After 2 years of a 5 star review for Peace/Kane Realty, I am changing to 1 star for Cortland management. We love the building and location but the uncooperative behavior and rudeness from new Cortland management team has been quite concerning. Whether it is getting our lease renewal agreement 24 hours before it expired, rudeness and unprofessionalism from meeting in person about it, several unanswered emails from cooperation from our end (while they talk about us in their own management group chat), and an ongoing A/C issue that has been unresolved for 4 months (still ongoing and WE are paying ~$500/month in utilities because of THEIR issue); all of these reasons and more have led me to suggest that new residents should look elsewhere for an apartment. They do not care about the residents the way that Kane/Peace did at all, it has been an unpleasant and time consuming 4 months since the new owner/management change. As much as I like Ken and his efforts to help us, as well as the other 5 or 6 maintenance technicians that have come to our apartment over the last 4 months for the same ongoing issue, WE are paying for THEIR issue with money and time. They ask me every time I see them to leave positive reviews about them here, and I cannot be dishonest about my experience with them thus far, particularly the Management Team.

Love being a part of this community. The leasing agents are extremely helpful and really make sure that your needs are met. They go above and beyond organizing functions for residents. The building itself cannot be compared to other recently built apartment buildings. It is so solid and quiet. It’s very different than other communities that I looked at . I hope to be here for an extended period and I’m glad I chose this community.

Cortland is in a great location in Raleigh and the amenities are phenomenal. The management team makes a great effort to build the community through fun events getting residents out of their comfort zone.

There are break-ins and vandalism in the un-guarded and un-locked parking deck every single week. My car has already been broken into twice in my time living here and I know neighbors who have experienced the same. These "luxury" apartments are some of the most expensive in the city, and we pay parking fees as well. But the deck is not monitored over night, there are no cameras, and no locks or gates at any entrances. DO NOT MOVE HERE IF YOU HAVE A NICE CAR. Management is unresponsive to this ongoing issue and refuses to take any action at making their residents feel safe.
I've lived at 3 communities in DTR and this is hands down the best one so far. The Publix grocery store on the ground floor is a game changer - I can't stress how convenient it is being able to take an elevator in your own building down into a grocery store without ever leaving the community! Amenities are fantastic, the staff is friendly & accommodating, and the finishes inside of the apartment are awesome. I love the terrace overlooking the DTR skyline, and the ability to hop over to the bars & restaurants at Glenwood South in less than a 2 minute walk. All of the restaurants and retail next door in Smoky Hollow are starting to open up which makes this place even better. Will definitely be renewing my lease this year!
