I really enjoy living here and love how safe it feels. Staff is always kind and hardworking. I would love to have the addition of guest parking.
Lived here for 2 years now, and I have had no complaints whatsoever! Obviously on weekends, we live by the bars and the lively area of downtown San Jose, so if you don't enjoy the loud and lively atmosphere, this isn't the place for you. Otherwise, if you enjoy or don't mind the night life, this area has everything from food to the closest shopping center on Coleman Ave.
Modera has been a nice place to live so far. The facilities are nice and well maintained and there is more of a sense of community than other apartments I've lived in. The maintenance staff are especially great. Only downside is the noise from nearby businesses, which has been increasing over the last year.
it was great living here - the gym is really nice - no swimming pool though. More events and a pool table could be there too. Like the experience overall
Great place to live in heart of downtown San Jose. Near to a lot of bars and clubs so sometimes gets noisy till late night but the apartment itself is good with great rooms and appliances.

I recently moved into Modera San Pedro, and my experience so far has been excellent. Located right on San Pedro Street, it's in the perfect spot for anyone who enjoys having quick access to the best restaurants, bars, and entertainment that downtown San Jose has to offer. The convenience of being able to step out of the building and immediately be in the middle of all the action is unbeatable. The building itself is modern and well-maintained, with a stylish design that creates a great first impression. The amenities are fantastic as well, with a well-equipped fitness center, a beautiful rooftop lounge, and common areas that are perfect for socializing or getting some work done. My only critique would be the size of the apartments. While they are well-designed and make good use of the space, the rooms are a bit smaller than what I had hoped for. A little more space would make living here even more comfortable, especially for those who plan to stay long-term.

Cool apartment. Big fan of the amenities. If you lose your parking sticker they charge another 50$ for a replacement so make sure you don't do that.

Great location. Centrally located to what’s happening downtown. The noise on the weekend is a bit much. But again, that’s the give and take with living downtown.

Modera is a great place to call "home". The entire staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise . The grounds and facilities are kept clean every day by friendly courteous workers. The workout rooms are always open and are rarely crowded. I love the convenience of the elevator and four story covered parking garage. Beautiful neighborhood with lot's of restaurants and nightlife.

From the moment I stepped foot into the property, I was captivated by its modern and elegant design. The seamless blend of contemporary architecture with lush green spaces created a luxurious oasis in the heart of San Pedro. The apartment itself was nothing short of exceptional. The spacious layout was thoughtfully designed, providing ample room for both relaxation and entertainment. The high-end finishes and top-of-the-line appliances further elevated the living experience. I particularly enjoyed the large windows that bathed the interior with natural light, creating a warm and inviting ambiance. The amenities offered at Modera San Pedro are second to none. The fitness center was well-equipped and maintained, making it easy to keep up with my workout routine. The resort-style pool area was a true gem, offering a refreshing retreat on sunny days. Additionally, the on-site business center and co-working spaces were incredibly convenient for remote work.

We have enjoyed living at modera San Pedro square. We love that we can’t hear our neighbors, it’s dog friendly and management does a grate job to respond promptly or update us with anything going on. There is great communication from management. Maintenance also response to any request promptly. Overall a grate experience. Definitely recommend Modera San Pedro Square.

Our experience overall has been great here and that’s because of the amazing staff that work here! Even with bumps and issues that have occurred, as a tenant/renter it matters that management and staff members here really try to address issues and make things better which they have shown to do. Everyone really works hard here. We really appreciate Delainey who is super professional, effective, and amazing! She really helped make a difficult situation so much better. The staff that works here including office staff and maintenance staff really go above. Our most recent couple of interactions with staff from Kevin, Ezekiel, Ovi, and Teodesa were all positive.

Modera San Pedro is located right in the middle of restaurants and bars which makes it an excellent location choice. The apartments are modern, with nice appliances and have smart home integration built into switches, lights, locks and air conditioning. It's a valuable feature. There's only one traffic signal between the apartment and the 87 freeway, leads to faster commutes.

The maintenance staff, Ezekiel and Kevin, were amazing professionals. They not only resolved a recurring issue with my kitchen faucet by replacing it with a new one, they also offered to help me mount my TV in the same visit! I've never had such a renter-friendly experience. They even patched the holes I made mistakenly and gave me touch-up paint for any future incidents. They were quick, friendly, and super helpful. I appreciate the maintenance manager who also followed up with me when the work order was being completed. Overall, Modera has one of the best maintenance staff I've experienced - and this is coming from someone who used to work in property management!

I absolutely love staying at this apartment. Apart from being right in the heart of the downtown, the community manager, leasing office (Mittra), maintains staffs (Ovi, Ezekiel & team) have been super responsive and go above and beyond whenever I’ve engaged them.
Modera has been pretty great since moving in! I just moved to the Bay Area and my leasing agent Teodesa has helped make the transition as smooth as possible. Both the leasing and maintenance staff are super responsive and friendly. I appreciate that since living here they've already hosted a community wine night and I love my apartment. The convenience of having so much nearby is also one of the biggest perks!

Modera San Pedro Square is a great place to live for both the foodies and the commuters. Living in the heart of San Pedro Square gives great access to different restaurants and some days you may hear music from the live performances. The apartments are close to the freeway, so commuting for work or school is pretty easy. Mittra in the Leasing Office was excellent in my move-in process and every time I have a question, the staff in the Leasing Office have been very helpful and professional!

Love the responsiveness of the management, but there are many areas of improvement. There are multiple instances of pets urinating and excreting on the property and the stairwells which need powerwashing. I understand that it is a pet friendly community, but it also needs to be human friendly to come extent! The community manager Mittra is very responsive and warm, but I would love to see her actually getting the stuff done on the property.

The staff is not as great as the community on overall. When I moved in the apartment was not cleaned and ready because the floor was dirty and the bedroom closet is yet without door and one of the cabinets needs a minor maintenance but they were not fixed before move in. The location and the apartment is nice with good amenities.

11/1/21: They claim to be strictly enforcing the reserved spots in parking garage (which you pay $100/month for) but will not tow a car that is parked in your spot, which happens frequently. Instead they claim that they will "follow up with the owner" and give you the runaround on how hard they are trying to maintain order in the garage. 10/21/21: was greeted by some very rude Modera employees on my way into the garage today. When mentioned to one of the leasing agents, it was clear she did not care about the incident and was not going to be doing anything about it.
