Property Ratings at Palisades of Lincolnton
The management here is outstanding, they answer the phone. You might think this is funny, but if you live the places I have, you’d understand why I say this. Not only do they answer the phone but if there is an issue or a problem, they’re on it immediately. Or even just a question they answered immediately. Even when I’ve gone into the office, they’re very pleasant, respectful, willing to help with any issue that you might have even if it’s right down to the website. I can’t say enough about the management here. Yes, I do feel they go above and beyond. Also, the maintenance staff outstanding… they definitely respond quickly not only that they’re extremely skilled at what they do. If they say they’re going to do something they do it! And they always let you know when they’re coming in to do maintenance on your apartment. They go above and beyond. Same as the management always pleasant, always nice and always willing to help anyway that they can…When I moved in one of the maintenance staff actually came and change the lightbulb that had burned out…OK that’s really going above and beyond….my refrigerator went out the maintenance staff went to their house got an ice chest with ice, so I could put my food items in it while he was fixing it.. again talk about above and beyond. Wow. The grounds are lovely, apartments are spacious and beautiful. And in the little complex that I am in, very quiet, never noisy a pleasure to be here. Thank you.

If you don’t like kids, don’t move here. If you don’t like dogs, don’t move here. If you don’t like noise, don’t move here. No one keeps their dog on a leash or picks up after them, so any time you spend on your patio or outside, you’re stepping in and smelling their poop. I have also had upstairs neighbors have their dog use their patio as a restroom, so there may be a nice fountain feature for you if you do move in. There is little sound proofing between floors, so unless you feel like reminiscing about your recent African safari and the sound of stampeding elephants, don’t move here. You can hear any conversations happening even with the TV on. Almost every apartment has a family with multiple children who you can hear every hour of the day. 6-12 of them run and bike around outside every day, you can hear them having temper tantrums and jumping off of furniture in apartments above you and also in apartments that are not directly above or below you. Anytime someone jumps off the bed upstairs, all of the walls shake, and my paintings have fallen off the walls multiple times, making it pointless to hang anything with command hooks. There are also people who bring their little kids outside at midnight to run around, yell, play, shine flashlights in windows, and leave chalk drawings on the walls at least once a week. Parents block off parking lots with chairs and traffic cones so their children can play in the parking spaces frequently, so living here requires a lot of patience. There are some aggressive dogs who will bark anytime you walk by them (inside or outside) that are walked off-leash, and I have had to put myself between my 12-year-old husky (who’s been attacked before and is rightfully nervous) and a few other dogs because their owners are nowhere to be seen. Oh, and of course people smoking weed every night. Also unrelated, there are a plethora of miniature caterpillars who seem to randomly appear and die everywhere in this apartment, not sure if they come in under the doors or from where. This apartment is beautiful and worked very well for us as a family before so many new people moved in, which is a shame. The windows and blinds are gorgeous, the kitchen is nice, and really no other major qualms aside from the cabinet hinges coming loose. Unless you have kids and enjoy having poorly behaved neighbors for them to play with, there really isn’t much to enjoy here unless you live on the third floor and have a great sound system.
I have to agree to all the reviews underneath.. horrible place,loud, carpets bad in place, shower water so low, paint so bad, they clues to cabinets together and the clue is everywhere, dogs all over the place..the owners of those dogs dont pick up after them.. you here everything, tenants slamming their doors that my frames falling of the wall. The staff maybe nice but not doing anything. And to get out of the contract earlier they want 2months rent,for what????? That apartment isnt worse the money...never wanted to get out of an apartment so badly than here...
1. The construction job that was done on this complex is the worst I've seen. I have lived in many apartments and even townhouses and this is by far the worst complex. The walls are so thin we can hear every single neighbor around us. Full blown conversations, alarm clocks going off every morning, dogs barking, music, etc. You can tell people arent shouting or talking loud yet you can hear almost every word. We live in the vaulted ceiling units which are supposed to be like an upgrade and do know we are on the very top so i cant imagine what the bottom floor hears. Moldings are chipped, bolts are sticking up underneath the carpet, cabinets are chipped, the paint on the walls dont even have a finish coat on it so any type of water or product accidentally splashed on it (in the bathrooms, at the front door, etc.) it leaves marks you cant get off. The paint on the doors are peeling off, it's just an absolute terrible construction job all around. 2. Staff. The staff has always been super nice so that is one good thing. However, recently NC called for up yo 12-16 inches and our complex claimed it wasnt going to snow therefore the parking lot did not get scraped till atleast 3 or 4 days later. People couldnt even get out or turn the little corners without getting stuck, even in 4WD. 3. The units at the very beginning of the complex now contain highschool to college age dorms for an academy down the street. We've talked to several people in those units that were residents before a huge section became "dorm rooms". They were never notified of this and they talk about how big of an inconvenience this is. Already on our side a neighbor had to call the cops due to 8 girls living in one apartment and the parties that were going on. No one minds if they moved in but I do not believe it was very professional to create dorm rooms in a residential section that people are spending a pretty penny per month to live in. 4. I was really excited about a nice apartment complex being built in Lincolnton but its just super disappointing the quality of this complex. 5. We are the first to be living in our unit so no one was before us at all.

Really got my hopes up when I came here. Honestly living here has been nothing but non stop problems. Constant loud noise and banging and I am on the 3rd floor, I get apt living but this is not normal. If you want to live in a dorm, live here. The combine academy overflow lives here. You will have 30-40 teenage boys around you at all times. It is UNBEARABLE. There is ZERO, I mean ZERO water pressure. I can’t even get the soap out of my hair. I was assured it would be fixed in 8-12 weeks. Well that never happened. It still isn’t fixed to this day. When you have complaints, nothing gets done to address them. It is like this at all Southwood properties. There #1 goal is getting the checks. That’s it. I have never in my life hated a housing arrangement till I started living with Southwood Realty. All you get is lip service. There has been a constant change of staff other than 1 person.. guess they don’t like it here either. I haven’t gotten a decent nights sleep since I moved in. Unless the combine academy kids are gone, this place is going to keep going down the drain. It is getting dirty, more trash around, and even broken glass... so save yourself the money. DONT DO IT Unfortunately even though the main property manager is nice, I think the company as a whole is a joke

I don’t have any complaints about this place it’s one of the nicest apartment neighborhoods I’ve seen! This is my first time living in an apartment before. The one nasty review at the bottom... it’s an apartment... when on the bottom your going to hear noises but our property tour person Charlie made sure we knew if we had any issues with anyone to please let them know that they will handle any complaint we have. So far I’m sastofied with the place. Me and my family are happy.

So I am on move 16 roughly it might be more. I have lived in many apartments and shared wall homes all of my life. Only have rented one house ever. So apartment life is no stranger to me. I have been in my current lease with Southwood Realty less then a month and have had to make the most noise complaints ever in any place I have lived at or all of them combined together. I have also never had to have management ever come to my home to verify noise or ask me to record and prove noise before in my life. Apparently in the lease with SWR excessive noise does not include people running and jumping above your head for extended amounts of time or if it disturbs your rest or working in your own home. With SWR lease excessive noise means if you have a loud party or people coming and going from your home at late hours. Obviously I am stuck with this lease for now but I won’t be renewing like I was hoping to do. Side note for anyone looking for 3 bedrooms. They have no linen closet or pantry and the kitchen is tiny for a 3 bedroom. Also water pressure is the worst in these apartments. I have already started planning our next move since it’s unavoidable at this point. When my children are being woken up at 10:30 and 11:30 at night from the people above us.
