The place is great. I’d encourage you to check them out to find out yourself. The properties are beautiful, the amenities are great, and the entire community area is very nice and well maintained. The leasing staff are also very friendly.

My personal experience living here has been good. Maintenance is good at completing orders in a timely manner. I have had nothing but great communication with the staff. I love the locker room for packages. My neighbors are respectful and friendly.

Apartments need many renovations. They have been updated but they are simply paint and countertops updated, there are significant issues that require actual repairs or replacements. Mold, lack of proper insulation, inconsistencies between units, Drainage and water issues. Toilet flappers that are completely corroded and break often. Water that comes out brown. AC units that can’t even keep a 2 bedroom apartment at a constant temperature because of lack of insulation. Dirty exteriors (windows, doors,etc), breezeways need power washed and cleaned, wasp nests accumulating everywhere need to be removed and treated. Parking lots and roadways need re paved and re painted. Security is an issue, vehicles broken into, gates are CONSTANTLY broken or left open. Not worth the cost of rent. Maintenance is nice and does their best but they are just putting bandaids on bullet holes. Not their fault. Would not recommend living here until management begins to worry more about tenants and issues.

Please know that our team takes resident concerns seriously—maintenance requests are handled promptly, mold concerns are treated immediately when reported, breezeways and exteriors are pressure washed on a rotating schedule across our 63 buildings, and wasp nests are removed as they’re identified. We’ve also recently repaved portions of the community and continue to work with both courtesy officers and CPD officers to support safety. We truly care about our residents’ experience and encourage you to stop by or call the office so we can assist you directly.
This complex is really cool I like it a lot. Really pretty. Nice pools. Animals scurry around. I see a dog from time to time. My cats? They love the porch. Cool place overall.

I love Midland falls apartments. A peaceful place to have an apartment and relax at home after a long day at work. A great neighborhood to walk around. The grass is nice to walk on and jump rope on. I can work on my music peacefully and my schoolwork.

There are a variety of things that annoy me about living here: the floorboards are creaky, the water is often shut off for one reason or another, the doors and windows don't seem to fully shut (you can see the light coming though when it's closed, and you can feel the wind through the windows when they're closed), roaches and there bugs often get in (I seal all my food, so it's probably due to the gaps in windows and doors). On the other hand, I do appreciate that there is a decently equipped gym despite it being very small, tennis courts, and the staff are always very courteous and helpful.

I just moved in and it was great. Ramona, one of the agents at Midland Falls helped me move in. She was great and knowledgeable. She clarified a lot of things for me, which made my life easy. So far, I see that the property is well maintained. I would recommend to give them a chance.

The security gates need improvement. They either don’t work properly or/ are wide open or they respond slowly allowing others to tailgate behind you. Recent incidents of break ins and thefts have happened and the office has yet to address anything. Every other week, water is turned off for “maintenance “. Pest control/air filters being replaced is not what’s communicated in resident email newsletters. The complex isn’t what it was a year ago.

We do perform routine maintenance on the gates; however, a recent incident where a resident accidentally hit the safety bollard and card swipe has temporarily affected functionality. The necessary parts have been ordered, and we’re working to resolve the issue as quickly as possible. The gate arms are designed to lower immediately after each vehicle to help prevent tailgating, but we’re happy to take another look if you’re noticing something different. Regarding water shutoffs, we know they can be inconvenient, but they’re typically due to repairs that are unfortunately out of our control. Pest control and air filter services are completed weekly and noted in our monthly newsletters, but we’ll double-check our communication to make sure that’s coming through clearly. We haven’t heard directly from you yet, but we’d love the opportunity to speak with you in person and address any concerns you may have. Please feel free to stop by or reach out to the office anytime—we’re here to help and want to ensure you feel comfortable in your home.
Overall the experience here is awesome and the staff is here is very supportive and helpful. The swimming pools are super tidy and maintained and the gym ja also very good .

I have lived here for almost three years. I love the area I’m in. It’s had its ups and downs but that’s to be expected anywhere you live. The staff, mostly Kayla usually helps me out with anything that I need help with. My major concern was the dog poop not being picked up. I have decided to move on because people just don’t care anymore about rules.

Amenities have started to just be ok. The pools have been closed for over two weeks and it’s been over 90 degrees. I get it’s a chemical imbalance but it’s frustrating that it’s all the pools and it’s still not fixed and it’s so hot we can’t use them. We pay for them in our rent and it’s been two weeks and about to be longer and we can’t use them. It’s not ok. Plus valet trash people have gotten horrible it uset to be if you had your trash on the lid it was ok now they won’t even pick it up if there’s more then 2 bags and they now charge you if it’s on the lid and sometimes they don’t even pick it up.

The roach problem still has not gone away since we been here, and the gnats are a constant problem. Rent too high to be living alongside big roaches and gnats.

I love the location of where I live. The only problem I have is, they don’t have control of the people coming out here to go swimming & we get ridiculous emails about it as if we’re the ones doing what they’re complaining about in the emails

Regarding the pool, we haven’t sent out any community-wide emails about pool concerns since last summer. Parking lots need re paved. too many potholes and lines are barely visible. Security needs major improvements. cats are broken into, gates are always broken. Pools are overrun with non residents

In terms of security, we have several on-site courtesy officers as well as contracted Columbus Police Department officers who monitor the property and respond to incidents when notified in real time. We strongly encourage residents to report any suspicious activity immediately so it can be addressed. As for the pools, we understand the importance of ensuring they are enjoyed by residents only. Our teams regularly monitor pool activity, and we’re continually working to improve access control and enforce rules to keep the amenities safe and enjoyable for everyone. We appreciate you bringing these concerns to our attention and are committed to making improvements wherever possible.
My closest neighbors are very nice. We check on each other when important moments are made known. None are loud. We respect each other's need for peace and privacy while looking out for each other. I've lived here for many years. Neighbors come and go, so the community is always changing. Overall, it's been a good community experience.

Breezeways needs cleaning, more upkeep on the lawn areas, leaves need raked, doggy park is to muddy, only one pool open and the back gate is alway broken.

Beautiful apartment complex, been here for less than a month and im loving it so far. The area is quiet and nice. Enjoy my evening walk with my puppy. Maintance is alway quick and fast to solve any issues. Timothy is awesome and always quick, to responding when needing something done for maintenance.

Overall I do like the community, the units, and amenities. However, there a few things I wish could be better. For instance, in my current apartment (the Bradford) the floors in kitchen need to be redone. They have a lot of sunk in spots and it makes me feel uneasy whenever I go into the kitchen. On a separate note, I like our new apartment so far, the Cypress) it's really spacious and very accommodating. Hopefully the upstairs neighbors are respectful when it comes to excessive stomping and loud noises.

The apartment is nice for the price. Maintenance is nice and effective. The pool is nice when it’s open. Nice gym. Cool package system. Love the valet trash. Waffle House is close. Quiet neighbors depending on where you are in the complex.

I’m a resident who has loved Midland Falls for a few years now. I adore my apartment, the location, the woodsy feel, the manicured Sidewalks and paths through the woods. My dog loves all that as well. It is so quiet and peaceful here and my favorite thing is sitting on the porch I fixed up in my style, all year round . Maintenance is incredible. They Show up promptly and all of them are thorough, clean up after themselves, and are very personable. They go above and beyond to help. The office staff are the same . They address you personally to every concern you have. The amenities are many for those who enjoy golf, tennis, working out, swimming, and volleyball! It’s hopefully going to be my home for all the years left in my life.

The complex is in a nice area. There are nice amenities, when available. Last summer only 2 out of the many pools in the complex were open. The staff does try to keep the area cleaned up and presentable. There have been recent issues posted to social media regarding vehicle break ins at night.
