We just moved in but are pleasantly surprised by the service we received during the whole move in process! We haven’t experienced much yet but love our residence.
Pretty good! The building is very clean and well organized. It takes a bit of time to get hot water tho. Other than that, it has good community!

Modera is one of the best apartments in downtown Jersey City. Amenities wise this stands among the best ones even though the rent here is much lesser. The management is responsive and very helpful. They have probably the best management team in the neighborhood. Parking garage is a bit cramped up and has low ceiling.

Great building, great staff, great location! Nice amenities in the building especially the roof. TVs could be easier to operate and the key fob system takes some getting used to. Overall a good place to live.

The building is incredibly clean/well maintained, the employees are lovely and work so hard, the package delivery service straight to your door has been a blessing, and the amenities make life so much easier. The leasing office (valentin, afrim), maintenance workers (manny and the rest), and front desk attendants are all great here. The whole process of application and approval was the best I’ve experienced. I completed all of that and got approval in the building at the leasing office the same day I viewed the unit I moved into. Amenities in the building are fantastic , the rooms are great. Only knock on rooms would be that, depending on where your unit is located, you may not get much natural light. But not an issue with proper lighting fixtures, and roof deck is beautiful and makes up for that (if you are in a unit with poor lighting—if you aren’t, then no problems here!) Move in was incredibly easy as well. I’m only a few days into my lease, but so far I am excited that I landed here.

Yes the building is cute. Yes it’s in a great location. But. The walls are PAPER THIN. I’m snuggled between a couple who argues nightly and a family with kids who do nothing but scream and “race” up and down their apartment. It feels like their in my room with me. And for what Modera charges in rent, it’s insane that tenants have to deal with this and cannot relax and enjoy their space. And don’t get me started on the water tower that exploded and destroyed half the building. Nothing but creepy construction workers at all hours staring at me and making me uncomfortable. I’ll be looking to leave.

Living at Modera Lofts for nearly three years had its ups and downs. The prime location, friendly front desk staff, and cool rooftop were some highlights. However, the leasing office was consistently terrible and unreliable, making it difficult to deal with rate hikes and renewals. Asking for 20-30% rent increases year after year is unconscionable. Most units have thin walls resulting in constant noise, while lack of sunlight and falling bricks add to the issues. The new lock system doesn't work consistently, making it frustrating. Considering the price, size, and headaches caused by the leasing office, there are better options in Jersey City. It's worth noting that recent positive reviews may be due to a push to attract new tenants, so it's best to ask current residents about their experiences.

The walls are paper thin. You can hear your neighbor talk as they are in the same room. Be careful if you are hapless as I did that have very unreasonable people who wake you several times EVERY SINGLE NIGHT with huge sounds from upstairs. I never had any uninterrupted sleep ever since I moved in and I am not even a light sleeper.

Just WOW, I am truly amazed by this building style, I saw the building on apartments.com and I just walked into the office without an appointment, I wasn't expecting a tour however Val found 30 minutes for me, I did not expect such style, beautiful amenities, amazing apartments designs, the location is another thing is soo close to all city life that I don't need to drive anywhere.

I and my fiance just moved in a few weeks ago, this is one of the best-maganged buildings that I lived in, starting with the tour process, and application process, and after the actual move in the management team was always available for any questions we had. Location is a major factor for us and Modera's location is the best, minutes to grove street path and lots of restaurants within walking distance! we worked with Val and he did an excellent job.

I’ve heard the rent INCREASE is ridiculous and I can’t wait to see how much they will increase mine. This place has really lost its luster. Renters continue to not follow the rules - trash being left in the hallways all day, days where the hallways are not vacuumed, the continuing issues with the elevators and the smokers. My most major issue, They say it's a smoke-free building, but I can smell smoke. Since the walls are thin, not sure if it is coming from the units above or below or on either side of me, or beyond. Smokers are constantly smoking on the front porch, front steps, the loading dock, in front of the garage, and just throwing their cigarette butts everywhere. I once parked my car in front of the building and the next day saw cigarette butts (MULTIPLE) on the roof of my car. Not cool. The walls are thin so hearing the neighbors talk, argue, and other things, although sometimes entertaining, gets irritating really fast. The brick wall gives it a unique feel, but the dust from it so annoying, I run the Roomba everyday. The amenities are not kept up or the residents don’t care about them, or both. The office spaces and conference rooms are often left dirty and the internet doesn’t reach. Over the summer, the roof has really declined with the grills not cleaned, trash left behind, and the TVs have not worked.

Modera Lofts has been a wonderful place to live. Its been two years now. From leasing, to maintenance, to concierge and management, everyone is professional, pleasant, and accommodating. The building has been expertly restored and the apartments are beautiful. The common areas are comfortable and well maintained. Conveniently located in the Powerhouse Arts district of Jersey City there are lots of great restaurants and shops and it is an easy trip into Manhattan.
