Niguel Summit Condominium Rentals

This is to serve as a warning to all consumers considering leasing an apartment being managed by Sequoia Equities. The advantage of Niguel Summit apartments is solely it's location in south orange county and the work ethic of the maintenance team. Outside of the locations climate and on-site maintenance, Sequoia's corporate management team is absolutely involved with defrauding its renters. Renters be cautious, don't go off their portal's accounting because, "they are not legally required to provide data on the portal that aligns with your contract. Additionally, demand that your contract is provided to you in hard copy because they will unilaterally alter it and reject any requests for corrections by claiming you were only offered a 11 month, 3 weeks. Get your agreement in writing (email or any), be sure the terms are clear in said email or letter. Don't expect their corporate office to act fairly or respond to obvious documented fraud/habitability issues. The deceptive practices are absurd and accurate. They'll exclaim that anything they do is as a courtesy to residents, but its a spin and aimed at embezzling funds from residents.

Dulce was amazing on our tour this week. She was knowledgeable, kind and made our tour experience fun! The community has an amazing view of the hills, beautiful amenities and floor plans had a lot of storage! Can’t wait to call this place home!

I've lived at Niguel Summit for 2.5 years so far, and I'm so glad this is our home. The location can't be beat if you love the outdoors - hiking trails, botanical gardens and bike paths all nearby. It's a very peaceful place, with friendly neighbors and lots of wildlife around. The community is well kept and run. Ken & Robert are the best maintenance staff ever - always on top of any repairs or issues and just lovely people to chat with too! Some parking spots are pretty tight, but if that's the worst I can complain about, that's pretty amazing! Like any apartment in the area, rent is not cheap, but at Niguel Summit you can be assured you are getting what you pay for - it's lovely!

The place was wonderful with fascinating views. The staffs were actively helping us on renting; as someone new to everything here. The community appears to be extremely pet friendly! Doggo treats everywhere! Even a dog spa! Love the experience!

I have lived at Niguel Summit Condos for awhile and must say it only gets better over time! Spacious with tall ceilings and fireplaces - amazing and comfortable. Washers and dryers - we have it all! The support staff - Tara, Dulce and Marta are always gracious and fast with any help needed. The property managers Robert & Ken are knowledgeable, efficient and get any repairs done right and quickly. We have a great pet yard and pet salon where we can wash and blow dry our dogs! Amazing benefit! This year the holiday party was the very BEST! Great food, beverages and we got to know other residents and staff better on this warm and happy occasion. If you move here - you will love it! ??

Everything about this place is great. Marta and dulce are so sweet and always willing to go the extra mile to help their residents in every way possible.

The unit I selected pleasantly checked all the boxes on my wish list and so did the location!! It felt like home instantly. But what made me confident and comfortable signing a lease at the summit was Marta my leasing Agent!! She was patient, kind and professional!! Grateful for her assistance!! As I was a nervous wreck.. she did everything she could to assist me accomplish my goal to move in the very next day. Truly an Angel. Moving is never a good experience but it really was this time!! Thank you Marta and Team!!

My wife and I recently toured the complex and were very impressed with the layout and amenities. The office staff was very friendly which made the decision very easy for us. We are excited to start our family here.

I have lived at Niguel Summit for 12 years and just renewed for another year as I love it here. The office and maintenance staff are just wonderful and we are only a couple of minutes from Laguna Beach so there are seemingly endless restaurants and events to enjoy nearby. The property is kept clean and they always seem to be improving it with new amenities. Five stars!

I been a loyal resident for 12 years now at this amazing community. I can only say nothing but great things about this community and the on-site staff! Dulce is always super helpful and makes me feel valued! Mark is the kindest community manager ever! Natalie is such a sweetheart! Ken and Robert are my hero’s. They all take great care of this community and we are so lucky to have them be part of what we call home!

Wonderful place to live. The apartment is spacious and beautiful. The neighbors are so friendly. The office staff, Mark, Dulce & Amanda are super nice and always helpful. The maintenance staff, Ken & Robert are great. It is a very welcoming atmosphere here where everyone is always happy to help each other. This place is a hidden gem!!!! I love living here!!!

The folks at Niguel Summit are always so helpful. They set up a gift wrap station in the office so I could sneak away and wrap my wife’s gift! Totally cool .Unexpected Details like this make me enjoy living here Even more... we were only going to stay for 6 months , years ago , and still love living here. I have made Niguel Summit my home for 2 years now and just love it. My neighbors are terrific and the place is maintained immaculately. The management and maintenance are very friendly and caring. Laguna Beach is just around the corner so there is so much nearby to enjoy. Until I buy my next home, this is my spot.

Love it here! 20 minutes away from any city. Great area and great people!

The units are great and spacious, parking is not much of an issue until after 6/7pm which is much later than most places. The garages are what had us sold if you happen to have a unit with one, some are attached with direct entry and some are even detached 2-car length garages! There are plenty of pet friendly areas and facilities for your fur babies to use! The office staff, especially Olga has always been very helpful and kind to us during our time here. Ken, in maintenance is THE MAN!!! He takes care of any situation, lightning fast. The management here really knows what they're doing and it shows. I love the events they host here as well to engage the community in gathering. The views are also so unique and rare to condominiums/apartment complexes. The gym is awesome as well, they have everything you need for a great workout - no membership needed! Everything here has been positive EXCEPT the neighbors!!! Across the street from us and around the corner we have been harassed by what seems like a gang of obnoxious drunk adults, constantly. They have made living here so annoying at times considering they've constantly had barbecues and cool outs in their 2 car garage with large crowds and loud people... which is cool right I don't mind the standard party here or there but these are nightly if not every other night that they gather, drink, lose control and scream obscenities at bystanders while running at us barefoot in the street... we have had to call the police on these people for the constant harassment and odd drug induced like behavior... the moment they started threatening our safety and making this 'supposed' enjoyable community feel out of place was the moment we started considering other places to live. One of the best moments where I saw the community really shine was when everybody gathered on their balconies and at their windows to watch the partying adults get scolded at by the cops. Lmaooo I have also witnessed other people who looked like they were tweaking out as we'll roll up in their cars to use the public restrooms by the laundry/citrus garden area. Unfortunately, you can't pick your neighbors.. you can however make sure you tour your new prospective home plenty of times to get a feel of the community, parking situation, and scope out the crazies who may live there... happy hunting! 7/10 to Niguel Summit, -3 because of the unpleasantness and safety issues we have dealt with. For now though; I recommend these condominiums.

This place is so great! The staff is incredible and always smiling. It is very pet friendly, clean and in a beautiful area! We have been here almost two years and still love it! The Aliso trail is right next to us and it's one of the most beautiful trials in the country! Thank you all for making our time here a great one!

This is a great small complex. The rental company always says that "our experience matters!" I have been here for 5 years and have had great experience. Great views of Saddleback Mountains and lights of orange county. We are very pleased with the local elementary, middle school and High school. Wonderful access to Mountain Bike trails from Laguna Beach to Whiting Ranch. Walking distance to shopping, dinning and activities in Laguna Niguel. This is a very animal friendly location with a small dog park as well as citrus garden, and BBQ's.
