Cockroaches that cannot be exterminated. Even if pest control comes it doesn’t help even a little bit. Having to move because of this issue because they’ve been here the entire time only getting worse.

El apartamento vino en mal estado y mal olor, hay cucarachas, y el conjunto está en muy mal estado. No lo recomiendo, al menos que vivas gratis
Recomiendo este lugar para vivir por que el mánager Yimmy es muy amable junto con sus secretarias y su equipo de mantenimiento ( Jonathan,Rubén,Daniel) personas muy laboriosas y con sentido de pertenencia en su trabajo- siempre están dispuestos a arreglar cualquier daño que aparece en mi apartamento. Me gusta de este apartamento que me queda cerca a la michoacana y a muchos restaurantes y supermercados - lo cual se me facilitan mucho más las cosas. I recommend this place to live because the manager Yimmy is very friendly along with his secretaries and his maintenance team (Jonathan, Rubén, Daniel) very hardworking people and with a sense of belonging in their work - they are always willing to fix any damage that appears in my apartment. I like this apartment that is close to the Michoacan and many restaurants and supermarkets - which makes things much easier for me.

This is the worst place I have ever lived. The front desk staff and maintenance trash. The apartments have roaches, bed bugs, and homeless people all around. In 6 months of me being here they've changed owners. Groups of men be out drinking and partying late with music up. Never fixed a water issue I have in my dishwasher, loose toilet that feels like it's going to sink in at any moment. They switched portals to pay rent and I complained about any issue with a low balance in my portal, on the 3rd of the month couldn't speak with anyone due to the office being packed. I went to explain on the 4th when I could to tell them the issue I was having. They told me it's not their fault, I was the only one having this issue and refused to take my rent even tho I tried to pay it online on time but had issues. They are now trying to charge me a late fee for having an issue with their new system. It's HELL HERE!!!! Do NOT WALK BUT RUN from this place.

There have been problems since day one when we moved in. To start the apartment was not ready for our move in time. The people in the office gave us our keys and said to just come back later. When we came back later the apartment still was not ready, but we noticed the door was open and there were people working inside. When we spoke with the people inside, they had no idea that we were moving in that day. No one from management communicated with them and by that time the office was already closed. This was especially frustrating as the people we spoke to in the office said they would walk through the apartment to make sure everything was ok before they left. When we finally got the apartment, around 4 hours after we should've had it, it was still a disaster, the paint on the walls was still wet, there was paint all over the floor and carpet because the workers were rushed, as well as they painted bugs to the walls, there were nails and screws and trash on the floor, there was a peculiar smell in the kitchen which I now know is the smell of cockroaches, the master bathroom smelled like smoke, which was also painted over so the smell will not go away, both the bathroom sinks had terrible water pressure, the shower in the guest bathroom's hot and cold water were switched and honestly there were more problems that we had yet to find, such as a cockroach infestation and our dryer vent being blocked so we were unable to use it. We let the management know right away of these problems and no one came to fix them until over a month later even after insistently asking for help. Another big problem we had when we moved in is that we weren't getting any mail, after waiting a bit to make sure it was a problem, we spoke with someone in the office who informed us that the post office was not actually delivering mail to our apartment as the mailbox was broken, this is something we definitely should have been told when we moved in. On the amenities side, the pool has not been opened since we moved in, which we were not informed there was a problem when we signed the lease, as well as the gym is regularly around 86 degrees as the air conditioning does not seem to work, which seems like unsafe conditions to work out in, and also the "clubhouse" is only open when the office is open which is not the point of having a clubhouse in an apartment complex. Honestly, my experience at Ovation has been a nightmare.
Horrible management and maintenance. Entire place is infested with roaches. They use false advertising. Our unit wasn’t ready upon move in date. They broke our lease and put us in a dirty unit with a moldy washer and defective dryer. Our AC hasn’t worked properly in two months. They’ve yet to fix. Hundreds of dollars paid to towing company because they failed to mention any of their policies. Don’t live here if you can afford it. They are understaffed with the staff’s focus on new tenants’ money & how they can get more units leased. Taking care of the actual tenants living there is not a pressing priority. I don’t think hiring more people would fix any of their problems & being understaffed is never an acceptable excuse in any business. I honestly think this place would be so cute under the right management.

Huge mistake moving here. NO MAIL (go wait an hour at USPS anytime you need mail). NO POOL. There’s BUGS. You can’t get packages, they keep locking the gate and not letting in Amazon/FedEx. Made up fees. Awful.
Have lived here since these apartments were called Mountain Ranch. Nothing has changed except “new management” and slapping some paint on the outside of each building. The back gate has never been repaired. There was a leak towards the back of the property that literally caused a mini waterfall to form because it took them a few weeks to get it fixed, which by the way is still not safe (they just threw some wood on top of the hole they made). Also don’t expect to sleep well since there is always people loitering in the back blasting music at all hours with beer cans all over the floor.
This has been the worst apartments I'v lived in by far. Dealt with roaches, broken beer cans all over parking lot, leaking faucets, cracking apartment walls, among many other issues. I moved out and am still being wrongfully charged. Management is not too helpful.

We moved into these apartments October 2013 and for the most part we really liked them. The office staff was mostly friendly and helpful. No maintance issues, problems were usually resolved within the week depending on the problem. No bugs! That was one of the big things for me especially considering its an older apt. What made us move was we had our car stolen from the parking lot right in front of the office and also had a break in too. A friend of mine was held at gun point in the middle of the day right outside the apts on the main road.When filing my police reports I was told the the petty theft and theft related violence had escalated greatly for that complex. After our car was stolen we had already decided that it was time to move and to add to our desition we saw two grown men fighting this other guy on the children's playground, and from what I can see management hadn't seemed to make any moves to make sure the resident are safe, I'm not sure what measures are being taken now. My advice to anyone moving in here is, its affordable and not bad for the price but with that money you are saving monthly I would invest in a home security system :/
These apartments are so nice they stay clean and everyone is great
Staying at Mountain Ranch it's been hectic at times quite difficult. At times I feel like Im not given the proper customer service when it comes to maintenance or having to deal with lost rent checks. This is frustrating and hopefully the free rent can relieve such frustration.
