Roaches inside my apartment, and rusted pipes causing brown water to flow when turned on. Spider webs surround the outside of my front door which leads to insects attempting to enter.

As a 19 year resident it overall has been nice, quiet with a competitive range of prices. They are currently making improvements for residents to adhere to the trash policy along with abandoned cars. I hope we can soon address the open boards in the back fence to keep non-residents off the property.

It's been nothing but wonderful they stay consistent about everything and the pools and community are great ! And in the summer they have events for everyone which is so great for the people with kids , they have a school conveniently right next door which makes it super easy for my kid

Everyone is super nice and transparent about everything going on with the apartments and community. I love that they have events to attend to bring everyone in the complex together and create an environment that feels same and home like.
Just moved in so I may update in the future-- Excellent experience moving in, Kaylee was super helpful and informative when touring and helping us lease. She made sure to guide me through the process and even walked me to my unit upon move-in. The complex is clean, friendly, and comfortable. Although it can be hard to get in contact with the office, once I am speaking with someone every question and problem is resolved.

I’ve lived at Oak Forest for over three years, and my experience has been frustrating lately. Lease renewal has been a constant back-and-forth with repeated document requests and errors. The property manager ignored me after I waited over 40 minutes in the office, which felt completely disrespectful. Roach problems continue, and past concerns still haven’t been addressed. I don’t feel valued as a resident, and I’d rate my experience a 2 out of 5.

Community is safer than it has ever been. Seems the tenants are being screened much better. I do wish they would let us know when fees are added or increased as it can affect tenants who are on a tight budget as it is. Also, would be nice to choose if we want valet trash. Pest control could be WAY better. I have to ask every time I see a new neighbor move in and roaches come around. PLEASE spray outside of buildings more often. I've yet to see an exterminator come around the outside. I have to buy my own pesticide for the inside, doorways, windows and such. I understand it's an apartment community, however, with all the other improvements this one is frustrating to me.

It's a very safe and very beautiful outfit. Its pools are always clean, the attention of the staff is very pleasant and the maintenance services are always attended as soon as possible. I've been here for two years and I'm not going to leave this place. I totally recommend it.

I have not lived in an apt for about 18 years so is taking some getting used but glad I picked Oak Forest for next living experience. Pools and grounds are kept neat and staff is really nice and helpful.

I've been living at Oak Forest in Lewisville for a while now and overall, it's been a positive experience. The location is great — close to shopping, restaurants, and major roads, which makes commuting easy. The community is generally quiet and feels safe, and the grounds are well-maintained. The apartment itself is spacious and the layout is practical. Maintenance requests are usually handled in a timely manner, and the staff is friendly and helpful. One area for improvement would be the parking situation, especially during evenings when it gets a bit crowded. Also, some of the older units could use a few upgrades. Overall, Oak Forest is a solid place to live, and I’d recommend it to anyone looking for a comfortable and convenient spot in Lewisville.

everything okay and the customer service is really good but around apartment complex i find dog poop they didn’t pick up there’s dog poop other than that okay.

Been here 2 years and nothing has gotten fixed . dishwasher broken since day 1 . Patio door broken since day 1 . Roaches are getting out of control. Just unacceptable . referral is a Joke got the run around for a referral and still didn’t get it. Never referring anyone again.

Been here a long while, No issues been through 3 ownership teams. The maintenance guys are all really good. NIce location, and for as many building as this place has, normally peaceful with all the area around the complex.

Unhappy about the process on signing my new lease. Have spoken to 5 office members about renewing each time I’ve been they’ll send it to me. I’ve been working this since November 2024. Today I look at my rent portal it’s 100.00 dollars., Then was told some information is in correct. I’m so frustrated.

The few times I've needed maintenance, it was quick response time, work done correctly and quickly, and all the associates are very nice. See them periodically in the parking lot on their carts, and always a smile and a friendly wave from them all.

Andrea was helpful however it was hard to get anyone on the phone and I had to physically drive to the office to get an update on the application. The apartment was also not cleaned. The floors were dirty and both toilet was not cleaned.

I've been here a year now. Going on too maintenance is awesome. The guys in the front are wonderful any problems. They fixed it immelike I like it but the rent is just a little bit too high I like to better when I first moved in there.They rent was a little cheaper

Great clean property minus the roaches. Very quick and efficient when a maintenance request is put in clean property. Downside office never answer the phone. Outrageous charges that added on top of base rent every month $155 is ridiculous when other apartments only Charge you $40-$70 at the most. Paying $15 for fitness center maintenance fees which I don’t even go to the fitness room and if I wanna work out, there’s a planet fitness right down the street that only charges $10 for membership charge. I’m not using it is not inside of the apartment not part of the square footage . Trash people want pick up box’s and when stuff falls out of trash they leave it there in front of your door. I want to Transfer to another Luxury property. But was told I can’t do that and I would have to fill out another application and do the whole process plus all the fees like a new tenant which is not fair unheard of in my 44 years of living I have never heard that you can’t move to another property.
