The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Overlook at Midtown
Incredibly Rude Landlord Adrian. Verbally abusive over the phone and ended up hanging up on me over the telephone while trying to resolve an issue on the landlords end. Dog crap littered all over property.
The walls are paper thin. I can literally hear my neighbors talking. I can hear the people above me constantly. It looks like a luxury apartment complex, but everything is cheaply made. After living here for 2 months, I was gluing the trim back on along the wall/floor. I have had blinds falling down constantly. It takes maintenance weeks to respond to requests. I live on the first floor and have mice outside my porch door every night. I've counted 6 at one time. I complained to management several times but they haven't done anything about it. I would never recommend any that I know to live here. It's a nice location, but that's pretty much all that I like about it. If I could have found a subleaser, I would have been out a long time ago. I would never extend my lease here. This place is atrocious.
I just love my apartment it's lovely it's has two big bedroom two full bathroom the master bathroom has a walk in Closet and two patio one that's in my bedroom a ceiling fan central air heated floor Carpets in the bedrooms black appliance in the kitchen big pantries with a close door the living room huge and the dinning area is great it also has a washer and dryer in the closet and the heat works great in the winter and their also a elevate in the building and under ground parking and a great view I just love my apartment.
There are a lot of great things about the Overlook, really nice apartments with good layouts and tons of amenities such as central air and in unit washer and dryer. Generally seems to be pretty quiet at least on the upper floors. There does seem to be a lot of people that much smoke in their apartments because the hallways can stink of cigarettes. Also I think they must have picked the lowest bidder for some of the construction work because there is some kind of shoddy work on some parts of the building, such as the painting on the deck rails, trim in the apartment and a few other minor things. Also they don't seem to clean very well in the common areas like the stairwells or the elevators.
The building is only 4 yrs old. In a quiet part of Madison, but with a lot of things to do in the area. Common areas, rooftop terrace and lower terrace with grills. Radiant floor heating, washer and dryer in the apartment, dishwasher. I like our apartment a lot. Especially with it being an energy efficient building. The only thing that would make this a 5 star is if they hired a new apartment manager that follows through on her job.
We have lived here for the past 4 years. The unit itself is beautiful and spacious, particularly for the price. We have had problems with many things in the unit breaking over the years and maintenance takes months to replace things. The management has been terrible to work with, corporate office included. The school districts assigned to this area are not rated very well and our experiences with the elementary and middle school have proven that to be true. Otherwise, the neighborhood is clean and friendly.
If you're looking for affordable housing that offers modern amenities and spacious apartments, look no further... if you can look pass minimally responsive management, upkeep of the grounds, and a few ignorant neighbors. With a few minor fixes and more attentive management, this place would get 5 stars, hands down.
