      Everything is always in place and clean. The management really does a good job! The only problem is the elevators and the doors seem to break down pretty often but most of the time they get fixed in a timely manner.

      Great experience! The staff is professional and the facility is always clean and smells very nice. The pool is also clean, and if you like a solid gym where everything is tidy, I highly recommend checking out the workout areas.

      I’m really starting to worry about the cleanliness of the community. The floors near each elevator bank go uncleaned/mopped for days at a time and the same for the dirty carpeting outside the units. I have witnessed pet waste on floors in common areas just outside of units. The bigger concern for me now is the upcoming loss of Melissa as the community manager. She has been fantastic and honestly as long as she was here, I was willing to stay, but now, I’m not so sure as my lease comes up for renewal.

      It’s been wonderful living here. Very quiet most days, maintenance response has been prompt and friendly and most of the residents are quality people. The quality of the fit and finish is very nice and the proximity to Market Street/The Waterway is fantastic.

      What I Like: I really enjoy the fountains outside and the close proximity to LifeTime. The amenities are great, and the view from my window is a big plus. I also appreciate the absence of cockroaches — that’s very important to me. The staff has a positive attitude, is responsive, and always willing to help whenever questions or issues arise. It’s a pleasure to communicate with them. Areas for Improvement: The exterior windows could be cleaned more regularly. The trash rooms are generally fine, but a bit more attention to cleanliness would be appreciated. The entrance doors for both vehicles and pedestrians work well overall, but ensuring they remain consistently operational would be an improvement. These are all minor issues and don’t significantly affect my overall experience.

      Love this community and our 3 bedroom apartment. Management is always responsive kind and friendly. It’s always clean. The layout of the 3 bedroom apartment is perfect with huge bathrooms, and the community is very welcoming to pets. There is never a moment that I walk by the office and not see a dog hanging out with the staff. They are a very friendly and helpful group.

      We have resided at Modera Six Pines for 8 months now and we have enjoyed our experience. We like the amenities (we have used pool/large activity room/ business spaces). The building is generally quiet, however from time to time (mostly on weekends) we get some inconsiderate residents making noise, playing games after the 10pm quiet time begins. Front office and maintenance are extremely responsive to items posted to the resident portal and have had items repaired quickly and beautifully (tiles came loose in ensuite shower and was quickly and beautifully repaired). Our interactions with other residents has been positive and friendly. We have recently been able to notice on more than one occasion marijuana and cigarette fumes in the parking garage (which is not permitted).

      Modera Six Pines is a luxury community within The Woodlands area city limits of Shenandoah, TX and is conveniently located to shopping, medical facilities, and entertainment venues - with easy access to I-45.       I really love the "community" feel that makes this more of a home. Reminders of the expectations is communicated i a timely and professional manner when issues may arise.       Modera Six Pines was my home for almost 3 years. I recently ended my lease due to work relocation, but living at Modera Six Pines was truly amazing!! The manager Melissa is such a wonderful person and makes you feel welcomed. Melissa and her entire team made it living here such a wonderful experience. If you’re looking for a new place in The Woodlands make sure you stop by, you won’t regret it :) the community is kept cleaned and the amenities are great! I never had any issues living here. I am definitely going to miss this place!

      As the occupancy at this facility has increased, almost to full capacity, the service and upkeep to the building and grounds has decreased to an almost embarrassing experience. Suggestions and concerns, are met with a defensive posture and ridiculous excuses. A written response from the property manager is a big flowery bunch of words that lack meaning and are sometimes threatening. She loves to use her “eviction” leverage to disgruntled tenants in order to keep them from pursuing their complaints. In the last month, we know of at least four to five tenants “not including ourselves who have expressed serious exasperations with the property manager and the current condition of the property. There is extreme frustration that there cannot be a civil discussion take place between management and the tenant without threats or sarcasm. These are unsolicited complaints almost from just one floor. I can say with absolute certainty that, that number would increase if every floor were included.

      Wow! After 8 years of an enjoyable stay at my previous residence, I began looking for a change of scenery. My goodness! Modera is a breath of fresh air.
