Property Ratings at Park 3Eighty
I moved to Park 3Eighty in 2017, when it was Estates 3Eighty. It was a great place to live until new management and owners took over. They don't enforce rules, and the people they moved in upstairs from me have rendered my apartment uninhabitable, but management won't do anything about the constant excessive noise. I suggest you look elsewhere if you want peace and quiet in your own home. You won't get it here.

Don't let the relatively new, sparkly apartments fool you. This property management company will gouge you. I have multiple examples of their dishonest business practices. First, because they don't have porch fences for 1st-floor units, I had someone coming by regularly to steal off my porch. When I reported it to the police and then to property management, management didn't lift a finger. Not even a call to tell me they were working on it. Second, they require 60 days notice before you move out. Every single other apartment complex I've dealt with in my life only needed 30 days. So they're betting that you'll miss the 60-day mark so that you have to pay them for another month's rent. Third, they have a tiny little $1 rubber band they give you when you move in. It grants you access to their "amenities". That's another item they're betting you'll throw away so they can charge you $100 when you don't turn it in when you move out. They say it's to deter people from giving them to their friends. But they charge you when you move out. How is it a deterrent if it's after-the-fact? And why not charge $2000 instead of $100? People are still going to sign that lease and forget about the band. The answer is that people will remember $2000, but not $100. Which means they're making a pretty steady $99 profit on their $1 pieces of rubber. Brittany in the front office was always pleasant to work with. But that wasn't enough to counteract the issues I had with her management. Dishonest to the bone. 1 star.
I have lived in my apartment for nearly one year and I have no complaints. The apartments have nice features; granite counter tops, stainless steel appliances, tall ceilings, etc. The grounds are well-kept and well-lit. It's a great place for dog owners; there is a dog park and a washing station within the complex. Last and definitely not least-- the staff is terrific! I have had only professional and courteous interactions with the staff. When I have an issue (light bulb out, toilet, etc.) my service tickets are addressed and completed very quickly. I feel safe and very happy to live here.
the office and maintenance are easy to work with and respond in a timely manner
I moved into the Estates 3Eighty in December of 2016 which makes for 1 year at the time of this review and these are easily the nicest apartments I've lived in. Real granite counter tops, laminate hardwood floors (they look nice for being laminate), big shower-bathtub combo with a great shower head, flat electric stove top, 10 foot ceilings (at least on the 3rd floor), good size patios, and elevators in every building. The office staff is super friendly and management communicates very well regarding upcoming property events, and maintenance notices (apartment unit, elevates, vehicle entry gates, etc) via email. My unit is far back enough away from 380 to where I don't get any road noise. If you end up looking at a unit closer to 380 make sure to evaluate the road noise. Another possible negative is the the bathroom vent fan is LOUD. And I mean LOUD. It's not on a separate switch from the lights, which is annoying, but it's easily unpluggable, which I ending up doing. Another annoyance is that most residents do not observe the 10 mph speed limit through the complex instead opting for 20-25 mph. I wish management could do something about that, but I'm not sure what they could even do. Morons will be morons.
We visited The Estates 3Eighty seeking an apartment. When we entered the lobby we were greeted by Monique. At that moment Monique made us feel like we were at home. Her greeting, Professional approach and knowledge are superb. We were immediately impressed.
The estates @ 380 in Aubrey has turned out to be a fantastic place to live. We really love the dog park and the social events put on via the management. Deann is the new manager and has done a total 180 for this new complex. It’s a great place to make friends, live in a new complex and enjoy all the amenities at a great price. Thank you Deann for cleaning up this place and making this complex a “Home”.
When I signed my 1 year lease, they knew I had small kids including a less than 2 year old. I was assured that there would be no issues. There have been issues with neighbors. I have requested a different apartment. no luck. This has caused high stress. There is absolutely no understanding from management. Its their way or else. Apparently they will say whatever just to get you to sign the lease.
