I had a great experience signing my lease at Modera Midtown. They were super helpful, responsive, and made the whole process really smooth. Even when there were a few roadblocks, they handled everything quickly and professionally. Really appreciate how flexible and easy they were to work with. Highly recommend!
It's been a dream living at Modera Midtown. The security is good, the concierge is always available, the package delivery is smooth, and the buildings are well maintained. It's at a really good location, with a cute coffee shop below, halal guys right downstairs, and publix across the street. The maintenance can sometimes be a little slow in responding, but if it's urgent and you ask the concierge they accelerate the process.
My leasing agent, Isabella Velez, was very helpful and very attentive during the entire application process. I would recommend applying to live at modera for the amenities, views, location, and staff

very good place, i love this place very much!!!But the rent is up, it's my fault that i cannot stand...but i truly love modera!!!the gym is perfect for the exercise fan.

Overall great management and very responsive with updating the facility! Had some issues with some new residents triggering the alarm multiple times in the recent 3 months, but the leasing office was on top of providing explanations and solving the problem.

I am loving it! 5 days we moved in and lready tried the Package Concierge and loving it!… also the parking lot is super convinient and the area! The apartment is amazing and Nhvada has been amazing to us!
Although I came from Japan and didn't know what to do, the staff at Modera Midtown were friendly and helpful, even though they were probably not used to dealing with Japanese people. The apartment procedures were very complicated, and it was a big hurdle for someone with no credit history or SSN. However, because I couldn't understand "why they did it" because I couldn't speak English at all and had no context, they took the time to explain the various procedures to me, carefully checking each one. To be honest, there were many things I couldn't understand because of my lack of understanding, but I am really grateful to the staff who tried to communicate with me somehow. I was particularly discouraged when it came to the financial procedures, but all I could do was negotiate persistently. I've only just arrived, but I'm looking forward to living here.
Nhveda has been very helpful throughout the process of moving in, from showing us options of various units to signing the lease. We hope consultants like him stay longer with the residential.
Really like the apartment complex. It has a lot of amenities like - Gym, Bar, Lounges. The building is really clean and well maintained too. The rooms look modern too. Recommend it if budget is not a concern.

We moved into Modera Midtown in February 2025 and have been loving it. Everything from the leasing process to move-in to daily living has been amazing. In particular, leasing agent Nhvada has gone above and beyond for us, even currently as we live here. We are very happy here!

Modera Midtown looks great on the surface, but living here is a different story. The biggest issue is the elevators—they are constantly breaking down, and even when they work, they’re painfully slow, sometimes taking 10 minutes just to reach a floor. Right now, two elevators are broken, and management’s response is always “We’ll get back to you.” Security is also a concern—multiple break-ins have occurred, and at one point, someone was even shot in the lobby. Instead of prioritizing safety, management enforces strict wristband rules for the pool and bans personal training in the gym, while failing to fix major problems. If you have a dog, be aware that the dog park is disgusting, full of uncollected waste. Plus, false fire alarms happen way too often, making it hard to take real alarms seriously. For the price, you can find better-maintained, safer, and more responsive buildings nearby. Would NOT recommend.

They are okay maintenance isn’t the best. Pet area can be cleaner theres big roaches at night out there. I have also seen roaches in the building.

Living here has been a great experience overall. The community is friendly, and the management is prompt with maintenance requests. Was not informed that maintenance is coming and they entered my home when I wasn’t home and I was unaware. But problem was fixed. Still very uncomfortable with them entering my home without me being there. The concierge told me they will call and inform me but they failed to do so.

Good apartment building with nice rooms. The lounge area is great and the concierge is super friendly. Room lighting could definitely be improved though, no lights past the kitchen or in the bedroom.

The amenities are nice, and units are spacious with updated finishes. There is a lack of lighting in the unit, and depending on the direction you face, it gets quite warm resulting in the need for AC use often that gets pricey. Other residents don’t always seem to be the most mindful as trash is constantly left all around the shoot room, glass is broken by the pools resulting in temporary closures. There has also been an excess of false fire alarms going off, sometimes several times a month

I moved in over the summer so here's my review so far. Pros: Great location, close to everything. 6 floors of parking avail in the garage The Amenities are great, and it has enough entertaining areas for multiple tenants to utilize at the same time without disturbing one another. Concierge is really nice and if they can help you with something they'll do their best. Quan (sp?) has personally gone out of his way a few times to help us out. Leasing staff has also been super helpful even after move in with any issues (out mail lock was jammed so we needed new keys) Cons: I keep hearing about break ins, but I personally haven't had this issue. Truthfully though this is a rampant issue in Atlanta Metro as a whole. The mail room thing is definitely something they should find a better system for. Right now they have some lockers for smaller items, and a locked mail room only avail to tenants however your mail is just labeled on shelves so other tenants could potentially grab it. I haven't had theft issues but it's a valid concern. 10pm closing time for amenities is a bummer, but i don't know if that can really change much due to possible noise complaint issues if thats extended. This place is awful. Management cares about quite literally nothing except collecting rent. They don’t care about fixing gates to help with security in the parking garage which has frequent break ins. They don’t care about making sure the elevators work. They don’t care to fix any concerns that anyone brings up. They CERTAINLY don’t care about their residents. We put in nearly a dozen maintenance requests for our broken AC that all went ignored/unfixed leading to our apartment hovering around 83 degrees for TWO MONTHS! They filled our unit with huge, loud industrial fans for several weeks to fix water damage caused by a completely different unit, and in doing so also left EXPOSED NAILS sticking up all over our hallways floors. The parking deck in addition to all the car break ins smells like crap. I couldn’t tell you how they decide which packages actually go securely in a locker and which ones are just left in the package room for anyone to just take. The mail key they gave me on move in didn’t even open my mailbox, and when I tried to get it fixed, they gave me a new key that also didn’t work, twice. Considering what they charge for rent, you would think they would handle concerns quickly and in a friendly manner but that is NEVER the case. They intentionally under-communicate deadlines in order to be able to charge you for things like late fees. They are absolutely devoid of humanity and would rather see you pay more than just be friendly and remind you of anything. This is the worst managed property I have ever lived at, including properties I lived at in school that were managed and run pretty much by college students. Do yourself a favor and look elsewhere, because this place sucks.
