Move in went so smooth, everyone was very nice, everything was very clean! Maintenance helped tackle a lot of things during move in and pest control was super timely getting rid of a wasp nest for us.

The community has been very inviting, the apartment size for the price is amazing. Unfortunately it is easy to hear neighbors at all hours due to the units having no carpeting.

I’ve been living at Modera Germantown for a year and love the location, modern finishes, and solid amenities. Maintenance is reliable, and the building feels safe and clean. It’s on the pricey side, but the convenience and vibe make it worth it. Perfect if you want to be close to downtown without the chaos.

we have not moved in yet, we move in next month, but the onboarding process has been very smooth and all the staff have been very helpful in getting everything together

Living at Modera Germantown has been such a great experience. From day one, it felt like home—modern finishes, tall ceilings, and tons of natural light make the space so inviting. The location is hard to beat. I love being able to walk to coffee shops, restaurants, and parks. Germantown has such a warm, community feel, and Modera is right in the middle of it. I use the gym often, and the pool is a great place to relax. Maintenance has been responsive, and overall the building is really well kept. My only complaint is that the office staff can be hard to communicate with at times. All in all, I’d definitely recommend Modera to anyone looking for a stylish, well-located home in Nashville!

Overall a good place to live. Main complaints were the construction/road for entry. Guest parking was great before adding the paid service. The parking garage in pretty tight and people drive kind of crazy in there Office staff and maintenance staff have always been helpful and fix things promptly

Absolutely love our new place at Modera Germantown. The amenities are amazing and the people that live here have been so welcoming and friendly. Modera really saved us. When a water main burst at our previous apartment and our lease was terminated, we were given 5 days to be completely moved out. Mike in the leasing office and Will on the maintenance team made the seemingly impossible, possible by providing such a quick turnaround from us signing our lease on a Thursday and moving in the next day. We love our new place and all of the amenities here. Everything here is so well thought out and organized. Our dogs really enjoy the dog park and walking around the neighborhood. From the beautiful rooftop to the gym, sauna, pool, and office area the amenities truly set this community apart from everywhere else we've toured. Everyone has been so welcoming here. I had become accustomed to the sound of silence when passing someone in the hallway of my previous community, but everyone here has been so friendly and full of life.

I enjoy living at Modera and appreciate my unit’s layout. Maintenance responds quickly to issues, though recurring problems often stem from appliances or building infrastructure. Community-wide concerns, like a recent utilities spike, take longer to address. It required multiple resident complaints before a meeting with Conservice was arranged, and we’re still waiting on updates. The parking garage needs improvement. Some spots are too small for cars, and there’s no designated motorcycle parking. Unauthorized vehicles often take up spaces, leaving paying residents frustrated. The rooftop garage is frequently locked, forcing residents to walk down the ramp, which is inconvenient without elevator access. Security could also improve, especially with recent window-breaking incidents. Communication has declined since the leasing office switched to AI (Milly), which has made reaching staff more difficult. Despite these concerns, I plan to stay if pricing stays competitive.

The team in the leasing office is very helpful. Will and the maintenance team are very good. Responsive, knowledgeable, and friendly. The property is kept very clean by the friendly cleaning staff and the dog park is very nice as well.

Overall we love the apartments and the neighborhood but the construction can be a lot and the gas plant is kind of annoying to look at everyday

This apartment complex is amazing. The location being within walking distance to a ton of food spots and attractions is amazing. The amenities are top tier. We love going to the gym and the sauna is such a great addition. 10/10!

We loved this place when we first moved in, but the property has quickly declined to the point where we can’t wait to move out. Rodent infestations, gym equipment falling apart and always out of cleaning supplies, horrible parking with no enforcement from the leasing office, walls dinged up needing to be repainted, constant elevator issues, dog blow dryers never work and dog grooming area always so messy and disgusting, outside areas not well maintained, the list goes on.

I cannot recommend this place enough! The staff at Modera Germantown are the friendliest, kindest people you’ll ever meet. Mike has gone above and beyond since the day I toured to make sure I feel at home.Any problems (all very minor) have been solved immediately when brought to their attention. Will on the maintenance team has been so kind and helpful from day one! The thoughtfulness and kindness from the staff definitely does not go unnoticed. I’m so glad I decided to move here. I feel right at home!

Great complex in an up and coming area. There was some difficulty with the background checking company they use which delayed our application right up until our other lease was about to expire so aside from that stress it’s been great! Lots of amenities and things you can walk to within a mile.

I enjoy the experience here. Great location, friendly staff and nice common areas. Dropping a star as an email went out over a month ago staying the Peleton bikes would be fixed and missing mirrors in the parking garage would be installed. Nothing done yet with no updates from the staff.

Love the amenities and the safety here. My main issue is the constant construction starting before 6am and the maintenance that is not done during convenient hours for people who work from home.

No issues so far with living here. Flexibility with moving due to life changes is not ideal; they want us to pay 8k to break the lease. They will not allow lease take over.

It’s been pretty good so far. We had some leaking in the apartment and it took a couple weeks to fix but we’re good now. Maintenance was very responsive.

Everyone in the office has been very helpful even over a holiday weekend- the maintenance crew have been extremely helpful with getting our new home ready! The building has been clean and quiet, everyone in the building has been welcoming and polite. Such a great and refreshing experience moving to a new home!!

The community is quiet and nice and mostly clean and well kept. The staff is friendly. The amenities are good but the pool should have 24-hour access as long as quiet hours are observed while in use. Parking is getting more difficult both in and out of the garage, but that is expected as more people move in. There should be more social events hosted by Modera. The most important stuff, cleanliness around the buildings and security and safety are very good though, so that makes me glad to live here.

All the amenities and equipment are very nice and very good quality mostly new. The pool is a resort style pool. Only downfall is the size is a little small compared to others. The gym has awesome equipment and is a great size. The apartments are great and the equipment inside of them are new or like new and the patios on the apartments are bigger than apartments. The staff is very friendly and easily available. The office space area as an amenity can sometimes be unavailable and is used quite often.

The amenities are awesome from the pool, gym, and sauna. It also is in a great location and overlooking the beautiful river, located by so much fun stuff downtown, and walkable things near by. It is an awesome place to live.
