Property Ratings at Miramonte Lodge
The photos are very misleading to the exterior and interior of these apartments. The inside of the apartments are very cheaply made with very poor lighting as well. The walls are thin and you can hear when your neighbors are having an argument. For the price you’ll be paying the outside does not reflect it at all, the apartments look dingy and worn down - it doesn’t look like they’ve had any fresh paint in years (they didn’t put any photos outside of the apartments for a reason). Additionally, homeless people are constantly walking by the apartments, parked cars, and are dumpster diving. For the price of the apartments I’ve come to find it’s just not worth it. There are plenty apartments for the same price that have better buildings with more safety.

LIVE ANYWHERE ELSE. Quick version: dishonest and unresponsive management, stolen security deposit, and no regard for residents' health. Our neighbors would play music so loud that it would shake our walls and disturb my partner's video calls they had to make for work. When we reported that this was an everyday occurrence and needed to be addressed asap, management was unwilling to enforce the signed lease with these people. Additionally, these same neighbors would smoke both weed and cigarettes inside their apartment. This would not only cause the area outside their door (just a foot from ours) to smell like an ashtray, but it would also seep into our own entryway even when we had our door closed all day. Worse still, by some quirk of the HVAC system, our bathroom was somehow connected to our neighbors next door. So anytime they smoked, our entire bathroom would smell strongly of cigarettes and weed. To counteract this, we had to keep our bathroom light/fan running round the clock, increasing our own energy bill just to not have our bathroom stink! Now, Miramonte claims to care about their resident's health and provide a non-smoking policy in the lease. This was important to us as my partner has severe asthma. We complained to the apartment complex countless times, even emailing them specific times and dates as they requested, but no action was taken aside from a little "no smoking" note on every door in our building. Finally, when we got really upset, management told us that they would do a walkthrough of our neighbor's apartment. They assured us this and yet it never happened. Dishonest, careless, and largely unresponsive management. This went on for months with no change or action from the apartment complex although they assured us, "we have taken steps to address your concerns, but we cannot tell you what they are." Okay. Finally, we move out and expect to receive our deposit back since we thoroughly cleaned the apartment and left it in great condition. However, management decided to charge us the maximum cleaning fee and claim damages to the residence. Both of these charges WOULD have been covered by the deposit (as that is what the security deposit should be used for), but when we got our final move out statement, we found that management used our deposit for utility bill backs that amounted to $250 (we are a two-person household).

We called Miramounte home for the past 3 years. RENTER BEWARE!!! The positive aspect are the distance from the main road. We have had many issues with homeless always in dumpsters and the breakin every few weeks. They just replaced the lights that were burnt out most of our residents. The howling dogs and the dog poop you will step in makes a lovely environment. One lady screaming profanities for off and on 6 months. The cops would come but she would be back the next evening she finally relocated after months of unrest. We had a dented want for over 6 months. The parking spots while close will scrap your car. It’s not a if but when you or your neighbors will scrape your car. The office is fake nice and oblivious. We reported a water leak that was spewing water for over a week. They claimed it was due to pressure washing and then they shut down the entire water system after telling us we were lying and crazy with photos evidence. They have so many hidden fees and are never honest about prices or utilities upfront. They were closed off and on all during Covid and really are in it for the money to push out the old and up charge out the wazzo for the new tenants. The rent went up 500+ for some in less than 3 years. They always have changing staff and maintenance workers. Truly save yourself the trouble. Most will say watch out unless you are elderly locked in you apartment with little to no needs, this is not the place for you. Truely they received 5 stars from new tenants and they offer gift card to tenants in exchange for reviews. Ask a few residents before you are trapped in a place you don’t really want to live

I have a hard time contacting anyone in the office and getting questions and needs answered. The price is pretty insane for the size of the apartment. But inflammation is bad so im not blaming anyone.

The maintenance for lights and other handyman type stuff is great. When it comes to the sub categories' like pest control, fire alarms and such seems to be lacking.

I am really unhappy about not being able to use my fireplace all winter. I pay for that amenity (NO - it is not only square footage that determines the rental rate!) Just telling residents to not use their fireplaces does not remedy the problem! Otherwise, I am very happy with the complex and my unit.

I enjoyed living in the apartments and the location was perfect for me. I had one incident with a renter early in my time there, cops were involved and I had to threaten a restraining order on the guy (who would then continue to watch me come/go). I let the staff know about this incident, and all they said was call the police (had they actually read my email and paid attention, they would have noticed that step was already taken, and I wanted this to be added to my file (and his) with the complex. The last 6 months went down hill based on everything said above, including I heard from a friend who also lived there that there was a drug bust/murder in a building near them. Because of all this, I would not recommend.

If someone was looking for a temporary place to live near Portland but not in the city, absolutely. I would not recommend to anyone looking for a longer term solution.

Love the space and the community here. Moving my bed in was a challenge due to the orientation of the stairwells. But ultimately I am very happy here.

We really like living here and have lots of positive things to say. It seems like the office has recently taken steps to control dogs being let off leash, though there is a dog who is let off leash right in front of my office window every single day which I've reported (and since seen the email that the resident has obviously ignored) so we'll see how that goes. Otherwise everything is pretty great here.

It is beautiful and generally quiet here. Laundry gets pretty expensive though, so that's a con. Also our upstairs neighbor's snoring keeps me up a lot of nights which could be circumstantial, or it could be the heating system conducting the sound/vibrations between floors. I don't hear a lot of other sounds from neighbors, so that's good.

I like how fast maintenance comes to fix things and how nice everyone is. The only thing I don't like is the amount of space you have to walk from your car to your apartment...but there is nothing you can do about that.

To start in my building the fire support room is next to my apt. For some reason, a high pitch alarm goes off and can be heard in my apt. 50% of the time they are quick about turning it off but not addressing the issue of why it keeps going off. Goes off on the weekend and I'm stuck listening to it. Recently during our snow/ice storm, magmt was none existent. Somebody was here on Sat and cleared a small path on the stairs. But on Monday, during the warm up, with ice, trees and branches falling no one was around. Only 4/all wheel drive could get out. All this apartment company could do was send a email saying they would be taking Monday off for presidents day! I guess up keep and safety of their residents doesn't matter as long as they get their holiday. Lease can not end fast enough!

I would recommend this community because it is a fair price and makes moving in with pets easy when it can normally be a hassle. The leasing office is very friendly and getting to know your neighbors is easy with the monthly get together that they host on the grounds.

I love the surrounding nature in this complex. The biggest downfall is the work out space and the other residents. Rude and for lack of a better term "trashy" people.

Why not:amenities are outdated, neighbors can be loud, there is no air conditioning (the globe is heating up, portland weather is increasing by the year) Would: good location away from city but not too far out, nice view of the creek and trees, great location to trimet and grocery stores and apartment distribution for a 2 bed 2 bath is good.
I love the area, the rents are within Portland normal ranges. The views are, frankly, spectacular.

Very happy here, but you had better love dogs and there barking, because there are a lot of them. I believe it's one of a few apartments that allow large dogs.

Near public transit and a main road, surprisingly peaceful even though it's by McLoughlin Blvd, near a nice walking trail

Exceptional location. Exceptional scenery. Staff is professional, courteous, good response time. Has free parking. Has private balcony. Reasonably quiet location. Has onsite laundry. Has heated pool, weights gym room; soda machine. It's pricey for studios! They are not the contemporary most desired ones available such as at burnside or I think it's tabor heights; there's 3 buildings; very contemporary which is definitely my taste! However few of the apartments offers privacy; they are loud locations and the external ambience is greatly lacking. The units offering that are $200 and up more. 1st floor units are more costly due to convenience moving in; moving out and just daily living . 3rd floor more expensive due to better view of the scenery and less traffic noise; more privacy.

I would give it a 10 if parking were better, if there was a sidewalk or path that lead out of the complex to the street- feels dangerous walking up the driveway to McLoughlin, and if there was better/more laundry access.

Same as before. Great apartments, rents are about as reasonable as PDX gets, but there are some downsides.

I have really enjoyed living at Miramonte Lodge this past year. It's quiet, peaceful, with beautiful views of the forest and stream. It's nice to have a covered parking spot, and I appreciate that paying for laundry is made easy by loading money onto a card. The pool, gym, and deck are all nice amenities as well. Overall I have enjoyed my experience living there. My one concern regarding living at Miramonte Lodge relates to an incident that occurred in March regarding a resident shooting a gun off his porch where he apparently threatened to harm himself and others that I heard about from another resident. I'm concerned that the apartment complex never addressed this incident - it is important to ensure that residents are informed regarding incidents like these, and that their safety is a priority and being addressed.

Parking is limited and difficult especially if other people don't park properly. Also unproparly parked cars don't seem to be dealt with for days at time. Making it difficult to pull in and out of all parking spaces around them.
