Alarming Rat Infestation Issue – Do Not Ignore If you're considering living here, think twice! The rat infestation in this property is absolutely unacceptable and a complete nightmare. My bedroom ceiling has become a rat playground—they run, fight, chew, and make unbearable noise all night long. It’s impossible to get a good night’s sleep! The problem is even worse in the garage, where the smell is disgusting, and rats are visibly walking over cables. I’ve reported this issue multiple times, yet nothing has been done to resolve it. The situation is only getting worse, and it’s clear management does not take this health and safety hazard seriously. This is not just an inconvenience—it’s a serious problem affecting my quality of life and safety. If you value peace, hygiene, and management that actually addresses tenant concerns, avoid this place at all costs! Would you want to live in a place overrun by rats? I certainly wouldn’t recommend it.

Rats and Mice
The building is kind of difficult to navigate, but it's fine when you get used to it. The pools are okay, gym is silly levels of nice though. The area is also nice, plenty of trails and places to go nearby. But rats(?) and mice. I saw one, caught it, released it miles away, rinse and repeat, with the pest control called only after I went into the office in person to basically beg. They put one spring trap down. I continued and caught 6+ mice, continually updating management and getting little in the way of help. Pest control returned a few times but never really did much. I found the holes and management finally helped plug them up a bit. When we decided we needed to leave but didn't want to break a lease we asked to move units and they tried to charge us a unit move fee which is I guess fair but seemed like a less than kind act after all that. It's an older building but not so old that this should happen and the response wasn't great or helpful for a while and then only intermittently. There's other options so maybe think of them.

Parking is a nightmare
Terrible parking situation at this apartment complex. They changed to 3 separate towing companies over 2 years while living here. Each has a completely different registration process and they’ll still tow your car when registered it’s a $300. My car was also stolen out of the parking garage and the apartment refused to provide CCTV to the police without a court order. Turns out their cameras weren’t working during the theft. They’re current tow company will put massive stickers on your window when your parked in your own reserved spot. Horrible experience, management is wholeheartedly unhelpful.

great building but lots of issues.
Apartments are really nice , with great appliances. Management had a difficult time in figuring out how to manage the building when they first took over. Key issues: 1. if you have a pet, it’s far to take them out if you live on higher floors. 2. Garbage management is still a struggle. 3. Security : there was a murder in 2019 in the garage, bikes , car tires , car parts , and yes even cars are were stolen from the garage, security is awful here, “management is working on it”, but to pay top dollars to live in a luxury complex and have to deal with this is a joke. 4. Parking garage is dangerous to drive in everyday, can’t list all the near misses I’ve had driving up and down.

Absolutely awful!
Do yourself a favor and don't live here. I've been here for 2 years and it's gone downhill so fast. I feel so unsafe here and the people in the front office are extremely rude. Also, someone was murdered in the parking garage (definitely my breaking point). I recently went out of town and had an unexpected package delivered- I called the office to ask if someone could grab the package and bring it to the office so it doesn't get stolen and they said no. Packages are stolen here all the time so there's no chance mine will be there when I return. Absolutely awful customer service.

Mosaic at Mueller is a wonderful place to live. The location is ideal, as it is centrally located and residents can get anywhere in Austin relatively quickly. The management is extremely reasonable and flexible in responding to residents' requests. Lastly, the apartment units are of high quality and maintenance comes to fix any problems very promptly.

It had been months and the locks leading into the building still are not fixed. I would think that after a murder on the property that that would be a top priority! And spiders have taken over the stairway so thats unpleasant to see!

It's a nice apartment and the maintenance team is great. The management tries hard too, but the bike thing is just tough to deal with. Should have been handled better. Now we are getting charged for amenities we can't use, and there is no hint of empathy for the tenants.

Beware when applying here. I applied for an apartment that was listed, paid the $225 fee, was told "that is an occupied apartment, not sure how you were able to apply for it", and then was refused a refund on the $225 application. Live somewhere else. Staff is unhelpful and unfriendly.

I regret moving here
I wanted to love it here. I really did. From day one I have had issue after issue, mostly with the staff. I didn't think it would be a big deal since I love the location and the layout of the flat, but having good staff operating in your building is CRITICAL. I realize this now, particularly when I compare my previous landlord to the people working here. I'm so disappointed. They are incommunicative and unhelpful - it feels like they WANT turnover. I totally don't understand why, but that's what it feels like. The lease can't be up fast enough IMO.

Mosaic at Mueller
I rent a 1 bed, 1 bath apartment and we have just renewed our lease for the fourth year since we have moved to Austin. Great location (close to University of Texas, centrally located) and amenities (love my stack-able washer/dryer in kitchen closet). The lake next door is a great, safe place to exercise or relax. 2 pools, outdoor grills and a nice gym (also safe to go 24 hrs) Mueller HEB is within view and in walking or biking distance. Torchy's, Vert's, 2 Starbucks, La Madeleine, children's museum, etc. Only down-side to the great location is that it is growing fast which means traffic and parking will get worse.

Great Place
I moved here two months ago from out of state. So far I'm very satisfied. It's the largest apartment complex I've lived in, but it doesn't feel that way due to the layout. From inside my unit, I never hear noises from the surrounding units unless I happen to be in my laundry room while the people who live above me are doing laundry; and I don't mind a little bit of noise if I can only hear it from in the laundry room. There is also plenty of parking, and having a parking garage is nice because you don't have to get into a car that's been sitting in the hot Texas sun. I've had two minor maintenance issues, both of which were taken care of very quickly. I haven't used most of the amenities (pool, fitness center, clubhouse, etc.) simply because I'm not the type of person who uses those areas much. Everything always seems to be clean, well kept, and not overly crowded yet not completely deserted. The complex and neighborhood are very dog friendly. You will see people taking their dogs in and out of the building and may occasionally hear some barking while walking down the hallways. However, I've never heard barking from within my unit and the halls don't smell like dog. The only thing I would change if I could, is that you are required to get cable and internet at a set fee. The internet is a good speed and was super easy to set up. However, I haven't owned a TV in years so the cable is of no use to me. The neighboring apartments were all the same way though, so I guess it's just the local way.
