The Leasing Office was great - accommodating my move from one unit - then selected another unit with a better view - and they made the move seamless. Called Maintenance about something - they were there within 24 hours and resolved my issue. The Complex - is great - the VIEWS are amazing. Love love love this place!

Nothing beats the view! The complex is not new, so there are some issues as anywhere else, but the location is great, the view is amazing and that outweighs the negatives for me.

I appreciate that staff is available at the leasing office 7 days a week. I’ve lived in other locations where they are only open on weekdays and during 8-5 hour shifts which makes it hard for working folks to take care of anything in person. I mostly speak with the staff that is there on the weekends and they are always attentive and respond promptly. The location of Paz Mar is great! Right by the marina with a great view and near the beach, restaurants, and shopping centers.

By far the most peaceful apartment complex i have live in, on top of that with a beautiful view. The office staff is always very welcoming, not to mention the property manager, she is great and extremely attentive. The maintenance crew is fantastic, always on top of their job and very helpful always responding to work orders in a timely manner. overall such a lovely place with great staff.
To start off, the view is excellent. We're facing the harbor and to start and end your day looking at the ocean it's incredible. We have lived here for 11 years and I'm hoping this is our forever home. The apartments are big and spacious. It's an older building, so there is going to be some problems, but we have the best maintenance crew that can fix anything. Most of the time they come the same day you open a work order. Our gardeners work really hard to keep the property nice and the office staff tries their best to accommodate us. Thank you to all the Paz Mar workers for making this an awesome place to live.

You'd pay 2-5x the price for the harbor view anywhere else. Just make sure you don't get a parking-lot-facing apartment. Some of the amenities are a little outdated, but they've been updating and really improving the place. Highlight other than the view is a very responsive and efficient maintenance team. I lived here for ~2 1/2 years and enjoyed my time here. I would recommend it.

The management is horrible. Laundry services are always breaking, and the trash areas are disgusting. The new Management is uncaring and horrible with communication with their tenants. I left the place after two years wishing I wasn't forced to move into such an old and unkept facility during COVID. Unfortunately, I was charged for a number of unnecessary cleaning tasks that I left in better condition than the apartment I moved into. I was raised in the military and pride myself on keeping my home clean and well kept. They weren't hearing about it. I do not recommend moving into these apartments.

This is the worst place to live, cars are constantly being broken into to, rampant left of anything not nailed down. Homeless people sleeping in the laundry rooms and dumpsters. They take months to respond to any problems. They won't install cameras but they spent thousands painting the walls for the 100th time. It's a filthy place to live with tons and tons of problem.
We have been at Paz Mar for 3 years now and have never been happier, the management team is top tier always welcoming and very helpful. Maintenance team is professional and hard working they definitely get the job done quickly and correctly. Our outdoor spaces are always clean, gardened and stocked with doggy bags! We couldn’t think of a better place to live especially with the breathtaking views! We love Paz Mar!!
Let me start by saying that I chose these apartments completely online, as I was moving long distance and was unable to come look for apartments in person. I chose Paz Mar because of the location, access to shopping, the A+ rating for safety and walkability, and of course the pretty pictures of the apartments themselves. I figured I would be moving to a beautiful, well kept, oceanfront complex that everyone dreams about. Boy was I wrong. Instead, I was welcomed with a filthy, smelly apartment reeking of dog urine looking like it had been painted by pre-schoolers. Trash all over the grounds. Underwear hanging from the trash cans, overflowing recycling bins, which nobody takes care of, neighbors flicking cigarette butts off their balconies, dog running off leash and barking like mad, neighbors arguing, water that constantly runs from hot to cold and back, "extra storage" which means a cupboard in your carport that doesn't close, and on and on. In short, run. Don't waste your time here. Run! For the amount you pay in rent, you can find a much better place, with management that cares about the property and its tenants. And you can drive to the marina and the beach. Trust me on this, you'll thank me later.
Pazmar was a great place to live when I first moved in. The last two years have been a nightmare in building 2800. The neighbors upstairs had over 75 complaints, security called, and the police and the property manager never evicted them. It caused me emotional distress. Now some new people moved back in and it’s the same situation. The property manager promised me a new apartment for the same price on the top floor but has failed to deliver on her promise and commitment. The parking lot looks like a junk yard where abandoned cars are stored. They are never towed for removal and makes the community look like a dump. Last year in building 2800 we were without hot water for five days and were never fully compensated for the inconvenience. I just wish the property manager would deliver on her promises and commitments!
We’ve been here for about 3 years now and absolutely love it! The management and maintenance team is always so kind and professional! The property is well kept and has lots of greenery walkways and beautiful ocean views. It’s a nice and peaceful place to live.
I've had the pleasure of living at Paz Mar for over a year now and it's been the best property that I have lived at. Everyone at the leasing office has always been very professional, kind, and attentive from moving in, to questions and concerns I may have. Even the maintenance crew has exceeded my expectation by doing more than what I asked when I put in a simple maintenance request. Shoutout to Mervilyn for making the process ridiculously easy!
Spacious floor plans. Covered parking. Quiet tenants. Friendly and responsive management and maintenance team. Mervilyn, the manager, is very nice and cares about the tenants and property.
I have been living here with my girlfriend for over a year now and it has been the best place I have been at yet. The office staff is amazing and so helpful. It is amazing how quick they are to help us with anything we may need. The maintenance staff are also very helpful and you can always catch a smile from them when walking by one of them. It has been amazing to live close to so many great restaurants and have the convenience of being close to a grocery store and pharmacy. There are amazing neighbors here as well which just puts the cherry on top.
I have been living at Paz Mar for almost 2 years now with my boyfriend and have had an amazing experience. The view itself is enough to love it here. The maintenance and office staff or quick to assist with anything we may need and are very friendly which is a great and rare thing to find nowadays. The neighbors are also very very friendly which creates a great sense of community. I also can’t forget the great convenience to the grocery store and restaurants in the area. Toppers is a walk away and is always a Go-To.

I moved here a little over 2 years ago with my girlfriend and room mate, and honestly, everything is nearby, friends, family, groceries, etc. The staff is really friendly and I like how the gym is so close to my unit.
Aside from the heading, the schools nearby are great for my 2 kids! They love it here and that’s what is important to me.
I have lived here over a year now and love it here. Paz Mar is by far the best apartment complex that I have lived in. Whenever I have a problem they fix it fast. The staff in the office is very helpful and they always help me when I need it. I will be staying here for some time as my family and I really enjoy living here, one reason is because of the views, the staff, and the location. Sure, every place has it’s ups and downs, but this feels like home.
The grounds are always kept clean, there’s 2 pools, a gym, and they’re always improving the property’s features. The best part of my time here is the perfect view of the harbor with the Christmas boat parade every December! I love entertaining guests here.
I put in a work order to unclog my shower after I clogged it washing my dog and Maintenence showed up by the end of the day and did their job quick! Shout out to Emilio!
Kayaking is one of my favorite hobbies, and I can do it here from my own back yard. Been here 4 years and hope to be here a while.

The literally only redeeming quality of this location is the views. Inadequate office managers who have a lack of care to handle any sort of issue that arises. They claim “they live here too”, however they use this excuse to say they are going through it too… but they are clearly not doing anything about it. Disgusting laundry rooms where cleaners drag dry and dirt filled mops across the floor - had a washing machine with sitting water for over 5 months that took MULTIPLE outreaches to have any sort of response on. It was then drained and filled back up within 24 hours… they didn’t even bother to put an out of order sign on it over the entire 5 months it remained broken, all the while being a health hazard being the water was sitting for so long. CONSTANT electrical and water interruptions with any sort of adequate notice provided - 90% of them are either not sent to residents or are not provided within 24 hours to be able to plan for - and even when they do, “emergency” maintenance takes place that will leave you in your shower half washed with shampoo/conditioner in your hair. Overall, SPEND YOUR MONEY ELSEWHERE. If you have ANY sort of issue beyond a simple clogged drain, it will not be addressed or handled within any sort reasonable amount of time. We have reached out countless times for any sort of contact information beyond that of the on site staff in which NONE of those specific escalated concerns have been addressed, other than another “I’m sorry” from the same office managers we tried to speak to someone above. You will not be heard. Your problems will likely go unresolved. You will have countless water and electrical interruptions without adequate notice. But at least the boats look nice passing by… right?
I had about 4 things that needed work around the apartment and Emilio and Victor were extremely helpful with fixing it all! They did everything in under 20 minutes and now everything runs perfectly!!

The laundry facility does not have hot or even warm water and the dryers do not get hot. We complained about this and they never even acknowledged our complaint. This is they type of facility that feels like if they ignore the problem it will go away. They also have tenants who set off fireworks to scare people. Its sounds like gunfire.

Once again, the Team at Paz Mar came through for us when we needed service. Mikey and Terry responded as soon as possible when we had discovered some issues that could have gotten out of hand quickly. They entered, as always, very professionally; diagnosed, repaired, and took care of business with minimal intrusion. Even our therapy pet who is usually a bit jumpy was very much at ease. The areas worked on were left in excellent condition, everything humming right along. From the office staff to our maintenance crew, thank you for keeping us safe, and making us feel "Right at Home". Do you like having your windows leak every time it rains because the building you’re in is extremely cheaply made? Do you like having constant maintenance issues that take forever to get addressed? Do you like playing far too much money for a bad apartment which is poorly run by people who are entirely incompetent? Then come live here!! Literally the only nice thing about these places is the fact that you can have pets and it’s near water. There is nothing else redeeming about this terrible place. I have literally had my bedroom windows leak probably 7 times since I’ve lived here (1.5 years). Have they done anything about it? No, because they are extremely incompetent and do not care about you but only care about money. Awful.
I lived in these apartments for a 6 month lease for work. Considering it’s location and friendly helpful staff I believed the place would be a nice time. I was wrong. The gate to enter the property is only accessible via a garage clicker which should be fine but people constantly hop over any gate to enter the property, residents and strangers alike. Due to this fact, my car was broken into while parked in my designated area over night. Management was not surprised and did not assist in any matter, instead they charged me for my stolen clicker and told me there was nothing they could do. Strangers are also constantly rummaging through the garbage disposal sites and roaming the buildings without any proper security measures. No security guards or cameras to be found anywhere on the property as well. I fully regret wasting my time and money in this pathetic excuse of a beachfront apartment complex, I’d be safer back in Los Angeles.
I know you're looking at the location and the price, and thinking "wow, this looks like the perfect spot!" Believe me, so did I, and you will regret it for the extent of your lease. Save yourself the issues. Bottom line, these are old apartments that they attempted to dress up with really cheap upgrades. You can't put lipstick on a pig. Huge cracks in the wall, constant issues with the pipes, water turned off constantly. Not to mention, people digging in the dumpsters constantly and cars getting broken into. The office people are completely unhelpful, so don't even bother asking for help with anything.
Pros: beautiful view, spacious layout Cons: everything else There has been no end to the problems from renting at Paz Mar. Electricity has been shut off with out warning 3-4 times in the year of renting and not restored for days at a time. Water has been shut off 2 times for several days. Leaks in kitchen and flooding in hallways have not been addressed for weeks at a time. Gas was shut of for 6 days. There has been sewage backup in the showers and sinks for several days with out any fixes. Washer/dryer in unit broken and the maintenance crew does not have the parts to fix it. The power goes out to the community laundry rooms several times a month leaving clothes halfway through wash/dry cycles. Work orders for in unit repairs either get marked as completed without work being done or ignored for months at a time. None of the utilities are pro-rated when they go out and are left unresolved. The view and spacious apartments are not worth the continual hassle of unlivable renting conditions
I would have never believed That I could have found an Apartment on the Water at the Beach at a price I could afford. Apartments.com gave me the tools I needed to find that Home. With just a click of a mouse and no agents! Iam now "LivingThe Dream"
Not a bad place to live. Paz Mar has a great location in the harbor close to everything you may need. Groceries and food are right around the corner, and downtown Ventura is about 10 minutes away. If you are looking to rent here be sure to check in and find out the pricing of the apartment you are looking at. The prices change daily and if you are on top of it you can get a great deal on rent. Maintenance is my main complaint about this apartment. If you have an issue it takes forever for the staff to get around to doing anything about it. The maintenance crew is super understaffed so it takes a long time for things to get fixed. Aside from maintenance issues and the occasional inconsiderately loud neighbor, Paz Mar is not a bad place to live.Be sure to check in everyday to get the best price on rent.
The apartment complex had a recent makeover. The outside was completely renovated. I would say it looks OK. Not horrible and Not Great. Some of the apartments come with a good view of the harbor. For the price, square footage, view of the harbor & location, I would say it is a nice place to live. However, in my immediate area there are very noisy, inconsiderate neighbors. I often hear music blaring. If I have a problem that I take to management, it is not resolved for sometimes months later. I have also personally heard other tenants complain about the same thing. The management gives the impression they are here for a pay check and don't really care about the tenants. The complex is so big and in such a good location they can treat tenants poorly and get away with it.
