm afraid of bringing her to the playground, because these kids are running around without any kind of supervision or we hear stories of teenagers stealing people's cell phones. And the adults, driving in the complex as if they were running in Nascar, they have zero respect for elderly people or even if they see me walking with my daughter in her stroller, they don't even slow down to let us cross the street. We've already met a couple of neighbors that have decided to leave because of how unsafe they feel. We truly believe that the management team is doing as much as they can to make sure this situation gets better, we're being patient because we think that the properties have tons of potential.

Lack of security on east side of complex. My wife is disabled and may be a target for uninvited people climbing over the wall on the east side. At night I have witnessed cars coming in after the gate opens they just rush in behind my vehicle. Other than that the complex is immaculate, the office staff bend over backwards to serve, they are always pleasant. Maintenance men are courteous and efficient. Thank you 4-107

Angel called me first to let me know the maintenance staff wanted to access my apartment to fix the problem. She always does this and I appreciate it.

From the moment we moved in, the leasing staff has been very helpful and ensuring our needs are met. Any repairs have been promptly handled and we're sent emails generally regarding maintenance updates or for services being done on the grounds, and safety alerts. I have lived in other apartment complexes and I have never encountered a leasing staff as nice as the one at Alvista. The only concern is the access to the pool by non-residents, especially during the weekends. I know Alvista has taken steps to prevent non-residential access by having police officers patrol the area. Unfortunately, the people from the neighborhoods within the gated area can access the apartment complex as well. Perhaps key card access or a similar system should be implemented.
