Property Ratings at Newport Rentals
Rats are a problem all around the building my son named the entrance the rat race! I am terrified at night but they r there in the morning also
I've been in my current apartment for 5 years now and I can say overall, the experience has been great. Pros: the doormen and staff are incredibly kind, friendly people. They are responsive whenever there's an issue. Additionally, the building is kept tidy and clean. Cons: the walls are thin. There were times I heard our neighbors in the hallway and loudly playing music. Plus, folks on my floor are terrible at breaking down cardboard boxes for the paper recycling. A lot of times, they toss trash in the wrong bins. Outside of the apartment building, the pedestrian path by the shore can get incredibly crowded and dog owners are irresponsible at picking up after their dogs.
Newport is a beautiful community to live in . Rents might be high but so is the experience of living in Newport. We live in Roosevelt and have a homely feeling in mid of city

Newport is by far the best community I have lived in. It has stunning Manhattan views, beautiful boardwalk, great commute to NYC, and all the necessary shops nearby.
I've lived here for several years, and it is a great community. The neighborhood is fantastic, and just about everything is within walking distance. It's also very easy to use the PATH train to go to New York City or Hoboken.
Waterside North is a wonderful, safe place to stay. As a single woman living alone, I always feel secure in this space. There is kind, dutiful, respectful staff.

Rent should be little cheaper as there are many good apartments at exchange place with the same rent but with good amenities, so either Newport should provide good more amenities to each building

Aquablu is one of the best buildings to live in Newport. The staff is great and super friendly and all the residents are also very nice. I highly recommend if you’re planning on moving to Newport.
Management is unresponsive in regards to issues staff can’t handle but the building staff are wonderful and make the living experience wonderful.
Living in Newport has been a wonderful experience! I absolutely love the vibe here, especially during festivals like Christmas when the decorations are everywhere, and the Christmas tree adds such a magical touch. Evening walks at the waterfront are my favorite, and I enjoy how everything is so close by, from stores to restaurants. Some of my favorite pizza places and restaurants are just around the corner, and with Paris Baguette opening soon, I’m even more excited! I also love shopping at my favorite brands like Hollister and Zara. Overall, living in Newport has been an amazing experience, and I wouldn’t trade it for anything.
The building management team is responsive and professional. Any issues I’ve encountered—such as [maintenance requests, repairs, etc.]—were handled quickly and effectively. The staff are friendly, and they always greet residents with a smile.
Overall am happy but would have liked if there were more amenities like a gym or lounge in the building.. In almost 1 year here at least 1 out of 3 elevators in the building is under maintenance…
It is great place to live. This is a great place to live because of its beautiful coastal views, rich history, and vibrant community. The city offers a mix of charming neighborhoods, excellent schools, and plenty of outdoor activities, making it perfect for families and nature lovers. With a welcoming atmosphere and strong local culture, Newport provides a high quality of life while being close to both nature and urban amenities.

It has been very good. Great location, views, facilities and neighbors! The gyms and outdoor space are clean and maintained well. The Concierges are friendly and helpful.
Pricy and the rents are increasing crazy year over year with no perks for current resident for long term. No upgrades in apartment as well, with the price raise there should be upgrades

It has been an incredible experience so far. The building is situated in a fantastic location—close enough to the PATH station for an easy commute to Manhattan, yet tucked away in a quiet and charming neighborhood. The apartment itself is modern and thoughtfully designed, with spacious rooms and large windows that offer plenty of natural light. The kitchen is a highlight, featuring sleek appliances, ample cabinet space, and a layout perfect for both cooking and entertaining. The open floor plan makes the living space feel even larger, and the bedrooms are cozy yet roomy, with excellent closet space.
Great experience overall. Beautiful location. Quiet neighbours. 15 min to nyc. Shops and markets nearby. Lots of fellow people and friends. Great conceirge.
the worst management ever. the buildings are fine, but the management, oh boy! If you raise a maintenance request please expect to wait for atleast 4 weeks. The people in the leasing office clearly hate their jobs, not once have I been able to contact them ever. no one will ever pickup calls
Good and safe neighborhood. Please increase more indoor events during winter and add few more pickleball courts during summer. Also please have maintenance staff during off Business hours for emergencies

We love our apartment. It is large and has great views. The construction noise from the barge next door is irritating. The building staff members are wonderful, friendly, and responsive. The blinds don't work well and are a negative. The amenities are ok only. We have missed several building events due to getting notice too late or the event being full. The building maintenance is good, but I would prefer it not to be done on the weekends. Overall, we are happy with our apartment and our building.

I’ve truly enjoyed living in this apartment, especially with its stunning Hudson River views. The location is unbeatable, offering breathtaking sunsets and a peaceful ambiance that makes it feel like a retreat right at home. The apartment itself is spacious and well-designed, with plenty of natural light. While the view and layout are fantastic, there have been some maintenance issues that have popped up during my time here. A few minor repairs were needed, and there were occasional delays in response from the maintenance team. That said, the management has been responsive when it comes to addressing these concerns, and most issues have been resolved quickly. Overall, I’ve had a great experience living here. Just be aware that occasional maintenance hiccups might occur.

Location of these apartments are mind-blowing. PATH connectivity to NYC is awesome. Within a walking radius of 2 miles, all the grocery stores and shopping mall are located which is a great help for the residents.
Good community to live in JC. However lot of improvements can be done for residents like optimizing elevator maintenance timings, making alternative arrangements, more maintenance staff for emergency purposes.
Overall great experience to live here, the neighbors are nice, and the front desk is friendly. But the washer constantly broke, hope new washers and dryers could be installed.
So I'm staying in Newport from 2023 and I must say it's an amazing place to live. It's completely safe and here the amenities are too good. I like this area.

We’ve lived at the ellipse for over 4 years and absolutely love it. All of the staff are so friendly and helpful. Our apartment is quiet (never hear neighbors). Our pool is one of our favorite things. We love the park that is steps away from our apartment too.
It is nice neighborhood and safe, but recently number of homeless folks increased in Newport water front, and the management should take care of it. Doormen are great and they are 24/7 available. They add water utility to the rent recently, this is not cool.
Great experience, no complaints of late...but, do pick the right building from the Newport Community...not all buildings are the same!..Rent hikes could be capped!

It is a great experience here, Beach Society offers comfort, safety, and community living with great amenities. It's peaceful and well-maintained, ideal for families and individuals alike.
Overall it is a good experience. The staff at the Atlantic building are super helpful and always quick to help with any issues. Very friendly.
It is a great experience here at newport, though the rent is too expensive and keeps going up every single year. I wish the rent is cheaper.
It has been 3 years for me in Newport and as a resident I have never faced such a situation where I have to decide to leave this community. I personally enjoy the liveliness of the place (you can always see some foot traffic) as well as the walks alongside Hudson.
Honestly the rental office ropes you in with a warm approach but the maintenance and post sale service is quite disheartening. We've had nothing but non-stop issues since the move in and no resolutions have been provided despite having raised multiple requests. The rental office has not redeemed the referral bonus either (pending since 2 months) and are generally not responsive.
