Property Ratings at Muse Omaha
I strongly advise against living here if safety is a priority for you. The apartment is located just one block from a homeless shelter, and it’s not uncommon to see individuals loitering around the building. On multiple occasions, I witnessed people using drugs in plain sight, which is deeply concerning. The security measures are severely lacking. The entry gate has been broken for months, leaving the property vulnerable and allowing anyone to enter. Despite weekly calls to management about repairs, I was repeatedly told the owners hadn’t approved any action. As a result, homeless individuals have taken to sleeping in the gated areas, and the parking gate also fails to lock, and the homeless camp directly in front of it. The so-called “on-site security officer” is essentially just a voicemail system, which offers little reassurance in an emergency. Upon moving in, I was appalled by the cleanliness of the apartment. The bathroom was filthy, with a two-inch black ring in the toilet and covered in urine. Additionally, the hallways frequently smell strongly of weed, making it an uncomfortable environment. Management has been unresponsive and ineffective. There have been two different management teams since I signed my lease, with each promising improvements that never materialized. The property is being listed on VRBO for short stays, which is a result of the high vacancy rates. In short, my experience here has been overwhelmingly negative, and I urge anyone considering this apartment to think twice. If you are a university student this is not the place for you!
Walls so thin you can almost see the folks shouting and doors banging in the hallway. A monument to poor build quality.
Fast maintenance
Do not live here. Dog pee is found a lot of places on this property, the outside gates are often left open and there’s never parking. Everything in the apartment is cheap and they do not respect tenants
The maintenance team resolved the issue and even cleaned up the mess when they didn’t have to. I really appreciate them!

The management is terrible, and there are constantly issues around the property. There is no security and gates are always broken. They offer residents discounts for good reviews, but I wish I had known the truth before moving in.
Muse Omaha is the best place I have lived in downtown Omaha. Utilities and Wi-Fi are included in the rent and it’s furnished! This saved me so much money trying to relocate from home.
Management is horrible, the gates never work. There is a fly problem.
Throughout my two years, never once has there been a day where all gates around the property are functioning.... This property is pretty much kitty-corner to the homeless shelter... Flies come out of the sink constantly.... wifi is included, but there's weeks at a time where it doesn't work..... just walk into any hallway and you'll get a secondhand high, the Muse becomes a giant hot-box EVERY night.... The ONLY reason that there are some 5 star reviews for Muse is because they PAY us residents to give good reviews... Maintenance here is a joke. My front door had the handle fall off three times (that work order was cancelled)... New management changes every 4-6ish months, so the new staff just blames all problems on the old staff..... I've gone to dump my trash before and had a homeless man roll over and scream at me for waking him up. This has happened to multiple friends as well. UNDER NO CIRCUMSTANCES SHOULD YOU LIVE HERE.
I could rant forever about this place. Homeless people everywhere. Numerous car break ins and people robbed at gun point and they make YOU pay if you file a report with the security company. Not to mention the cheap appliances and thin walls. The grounds are always filled with dog poop and the office staff couldn’t care less about the issues brought to them by tenants. The price is okay but not worth the way you’re treated.
Went to take my trash out and set cardboard down onto a sleeping homeless man. Had to call police and he got arrested. Not safe
I've lived here for two years and have put up with a lot (having to stay in a hotel, not having any amenities, homeless people/squatters), but the $400 per month rent increase is the last straw. Most other apartments in the area are the same price but have double the space. I really didn't want to move until I graduated, but this place isn't worth it. The building is new but there are already cracks in the walls. The outside gates frequently don't work and I have to walk around the property to get inside. I also have mysteriously had my key-fob be inactivated twice. The "security" is a joke. One security guard literally told me that if anything happened she was just supposed to call 911 and that's it. I have seen the security guards walk by open gates at night and not bother to close them. Their is a big lack of communication. The staff turnover is insane and no one knows whats going on. Recently they switched companies and everything is worse than ever. The only thing going for this place is the proximity to Creighton, but there are places 2 blocks away that are the same price and a lot bigger.
There are bad places to live and then at the top of that list is the muse. To start the leasing office is the worst you will ever deal with. From not letting delivery drivers in to drop off packages to lying to face just to get rid of you. A few weeks ago I had a package stolen because the office refused to let the driver in so the driver delivered it outside the perimeter and it was taken. During covid, I lived at home for 3 months and was still receiving almost $40 electric bills. When I called the leasing office, they told me electric bills are 3 months behind, 3 months later I was still being billed over $40. The gym is filthy and there are signs up stating there is no need for spray at this time. The mats are covered with footprints and have clearly never been cleaned. Their perimeter fence occasionally doesn't let you in with your key phob and you have to walk around the building to another entrance. Mind you, this is not a safe area. Outside my window, I have seen countless drug busts and raids. Last year at night I witnessed a car being broken into and a gun being pulled on someone outside my window. The wifi is absolutely horrible. Once more people moved in they never upgraded it. If you enjoy dead zones, buffering shows when trying to stream, and being kicked off zoom calls this is the place for you. When I put in a work order about the wifi I was given the phone number to the internet company and told to call them. Recently they changed management and they emailed the residents stating they are no longer accepting online payments. Payments must now be made via check or money order. Do not waste your money on this place. You will regret it.
