Park Newport is amazing! Everything is here from my hair stylist, to my dry cleaners, to a market with any snack craving! The amenities are great and the place is great!
I do not recommend Park Newport until the management team and approach has been dramatically overhauled
New management doesn't care about existing residents and they are disrespectful. They have stopped regular clean ups, they added back utilities to rent silently and there is mold in sauna and gym. They close the facilities intermittently without explanation. I am moving out after 7 years of living here

This place with Greystar has been a mess, they are disrespectful to current tenants and their focus is on construction to attract new residents. Please think double as you pay the same rent here as a new apartment anywhere else in OrangeCounty

This is our first experience in an apartment since 1977! We were homeowners in MA until we moved here in March of this year. We looked at a LOT of apartments in this area, and there was just something about the energy here that told us we'd found our new home! So glad we listened to our instincts! Our apartment is beautiful, located in a quiet area, has a gorgeous view of the bay, and is quite spacious! We are very impressed with the with the meticulous upkeep of this property! It is pristine and beautiful . The staff is always friendly and helpful, and repair issues are addressed very,very quickly and efficiently. The Clubhouse is a wonderful place with something for everyone. The other amenities, such as the hair salon, dry cleaners, and store make one feel as though they are living in a little town. The proximity to stores, restaurants,and Newport Center is just right! Not too close, yet not a long distance away. In case my words haven't made it obvious, we LOVE living at Park Newport!
I've lived @ Park Newport since October of 2000. I can say that this place was more fun in the past. There were more events to build cohesion within the community in the form of dinners and breakfasts, Halloween parties, Christmas gatherings, etc. The library was a place where people met to have coffee and read the paper and talk or watch a ball game. Now you have to have an attendant come and change the channel. Bring your own cup, etc. Its just does not have the same atmosphere period. Now its "Sterile" like a hospital lobby. Its possible its just me, but I don't think so. Just my two cents. Even if I did go down to the clubhouse, there is no life to it anymore. Feels like its a morgue these days. If more was going on, I'd definitely participate.

The complex has potential, but there are several serious issues that need attention. The household appliances are very old and often don’t work properly. A neighbor constantly smokes on the balcony, and the smell enters my apartment. Parking is poorly organized — many cars park without permits, making it difficult for residents to find a space. There’s no gate at the entrance, which allows anyone to enter. Also, non-residents often use the swimming pool, even though residents are the ones paying for its maintenance. I hope management takes these problems seriously and improves the living conditions.

My partner and I very much enjoy the Park Newport experience. What follows is why we love living here. Park Newport includes a vast array of amenities: additional underground parking, storage lockers, gyms with hot and dry saunas, programs, movies, pools, a mini market including a deli with a decent large menu, a hair salon, cleaners, activities, muffins, juices and ice cream on some weekends, food trucks, pet stations, many trash areas, toilets in every parking structure, wildlife encounters. We adore our life here; we have nicknamed our deck the "jetty". We believe maintenance is outstanding and the logistics and work involved in keeping the areas updated, clean and safe are commendable. There are good reasons why there are many tenants who have been here for years and years. I say with confidence and pride that we feel like we are on vacation every day at a great affordable resort. The current management team is unresponsive, unprofessional, and operates with a blatant "take it or leave it" mentality that signals they have no interest in earning or retaining residents' business. Rather than treating residents as valued members of a community, they reduce them to mere numbers on a spreadsheet—interchangeable, disposable, and ignored. Email communication is curt, dismissive, and at times outright rude. Accountability is nonexistent. Management is largely invisible, and instead, unqualified individuals make unilateral decisions far outside their authority—then go silent when confronted or questioned. As a long-time resident, I remember when this community was managed with integrity, care and decency. That’s all gone now. The current regime shows no interest in maintaining that legacy, let alone upholding even the minimum standards of respect or professionalism. Park Newport is no longer being managed, it’s being mishandled.

Rent goes up to maximum every year. Most likely you’ll never see your deposit. If there’s an issue w your maintenance, plan on it taking several days. Security is terrible. Fees are nickel and dimed.

Overall very happy living here. You can’t beat the location and the kept up grounds and beauty of the sunsets here at Park Newport. It’s quiet here and relaxing. The inside buildings are cleaned daily. Trash is always removed from dumpsters and no orders noticed. Laundry room is cleaned daily and repairs made quickly. Delivery of packages are never a problem. The market is very convenient. Clubhouse and pools and more! Resident for 3years.

Everything is great—I love the location and the unit layout, and the large patio area is a big plus. The only thing that would make it perfect is a designated off-leash dog area for dogs to run and play freely. Otherwise, so far I’m enjoying the community

Well, I'm really too new here to comment. Still adjusting. But will say that as far as the maintenance team goes, they respond immediately. Sorry I can't say the same about the administrative offices. Very poor response to phone calls.

I've been here for 15 years this time. Have come and gone several times since 1989. If things don't improve, I may not renew my lease. A friend of mine was treated so badly trying to lease a townhouse that she went to Irvine Company and was approved within 24 hours and moved there. She preferred to be at PN and had lived here before for many years. I would not recommend PN again, after raving about it for many years.

We have been living at Park Newport for three months and have to say that our apartment is everything we could have wished for! The grounds and buildings are cared for meticulously. The staff has been friendly, courteous, and responsive to any questions or needs that have come up, and as older residents we feel very safe here.

Living at Park Newport has been amazing—it’s quiet, well-kept, and the location by the Back Bay is hard to beat. The amenities are solid, the club house and pool are great spots to hang out at and they have food trucks twice-weekly as well as mini market stocked with anything you need. I've had a positive experience with the staff - always friendly, helpful, and attentive for any maintenance issues as well as when we recently transfered leases within the community. I highly recommend Park Newport to anyone looking for a great location and place to call home.

I have lived at Park Newport for 5 years and it’s been a great experience! Close to the beach, walk to Fashion Island, and easy access to the freeways. It’s a beautiful community with a resort style pool overlooking the bay. It’s like living on vacation! I highly recommend it!

Park Newport is a beautiful, quiet and convenient place to live in a lovely city. There is a wide choice of amenities. It is located close to many natural areas and beaches. Transportation is available nearby. Police and fire departments are next door. It is safe to go out onto the property at night, and generally feels very safe.

The continuous raising of rents and drastic increase in fees make it extremely difficult to live here on a fixed income. Being charged $100 to replace my lost pass into the workout room seems very excessive.

There is mold in the bathroom, the carpet has not been cleaned for more than a year and a half, there was a flood from above, leaving the ceiling yellow. There are minor damages that need to be fixed, and the drain in the bathroom is constantly clogged. Electricity bills have sharply increased, which makes me think about not renewing the lease and looking for a new place to live. In the common area, there are restrictions on coffee, and the jacuzzi is either not working or constantly in a dirty state. In the community club, there is noise from children, and no one ensures a comfortable environment in this space.

The location is amazing. 1 minute walk to the trails of the back bay. Pretty affordable for location. Apartment was flawless when we got the keys to move it. Overall, we really like it here.

I love the large living space and the floor plan. I wish there was more counter space but the kitchen is functional and I love having an eat in counter. The landscaping is beautifully maintained and the amenities and club house are wonderful. The complex has a fun and friendly vibe.
