Property Ratings at Park Valley Apartments
The management doesn't communicate well, the front office looks wonderful but that's about it. The gym looks nice but you can only use it when the staff is in office and they leave about 5:30. Even though they use a digital keyboard system...the trash compactor placement sux...the manager sux...front office staff needs people skills training heavily. I lived here for 2 years, I would never live there again. The staff makes or breaks an apartment complex no matter HOW NICE IT LOOKS!
This residence having 3 1/2 stars is a joke and highly inaccurate. They must’ve had some bad reviews removed. Living here is horrible. My main concern has been the constant leaking of my ceiling and water stains on several walls from floor to ceiling every couple of months. This morning I woke up to the strong smell of some type of electrical burn out, wet carpet and a stained and peeling ceiling. They had to remove part of my carpet last year because it was soak and wet and left my bedroom with a noticeable line of demarcation where the new carpet was replace and I’m being told that I will have to pay to have the carpet replaced when I leave? Absolute ludicrous. Whoever they hired for tub refinishing also did a horrible job with my tub and it started to peel again about 3 weeks after it got refinished. My tub had been like this for about 3 months now and I put in a work order but I was told that they can only do 3 tub refinishings a month. I can not properly clean my tub without paint peeling everywhere. I also put in a work order about my bathroom fan needing to be replaced because it looks like it’s been in here for a decade and all maintenance did was come in and vacuum it out having dust go every where. I can never turn it on to use it because it’s a safety hazard and not clean at all. The breeze way lights have been flickering for months which is not safe. I don’t think they are even doing pest control because I am constantly seeing little critters everyday, like a concerning amount of them. I had this same problem last year where I would see about 20 centipedes a day in my apartment. This is not an exaggeration. My unit also always smells like weed because I live next to pot heads. I do not feel like the people in this community are being cared for at all. I’ve been extremely patient but this unit is not up to standard for anyone to be living in. I feel like I live in a horror house. I haven’t been able to use the community gym and that was one of the reasons I moved here.This has been torture and has only gotten worst since I moved here. This is ridiculous really how much little care has gone into the tenants that live here. Do not move here if you have any type of standards. Update: 9 tenants (including me) currently don’t have AC and we have not been given an update on when we will be getting it fixed nor have accommodations been made by staff. DO NOT MOVE HERE.

Take it from a resident that has been here 10 years and has seen this complex sold 5 times. The new complex owners have ran this complex into the ground. Horrible and slow customer service, old moldy apartments, most amenities are broken, gate never closed. I could go on. We are counting down the days we can move because we've been trying to get out of here since 2020 but covid ruined our plans and we've hated being here ever since. We've found plenty of better places in this area for the price while looking the last three years!
The online price was over $300 the actual price, and I called to confirm and they said yes it’s the online price and then told me otherwise once I was there. This happened 2 days in a row, a bunch of bs.
The maintenance man was very good, but not done in a timely manner from the call I made to the call center. It was only his 2nd day working here but he knew what needed to be done. I couldn't recommend this apt. community because it takes way to long to get maintenance to show up. Plus, the call center doesn't type up my requests correctly sometimes.
The location and price are great! The apartment building is filthy and we have been asking over a year to have the hallways and stairs pressure washed to no avail.
I would recommend it because it is in a good location and the rent is reasonable.
I would recommend this community because of the location. Easy access to the Interstate, Cumberland, Airport, Downtown Atlanta. The neighboring cities of Cobb County. Fire Dept across the street, and Cobb county Police about a mile away. Every unique restaurant is close by like South City Kitchen and First Watch!
This staff is the most unresponsive, unreliable, and apathetic group of people. I have submitted the same requests for over a year. It has yet to be remedied. The office manager seemingly has resolved to just no longer acknowledge my emails. The office and outside the gate is maintained well and looks appealing, most of the time. Beyond the gate, the common areas are caked with debris, trash and cobwebs. This global pandemic has not helped with housing, so continuing to live here is not a preference; it's merely a compromise. Office management should be required to live here and mandated and evaluated on their customer service.
I have officially been here a year & I love my apartment & the property. Office staff have always been so kind, helpful & responsive. Maintenance comes out right away when you need.

I'd like to know what this community does to prevent a mold problem before I could recommend it. We live in a humid climate so it needs to be stayed on top of.
Maintenance staff needs increasing, rent is a bit high and patio needs power washing.
I would definitely recommend Park Valley to someone looking for peace and accessibility. The location is perfect for the interstate, Cumberland Mall, Austell, Marietta, Mableton, and Atlanta. The NW area has everything you need, good schools, hospitals, unique restaurants and shoppine.
The slowness of getting maintenance done, at times, can be frustrating. Therefore, I don't think I could comfortably recommend living here without warning people first. Additionally, it's embarrassing to have the trash compactor area look like a neighborhood dump most of the time. I don't like seeing it & I hate to have my guests see it as well.
This community seems safe and friendly. The staff seems to keep up with maintenance and concerns of the residents.
I feel like since new management has been brought in, I have seen the quality go down. And basic things are not kept up as they used to be. That' the only reason I would hesitate to recommend .
This location is very convenient for my needs. I like the combination: diversity of and quality of tenants.The grounds upkeep is super.
You really have to commit to your own personal pest control routine to prevent seeing pests like carpenter bees, waterbugs, ants, and spiders. This is my first time having to do a pest control routine so frequently.
I would recommend due to the apartment complex being quiet and comfortable but I will not recommend due to the residents paying for a gated community. However, the gate is always broken and never fixed in a timely manner.
The trash and how it piles up is an issue. The gates being broken a lot of times are also issues. Not having a service officer around is shameful
The administration there are very helpful and friendly, for a first time renter, this was exceptionally valuable and important in my decision to move here.
It' very quiet and the front office are prompt with solving problems.
This complex seems to be well kept, the location is great, and it has amazing office personal. I'm still iffy on the maintenance crew but overall I've been satisfied and would recommend this complex

The residents are more of the reason I would not recommend the property. Example, neighbors leaving trash bags out for days in front of their doors, parking in handicapped places, noise levels and now that some floors are not carpeted the noise volume has increased.
Apartment complex is nice and quiet only complaint is although there has been updates building is still old and walls are thin and you can hear people above you.
The management and maintenance are very helpful and professional. It's nice and clean as well. I love my apartment so far.

The community is well maintained and offers great value such as the well equipped gym and recreation spaces, nice apartment with good appliances and quiet and secure location with nearby shopping locations which I consider convenient.
