So far my experience As a resident living here ant Modera 55 has been extremely convenient and reliable. My family and I moved in here before they were finished building department and we just fell in love with all the new appliances And we just can’t stop running away. Anywhere location is perfect. Staff is amazing. Maintenance is on point. Communication is great. Most importantly, it’s clean, pet, friendly and very accommodating . We have no plans to Leave and live somewhere else anytime soon. Been almost over seven years now straight have been incredible and super convenient. The building gets only friendlier cleaner and more pets come in. Staff has always been consistent and successful and everyone is pretty very friendly.

The complex is great and has amazing amenities. Unfortunately I have emailed the management office many times about my neighbors on my floor leaving their trash out in the hall all weekend and in the trash shoot room. Also, they do not have enough parking spots for everyone.
As a resident of Modera 55 for almost 6 years I’m still impressed by how much the management and maintence teams care about resident life. The amenities here are the best!
Greatest place. I have thoroughly enjoyed my experience thus far. The manager has been the best. He went out of his way to make accommodations for me to park my U-Haul in the street overnight before I moved in. Feels like home already.

Everyone is so nice and they always do such a good job!! They make you feel like family
Generally a decent place to live. I wish I was compensated for my structurally unsound balcony. Would be nice to have a key system that works consistently. Some doors I have to use my phone, some my fob, and lately some doors don’t work at all.
Very walkable town; staff is amicable; residents are nice and welcoming. The amenities like the office spaces, barbecue/pool area, rooftop lounge, and fitness center are all functional and maintained.

After 1 year here, I still enjoy my experience. I like how convenient it is as far as mailing, garbage, gym. The neighbors are friendly, staff is helpful. The price is reasonable given the location and amenities. The parking lot can get packed tho.

100% recommend, nice and quite, all other residents are super nice aswell, and maintenance is always super quick about fixing things. Also all the amenities most the units have is what make this place a plus.

I have lived at the Modera 44/55 Apartments for over 5 years now. Hands down the best place to live in Morristown, NJ. The management and maintenance team take great strides in making sure residents are happy with living here. The amenities are great, the apartments are lovely and the short walk to the Green and the center of town is lovely.

I have been living at Modera 55 since 2020 and have had an overall good experience. I’ve lived in both a one bedroom and now a one bedroom den. The apartments are pretty spacious for the area. The price is high, but it seems to be the going rate for the prime location. We had issues with noise upstairs over the last year, but the new manager was responsive and put in a lot of effort to help us stay comfortable in our home. We ultimately decided to renew for at least another year since the location is unbeatable and the apartments are well kept. If moving in, I would recommend trying to avoid an apartment overlooking the park as the noise and smells make it challenging to open windows/use the balcony but there’s not much the property can do about this. The maintenance staff is great - super responsive and gets the job done in a timely manner.

In the beginning it was a little rough to say the least. After learning that you provide a survey after maintenance request to let you guys know if the work was done to a good standard living here became more comfortable for me. Also Nick was very helpful with addressing the concerns I had.

The apartment is clean, and management is constantly making improvements. It’s much better than when we first moved in, and we appreciate the effort to keep enhancing the living experience.
My family and my wife we love living here. It’s been a long time now since the building first open and we have no intention of moving now locations convenient. People are friendly and very dog. Friendly lobby is always clean. It’s very good.

Great apartment complex, maintenance is always quick to respond, and the building is always kept clean. They have apartment-wide events every once in a while also which is nice!

I just renewed my 4th or 5th lease here and also recently changed apartments. Unfortunately, the transfer was a bit less than smooth. Sarah was super helpful but as for the rest of it it was kind of a mess. They’ve also started using a new “virtual assistant” that can literally never assist with anything and makes it very challenging to get a live person on the phone. No one in the office responds to emails, voicemails or messages through the resident portal. We will be staying here a bit longer since we love the area so much.

Maintenance issues are addressed super fast! They usually come within 24 hours and that’s been for non emergency items.

Im proud to call Modera 55 as my home. Safety is of the utmost importance to me and I feel extremely safe on these premises. The building is clean and maintained in a good manner. All staff are professional and courteous. Maintenance is excellent.

This property is beautiful. The staff truly dedicates their love, commitment and values their residents. As a resident we are extremely blessed every day to be living in a sensational place. The staff, kindness, cleanliness is the reason we are so happy. Every time I have my mom visit or a friend their eyes raise with impressiveness this is gorgeous! You are so lucky I have never seen you so happy! Its true. We are so happy here.

Overall, Modera 55 is so far my favorite community that I have lived in. My apartment is spacious and well kept. The community is clean. Maintenance is wonderful. Communication from management has gone downhill since Joel left. The entire vibe of the community has changed without Linda as the concierge and the new concierge/new hours are less than helpful. At the end of the day, I would recommend the community as I have had no major issues and do enjoy living here. It is the perfect location in Morristown and is pet friendly. The rooftop is a great addition and one of my favorite spots.

We love living at Modera, and especially the maintenance crew and Shawn in particular. In a lock out incident we had, Shawn came to let us in to our apartment. He was extremely kind and friendly despite his long/late drive to Modera to help us out. Thank you Shawn!

I just moved out and after a year will give you what went well and some things that did not so you can make your own educated opinion as to the apartments. It started off great and went downhill. Keep in mind tenants are encouraged to write a review upfront upon moving in with promise of getting points for money which may account for a lot of positive reviews. Now that I've been there a year and moved out, I feel I have a more balanced view. Pros: - The apartment, although small, was well maintained. - Repairs done quickly if requested. - Consierge and nice amenities. - While not in the best area of Morristown, was within walking distance of nicer areas. - Tenants fairly quiet. - Original manager (Joel) was great, but he moved on. Dislikes: - Major construction next door that starts at 6:30 AM when they work... you can't sleep in. Doesn't look like will be finishing anytime soon. - Pet fees. Paid almost $2K to have my pets there for a year. When I moved out, charged me about $1500 to replace the carpets. Why the heck did I pay almost $2K beforehand? Seems like a way to get more money from you. Be prepared to shell out major money upon move out if you have pets. - Management refused to do anything about people not wearing masks in elevators and public locations - a problem because most people refuse to wear them. - When I moved in, management claimed room was within walking distance of train station. Not really. - Not their fault, but the mail person kept putting my mail in other people's mailboxes, and I missed getting important documents like for taxes because others don't bother giving it to you when it goes in wrong slot. Like anywhere, some tenants are nice but there also are some real jerks. - Large unexpected rent increase after first year causes some people to have to leave. - Charged other strange fees once moved out such as $10 to set up equipment (??? for the next person?). - Joel former head manager was great. The new manager not so much. When I had a dispute, didn't bother to reach out. Bottom line is while I would have recommended them at the start of my stay, I am not sure I would at this point.
