Lease application and move in process was executed well. Tyesha was my leasing professional. She was very professional and friendly. She was also quick to answer questions and communicated effectively. There were a few issues with apartment at move in. Tyesha did whatever she could to handle these items. When things are perfect its always easy in life, but Tyesha stepped up to the best of her ability to take care of me and handled the adversity! Still waiting on two things to be addressed a few weeks after move in, but nothing that prevents livable function of my unit. Overall happy with the experience.

It's a very bad place, I received the apartment from the old company with many problems, but the new one RPM company never fixed the things, the pest control very bad there are many cockroaches, the stairs so dirty and small terrible. it's a disgusting place. other thing they started the rent payment with one price, but every month increase the price, I'm really disappointed because they don't want to refund my whole deposit, I don't recommend the place to anyone. The management is really bad they don't want help me to get my deposit back, they are not fair.

Only thing this property has going for it is it's location. Aside from that, the apartments are terribly maintained, outside is always dirty and never cleaned. The main gate was broken when I first moved in to when I moved out. We had a terrible flea problem in my apartment building which took management months to fix. Not worth the cost.

The gate is broken since I got here 2 years there are no outdoor lights so it’s pitch black the gym equipment is always broken or a homeless person breaks in a uses it to sleep there is no sound proofing you’ll hear your neighbors they charge for pest control but do not actually do it , they nickel and dime you but fix nothing. The trash people you pay 30 buck a mth for rarely pick up the trash when they are suppose to. Cops are called a lot they change management every 6 mths

First of all, the main gate is broken. And from my understanding, it has been such for more than a year. So anyone can come in, and there is literally a homeless man living inside the gym. The apartment complex is filthy. They rarely clean the complex beside the occasional gas mowing, and it is always dusty. The apartments are old and not well-maintained. It used to be good a couple of years ago but has declined a lot in recent years. It's hard to get a hold of the staff, but they are friendly and helpful if you manage to reach them. It can get sketchy during nighttime, and it is a big concern for people like me who has kids. And the website pictures are deceiving! I am surprised how many good reviews it has got recently, considering the state of the apartments

This is hands down the WORST place I have ever lived. We moved into a one bedroom last August and have dealt with problem after problem. We still currently live here and cannot wait to move out in 3 months. The first issue we had to deal with was our apartment flooding. When we called the emergency maintenance number, a maintenance worker came and stated that they needed to go into the apartment beside ours to rectify the situation. However, our neighbor was not home and had an alarm system so they put their hands in the air and stated there was nothing they could do. This was a real emergency and the water continued to flow throughout our apartment until they turned off the water for our whole section of apartments HOURS later. After this situation was resolved, they had to replace the floor boards which took them MONTHS to do. This left us with exposed concrete and pipes in our bathroom/hallway for that time. And then the second problem: mold in our vents. My girlfriend and I found ourselves having severe allergies only while in our apartment. As it was winter in Jacksonville, it was odd that we were experiencing allergies since nothing we are allergic to was blooming. Upon our OWN investigation, we discovered dark mold covering our air vents. We had to buy our own mold test and show it to the office for them to believe us (they had previously been gaslighting us). When we reported this to the office and maintenance, they came in and opened the vents to clean it themselves. Our allergies did not get better. We had to once again reach out to them to have a PROFESSIONAL come to remove all of the mold from our vents. This whole process lasted months which was detrimental to our health. Lastly, we have had a roach problem for months as well. We noticed a few at first and a few has turned into many every day. The floorboards of our apartment do not completely meet with the wall. This leaves many cracks where roaches can come in. We closed these cracks by ourselves with plaster. However, we did not think to move our furniture until it was too late. When we moved our couch, we discovered hundreds of bugs crawling in the wall from the floor boards. The maintenance people and office have stated on multiple occasions that they have been spraying for bugs. This is not the case clearly. Take your money elsewhere.

this place gets turned over to a new management company every year, and each year they get worse. neighbors are nice but the property is being run to the ground by the most recent leasing managers. DO NOT WASTE YOUR TIME!

Amenities are trash the gym equipment is always broken people from other neighborhoods come and use the pool which leads to cops being called. The gates haven’t been fixed for over a year the neighbors are loud and disrespectful the tenant above us would stomp on our ceiling from 1-4am sound proofing is terrible ! We had black mold and bugs all in our unit do not move here ! Management is also very terrible.

Apartments are semi modern but the structure/electrical layout is poor (sound proofing for ex.). There are older people who embrace and feed cats around the neighborhood which leads to a current flea infestation I am attempting to deal with as of now. My previous owner was a smoker (potentially had pets) but the initial cleaning job done was sub par at best. I purchased a carpet cleaner and the water was nearly black upon completion of one carpet area. Will be leaving immediately upon completion of lease.

I've lived in many different apartment complexes over the years, and while the Palms at Beacon Pointe isn't perfect, it's one of the best I've lived in, primarily because of the effective and responsive management team. The office and maintenance teams are extremely responsive, and seem to genuinely care about the complex and the tenants. This hasn't always been the case in the time I've lived here, but the current team is the best management team I've ever had the good fortune to do business with. They're facing an uphill struggle with insufficient manpower, and they're still the most attentive team I've seen. I would be remiss if I did not point out that the facilities have issues that predate the current management company, but I've never seen so few people accomplish so much to bring a place back from the brink of falling apart. And the complex deserves it! It's secluded, quiet, and in the two-and-a-half years I've been here it's been very safe. Even with the issues (and what complex doesn't have issues?), I would still move back here in a heartbeat. It's my favorite little corner of the city, and it's not just the idyllic setting, it's the people.
So bad place, stay away from it, don't let them fool you, the management so bad and rude.
I lived in the apartment complex from April 2014-November 2015. I lived here when they had their old management and the new - BH management. I have never in my life experienced a more stressful living situation. When I moved in the prices were cheap and the old management was great. If you have other options, STAY AWAY FROM THE PARKS AT REGENCY APARTMENTS. The maintenance men and management office personnel are all exemplary rude. The office staff is not intelligent, they ignore emails and sporadically answer. They charge fees with no explanations. They don't care about their residents at all and it shows. I reached out to corporate for help with minimal issues because the office disregarded my emails and call and I received no response (FROM CORPRATE.. ARE YOU KIDDING ME?!). Among other issues, our AC was broken for 3 months, we emailed countless times and they only fixed it when we had a lawyer contact them. I beg of you don't rope yourself into a lease with this horrible, horrible complex.

I love my apartments they are clean,very professional cost efficient and literally crime free....I mean I could leave my door open go to work come back and everything would be untouched and that's priceless!!!!!

This is a place where you can do your school work and get needed rest in peace and quite, just love it here the staff are lovely people whom when you do need something done they are there to help in no time.The outdoor areas are well kept, There is a pool that's is always clean and well maintained. The community is gated you have to use a key card to enter it so quite here you can fall asleep in no time. Just love it here it's the best. best
