We moved here Feb 2025. We did not see the apartment before hand, it was sight unseen move from out of state. We were pleasantly surprised. The amenities are great. I love it here, the staff is great and so are the amenities. I would only prefer to have a bench press in the gym but other than that, it couldn’t be better

Modera is in excellent location on the Orange Line for quickly getting into the city. The complex and apartment are updated, quiet and clean. The front office is great, and handles anything that comes up quickly.

The Upstairs neighbors keep me up all night, they stomp until 1:30 am. It’s very hard to say asleep. They were also banging at 6 am and they woke my child up

Pros: - Great location - near Wellington Station (10mins of walking) - The gym is better than most apartment complexes I’ve lived at - Maintenance usually responds to requests in less than 24 hours - Nice river walk that’s great for dog walks Cons: - Everything is made with poor quality materials. I average 1-2 maintenance request per month often repeat issues - Things like locks for doors break, going unfixed for months - Parking garage/lot are unmonitored- some sneak cars into the garage and some fly through the lot at 30mph; Management does nothing other than send an email - Some pet owners leave their pets accidents in stairways/elevators - Building smoke alarms go off randomly, requiring the FD to come. Its infrequent now but has happened many times in the last 12 mo - AI chat service they use is awful and makes it impossible to get a human on the phone - Despite the above with no noticeable improvements to facilities or amenities, they still tried to raise our rent by almost 10%

My apartment is very good! Modern, clean, a beautiful view of the malden river, well lit and spacious.The kitchen is well equipped with a new, high-quality refrigerator, stove, dishwasher and microwave. As well as the washing machine and dryer, which are also excellent. Good floors and carpets and well-made bathrooms, all with hot water in all taps. Good heating too. We are very happy to be here and watch the sunrise from our window facing the river.

Perfect in every aspect, except for the smelly hallways. It is quiet, spacious, close to the orange line and has a beautiful private river walk. Maintenance is very timely and helpful.

Great location for orange line commuters, even has a shuttle for cold or raining days. We also love the walking path next to the river. Office and maintenance staff are wonderful. The apartment layouts are modern and have options with lofts. The amenities like the pool and especially the gym are incredible.

Love the apartments! Very modern and luxurious looking. I especially love the flooring in the apartments, and every room looks incredibly modern. I also love the amenities like the coffee bar and gym. The gym especially is a step up compared to other apartments and you can hit everything you need there.

Great building walkable to the orange line(and has a shuttle during rush hour times). Staff is very responsive and upkeep around the building has been very good.

Modera is in a great location for commuting to the city and there is plenty of shopping in the area. It is also nice to be along the river walk for taking the dog out on walks and enjoying the peacefulness of the area. The apartment features are great. The appliances are in great condition and maintenance has been accommodating so far. Also, there is a lot of great storage in the bedroom closet. Unfortunately, noise between units is an issue, cell service is not great, and package delivery services are average for a community of this size.

Modera Medford has ease of access to the city either by public transportation or car. A number of shopping centers within walking distance. The amenities and community events are great.
A beautiful community and so well maintained, the management is very responsive to any queries/help you might have. Our only advise would be to never stay in the first floor if you are looking for some peace and quiet
I wouldnt tell anyone to move here. Theres nothing special about Modera warranting the high lease rates, and having to pay for parking a half a mile away from my apartment
Great location to the orange line with shuttle buses to and from Wellington Station although walking takes less than 5 minutes always great if you don't feel like walking. Great gym and community rooms. A lot of indoor parking options which in Boston winters is big convenience.

Modera is a community where you live with dog owners, gym goers, remote workers, and so many different families. No matter what you are looking for in an apartment Modera will check the boxes!
The staff is great, as are most of the amenities, but the apartment complex is noisy (a lot of college kids & thin walls) and the craftsmanship/building materials are poor quality.
The staff is great.. There are some incoveniences mentioned previously but currenlty it's been the staff who really tried to straighten the things out. Will have to see how they handle all maintenance jobs as well, but so far a month in, has been pretty good.
Modera Medford is a wonderful community, apartment home. It's located right next to the train, just minutes from so much retail and grocery shopping. Of course the river tributary is a huge draw for exercising and pet walking. We love our new home and all of the amenities that Modera Medford has to offer. You should come check it out and come be our neighbor.
