Property Ratings at Orchard Hills Landings
I don't live here but toured. I couldn't believe how tiny the pool was. And that the price seems to count the pool as an amenity. I'd say it could fit about 4 small children. There's no way adults could swim comfortably much less exercise in it. That's why there is just a photo of a towel!
Where do I even start? Awful. The first 6 months were good then just went downhill. We constantly had sink issues the 2 years living there. Noisy neighbors weren't ever dealt with. If you have a dog be prepared to be questioned constantly about your dog barking(multiple dog residents had this issue). Also your dog will get ticks and or fleas in the grass more than once even with the pesticide. Upon moving out they're telling us they can't say how much we owe or don't upon move out but don't worry! Well know in 30-60 days when they mail us! Haha yeah ok. Calling BBB and the housing authority as well as their coorperate office about this. I'd say don't waste your money you can get nicer and better in the area.

Thanks for choosing to call Orchard Hills Landings home for two years. We are saddened to see that you have only rated us with only two stars for simply following our policies and NY state law. NY law allows landlords up to 60 days to process move out charges and security deposit returns, however, we make every effort to calculate these charges and complete returns more timely. Regarding your statement about the barking dogs, we are required to take all residents' complaints about noise seriously and investigate according to the reports submitted. In several cases, residents specifically reported that the barking was coming from your apartment. To resolve situations like this, we kindly ask that attempts are made to quiet the disturbances. Specifically in the instances where you were involved, we've provided you with suggestions that could help keep the barking to a minimum.
I've been a resident in the Orchard Hills Landings community for over three years, having lived in both an apartment and now a townhome. I couldn't be happier with the quality and comfort of my home as well as the entire community. Pet friendly isn't just a claim, Orchard Hills Landings allows residents to fully enjoy having their four legged friends, including "poo bagging" stations and lovely grounds in which to walk with your furry friends. I've never lived in such a family oriented/ resident oriented apartment community. I'm grateful to the property management team for helping making our house into a home.
I have lived here for almost two years and I love it. My apartment is really spacious and I have a great view from my balcony. I really like to run outside so what I enjoy is that the whole community has sidewalks and when it's too cold I use the treadmills in the gym. I really like the area and not too far from Woodbury Commons. I will for sure renew my lease next year.

I have been living orchard hills for past 2 yrs. it has everything you would in a complex. Pet friendly, military friendly, and a lot of amenities . I would have to say the staff is terrific, if there is a problem they are right on it. The maintanence staff on premises are great. Being my first apartment after selling my home after my parents died, I was a little apprehensive about moving into a new place. But the people managing orchard hills are compassionate, willing to help when needed. Even after my dog died they sent condolences to my place. who does that!!! That is why I gave it 4 stars because they deserve it. Keep up the good work guys!!
