they have gone through several new managers. one move in day I had a toilet leaking all the way to the kitchen, windows that were sealed shut and closet drawers that were supposed to be replaced due to being broken and a child attacking it with nail polish. I had a maintenance request due to the doors of both bedrooms snagging the carpet and this was closed, and the carpet has been rubbed to the concrete flooring. throughout my year of living here we were told our windows would be replaced (only got solar screens not new windows) they do not shut all the way(anyone can lift and gain entrance to your home), get keyless entry (still haven't gotten), gates constantly breaking, pools constantly being shut down so no grill or picnic table usage, the back doors are put on incorrectly so the pins can be popped at any time allowing someone to enter your home. anytime it rains or sprinklers come on the walkways and into the homes are flooded. the flooring is warped and even if you have furniture pads flooring is still ripping, I had a leak from the upstairs neighbor and patch job was done but did not paint. they also did not put the carpet back down and secure it in the master bedroom and bathroom entrance. they cut the wet padding out of the master closet and never replaced it. the output for the dryer was open to the attic so triggered my new dryer to constantly say clogged duct. after 6 visits and warranty company coming out found out the dryer was just blowing into the attic and no proper output was made when the building burnt down 10 years ago. still to this day I am not properly able to use my dryer so had to buy a box to sit on my dryer. I put in Maintenance request for hall closet getting stuck, so they came in and took the door off the bottom henge and said it was fixed. shower rods were cut short in the master bathroom so every time you pull the curtain back beware of the rod coming back and smacking you or falling to your feet. the glaze on the tub have peeled and shown how they try to hide mold. my neighbor moved out in June, and I was advised that pest control would come into my unit, I have never had pest control in the year of living here (i have video cameras inside my unit). now that the neighbors are gone, and Maintenance came in and painted the unit my home filled with harsh paint chemicals and had to air out my unit. also, during this time started finding silver fish, roaches/ Water bugs (big) centipedes and tons of spiders.

These apartments need to close down. They have major issues with German cockroaches they are literally in everyone's apartment. They pose health risks. When I lived there I kept getting sick spending lots of visits to the doctor, and kept wondering why my health was declining. Don't move here, I noticed when I moved out. I donated my furniture they discovered I had bed bugs in the apartment. I never cooked in my unit because of all the embarrassing bugs, even had family members afraid to visit. If you are thinking this would be a good place to live, don't sign that lease! You will regret it from years to come.

The service is horrible, and the management is extremely difficult to work with. You may endure flooding in your apartment and they are still trying to move someone in there. That is a Hazzard! They are corrupt and out to get money. Don't waste your time.

This apartment looks from outside is perfect. I got the bad worse experience from the management side. They don't give the priority for the maintenance and to listen tenants. They charged me randomly whatever they can make as much. I went three times to talk about it and they made 1400 to 700. I am just surprise why management does this type of behavior. If something damage they can charged it goods but here lots of things.....
Constantly having issues with water leaks that management doesn't seemed too concerned about getting fixed. Poses major health threat to people. Also has very poor insulation so utility bills are constantly through the roof.
Repairs are barely made. It takes forever to repair anything that is not an emergency repair. They can't keep maintenance staff or have the money to repair occupied apartments. They will get you in and forget about you. Zero communication with tenants. Their maintenance can not get the supplies necessary to repair. Check online how many lawsuits they lost with their ex-tenants. The worst management and ownership in many years!

dont bother calling because they wont pick up! they are terrible with communication and making sure your service requests are taken care of in a timely manner. they dont bother to reply or update you on the status of them either. they leave trash in the grass for weeks at a time. the pool was closed for the majority of summer and opened up a month after it was said to be. my apartment is fine but make sure you ask to see the unit you will actually be staying in. the tour apartment is misleading

My brother lived in these apartments when he passed away, before he passed, I would receive calls from time to time from Latoya (manager) and/or Tori (asst manager) saying they were just checking on John and were very caring, concerned people. I live in Arizona so couldn't regularly check on him in person. Latoya and Tori are the nicest most caring individuals you will ever meet. They were a real blessing to myself and my brother. I was CEO of a very large transportation company for years and the management team here is as good as it gets, Dayrise is lucky to have them!!

Moved here.Management/office staff do not communicate well.we were given a date to move in,apartment wasn’t ready,we were given the monthly cost but when contract was sent amount was completed different.contract stated no deposit required but the property manager stated she wouldn’t give us the keys if we didn’t pay a $175 deposit and 1st month rent WICH amounts did not match paperwork/contract sent/signed. The apartment had several broken things aside from it not being ready when we were told it would be ready. The apartment had a broken wash/dryer . We had to pay $170 early electricity connection fee but the apartment wasn’t even ready for us. It was a horrible experience. I would have thought they could have atleast respected the monthly rent quote given to us since the very beginning.

I had an appointment to tour the property. When I arrive, the leasing agent took one look at me and decided she was not going to engage me at all. She was so uninterested in showing me anything. She said all tours were self-guided. Which was fine with me. She told me the only thing she had to show me was an apartment near the entrance. I get to the apartment, the door was locked. She already knew this in advance before I even made the walk to the apartment. She didn't want me to get the apartment. If she really did, she would have assisted me from the beginning.

This place is in a downward spiral they don't take care of anything you actually want unless your the manager who has done a complete remodel to her apt and does not follow the parking policy she has put in place. If u want covered parking it will cost 300$ a year and there are so many open covered spots that there is not enough uncovered for all residents and your visiting friends and family better know they are coming by before 6pm cause supposed to register their car to park however the residents manager included park in all visitor spot so they may still have to park in the street it's just absolutely awful that they nickel and dime you for everything when this place does not deserve to own property that people actually pay rent for cause that requires service that they know nothing about

The management does not care about the residents at all. You will be fined for everything you do. Looks good only on the outside, it is infested with cockroaches. We have complained about it many times, the management makes promises but never acts on it. they never fix anything. Waiting for my lease to end and get out from here.
I had a Rat in my apartment! He was in the kitchen eating my food and I caught him in camera. When I showed the manager the video she said don't leave food out. The only thing I had out was a banana. Who refrigerates bananas?? They put small traps out that could not catch him. When I asked for bigger traps they said you have to buy those yourself. Dumpster is always over flowing! They are way over priced for the service you get. Don't sign a lease with them!
I've been here almost 6 months now and i love it, the ladies in the office are so kind, and where very helpful on helping me find a place to call home. since i leased here i haven't had any issues with "pest", i love my apartment so happy to come home everyday to a sense of calmness my neighbors are very sweet as well.. i would defiantly recommend this place to call home..
I have lived here for 4 years, and I absolutely love it. Out of the 4 years I have been here, the new management company has made so many changes that have just really made the property shine like a diamond! The old management company never took care of things honestly it was a mess. I live by the pool and i have never in the years I have been here loved my view of the pool more. The office and maintenance staff care for everyone, and want everyone to feel at home. I am happy to call this place home.
I have lived here for almost a year and there has been so many problems with the apartment. Wasps getting in everywhere, having an awful roach infestation. We have had our place sprayed 3 times and bombed once and nothing seems to help. We also had issues with simple maintenance requests such as fixing doors that the seal was broken on and shower fixtures that had mold on them. The ground around the apartment complex are nice and for the most part kept up with. The new construction looks good but the interior is awful. Once my lease is up I would never live here again. It always seems to be one problem after the next.
I have lived here 3 years now. We have changed management staff alot in those 3 years and each one seems to care a lil more than the last one in that position. The wood floor upgrade really isn't great I'd rather have the carpet back but it looks nice. The one bedroom is a very small apartment but it's not unbearably small. The trash bin is in one corner and seems people are just too lazy to walk that far so there is trash out most of the time. The grounds arent as nice as they ised to be one manager had the grass covered with weed block to help combat the mud when it rained but covered it with sand and gravel not the best solution for mud. The one time I used the on site laundry facility there were young girls in there smoking illegal drugs. Also there are several pets in this complex and they are not picking up pet waste but the management team is working to keep it less smelly and covered in pet waste thats a big plus with Texas summers. The best thing about this complex is the maintenence personal Fernando is the lead maintenence person and he is awesome. Always very kind and respectful speaks everytime he sees me and anytime I have an issue with anything he let's me know what i need to do. They have had a few other lead workers and they just didnt care if the job was done correctly and often rude if u asked questions but Fernando is always willing to help the residents.

It's a fairly average apartment complex with pretty standard issues. Maintence is slow and over worked (and under staffed) we've have 5 new managers in 2 years. Trash is everywhere. Kids smoke weed behind all sheds, trees, bushes. The dumpster is too small for the size complex we are in so the trash situation is awful. Roaches are a major problem in some buildings. But, the units are nicely sized, parking is good, it's fairly well lit at night. The only problem I have that really is the biggest issue to me...lately they've been raising rent to *above* nearby luxury apartment rates. If your complex isn't luxury, you can't charge luxury rates.
