Property Ratings at Meritage at Steiner Ranch
Although i like the neighborhood, we started by mega noise from neighbors kids at midnight times for a complete six months, ending up with another headache and noise from the management for another month. This place is very stressful which is the exact opposite to what you want.
Don't be fooled by the painting they're doing on the outside of the building. They would rather update the outside than deal with repairs that are 8 months overdue. Upon move in there were maggots in the sink, the place was filthy, broken cabinets (they taped and painted over them) broken doors, broken windows, no screens, broken blinds, broken tub, broken dishwasher, broken stove. You name it. Mgmt cries about how they have so much maintenance to do but they never get to anything. You can put lipstick on a pig, but it's still a pig. Squatters delight. People move out and they leave the apts unlocked. Want a free place to live? No problem. Move in and squat. They'll have to evict you.
Would not recommend moving here. Smells from neighboring apartments weed smoking will enter your apartment and make yours smell like a dispensary. And the kicker is the new management refusing to do anything about it even though it is a lease violation to smoke in the buildings. Prior to the new owners, the property was a smoke free property for years and everything was great. New owners, while trying to clean up the place, has terrible management that picks and chooses which lease policies to enforce. Put a bag of trash on your front porch too early, written notice of lease violation. Smoke weed in your apartment and interfere with others peaceful enjoyment, they do nothing!
I had a great experience working with Dani at Meritage at Steiner Ranch. They were professional, attentive, and made the leasing process a breeze. Dani answered all my questions and helped me find the perfect apartment. I highly recommend their services to anyone looking for a new place to call home. Thank you!
Be very cautious before moving into Meritage at Steiner Ranch. Management will take your signature on the lease and then completely turn their back on you. Don't expect a response if you have questions while you are living in this community. I would advise against moving into Meritage at Steiner Ranch.
Front office very professional! Maintenance fast response and very knowledgeable! My unit has been upgraded and I see other units being upgraded. Very comfortable living here, neighbors are great. I saw on complaint about lack of gates. Gates offer a false sense of security; anyone can work their way through a gate system. My only worry is the annual rate increase. Apartment costs in Austin are sky high.
4500 Steiner Ranch Blvd unit 603 Austin tx. 88742 Professional management and maintenance services but groups stretched thin but still provide top grade service and follow-up. The complex is aging and they are doing gradual upgrades so happy to see, I feel very reasonable pricing gorgeous grounds, well maintained and maybe could use on site security as result of the out of state influx. I would recommend living here in a heartbeat.

It's alright and has the possibility of being so much better. It is in dire need of updating and was poorly constructed (it's falling apart). No parking for any visitors. I've been here 4 years and never had a visitor because it is so inconvenient to find a parking space. It's just easier for me to visit my friends instead.

They use to have gates. Instead of keeping them in working operation, they completely removed all entry gates. Security lights are not maintained and I have never observed a security patrol on my street. I have had to call 911 three times in the last couple of months. I have never lived in any other place with so many problems concerning safety. After talking to other tenants on my street I have found out that they too have experienced similar problems. I do not intend to renew my lease and will never recommend to anyone to live here!

Lived here for 9 years, and have no real complaints. The one that stands out is that both front and rear entrances security gate systems have not worked in 3/4 years, not safe. Outside of that the management team is professional and informative. I would highly recommend Meritage to family nd friends.

I have lived here for 18months-I think M@SR have made a lot of improvements & changes since last year's freeze. I appreciate that they are enforcing the rules (guidelines) that are an attractive factor when deciding to make MSR your home. Moving to Meritage has been a great decision so far! The floorplan is amazing and you can't beat the location and views. Parking is a bit of a pain for those with only a one car garage.. that would be my only negative feedback so far. I wish the office amenities were open later because the media and game room is so nice but they close when the office does. Dalia/Caitlin and Christian from Maintenance were all SUPER helpful and responsive during our application/move-in process. Though we had a few items needing to be fixed within the first few days, the maintenance team was SUPER responsive and were there asap to resolve everything. Thank y'all so much!
Do not rent at Meritage, high price, management are not friendly, multiple problem we got they did not do anything about it. We tried to renew the least every year, and charging us unnecessarily, and they never do their job. Very poor maintenance, they never finish their job and and they use really cheap materials so it will not stay or lasts. They never change filter unless we call. 99% of time no one is available to pick up the phone at the office. They remove the gate entrance so every stranger guests come in and, breaking into a car and steal items. crazy and loud people playing video games and at 2 a.m during midweek. Kids leaving trash in swimming pool, and gym. Living in this apartment are not safe anymore like it use to be. Me and my family cant stay here any longer. Lots of our friends moved out, I cant blamed them. Rent has gone up ridiculously and management dont even do anything about it that this place and change for better. They have a lot of nerve to raise a rent for this ugly place. Im so done with this place.

I love my apartment. It is updated and has a great design. I wanted a garage, fireplace, and nice size patio. I have all of them. There are many shopping, restaurants and grocery stores nearby. A storage unit and hospital small ER is within one mile. We look out on woods in the back and my apartment looks out on woods in the front. They have attended to every repair, emergency or not with speed and satisfactory completion. The women who work in the office are very friendly, patient and will help you with whatever you need. It is a great staff dealing with the aftermath of the winter freeze, normal repairs, and every type of individual possible. When bushes are available, I would love to see some improvement in the landscaping. Nothing is available at this time, plus it is up to every tenent to help keep their area clean and take care of the improvements.

This is a unique community, everyone has a 1st floor entrance. Unmatched pricing in this area for the incredible views from this hill. (I look forward to sitting on my balconies daily) Very friendly community with awesome facilities and nature trails. Highly recommended.

Absolutely awful place to live. A waste of money. I feel nothing but constant stress and irritation living here. Dont even consider it. The staff is unprofessional, they dont inspect the apartments properly, something is always breaking, aggressive dogs run up to you unleashed, there are kids screaming at all hours, kids on your doorstep and in your driveway messing with your things, bugs run rampant and they wont do anything to help you, the bug guy never shows up. Literally just run the other way.

This apartment complex is located in a great area. HOWEVER, it is not worth the money they charge you. Ive had work orders pending review for more than two weeks now. My balcony door doesnt even open because the deadbolt is broken. I called the leasing office and was told they would give me a call back........that was two or three days ago.

As of right now, I would not recommend this complex to anyone. The only thing good about it is the size and the view we have. Parking is a nightmare and Meritage has replaced some of the limited parking with electric car only areas that are nearly never used. Simply put, this complex has many many areas that need improvement.

Great floor plans with lots of beautiful nature trails nearby! Some apartments have incredible lake views.

I have lived here for 6 months. Prior to moving in they could "not" show us our unit since it was occupied. Sure no big deal. Well also could not tell us if our unit was updated or not, said they "couldn't remember". So no the pics on the internet if this property are not what the actual units look like. Ours was not updated and we did not know until we got the keys on move in day. Their only excuse was that's what the "special" is for. Anyways the apartment was trashed when we got it. A horrible paint job, paint was all over and still is all over. The cabinets were disgusting on the outside. Did not look clean. The tub had massive amounts of bugs that came out of the jets when turned on. Management said they would come and take a look to fix things that week we moved in.. well here we are 6 months later and no one has came. We were told a set rent amount when signing the lease, well it seems every month our rent amount has changed. Not sure how that works. On top of the parking situation. Absolutely horrible. Our friends car was towed even after he registered it on the parking app and there was nothing management would do. Kids are constantly running all over the streets, not moving out of the way. It's a complete circus here and we can not wait to move out!

This complex is downright trash. Children are allowed to run around the entire complex without ANY supervision, they ride their skateboards, bikes, roller blades in the middle of the streets and even dash in front of cars and then make faces at them when they can finally pass and get through. My 6-month old car was damaged because a kid ran their bike into the back of it, while it was parked in MY OWN DRIVEWAY. Then we had a group of children kick a soccer ball at my car outside while they were playing. We ran downstairs to try to get them to stop, only to then see them kick the ball at our front door, where I had a wreath and flower display. My boyfriend told them to stop and go home because they were damaging my car by kicking the ball against it and could damage our door if they keep doing it too. The next day, I come home from work and my flowers that were on my front porch are CRUSHED. The stems were all broken in half and every single pedal had been picked off. I've called the Meritage at Steiner Ranch office MULTIPLE TIMES (about 6 in total now) to try to get them to come speak with the parents or do SOMETHING. They told me I would have to be the one to try and follow the kids or parents and find what apartment they were in or, and I quote "There's really nothing we can do about it. Sorry." So now I have damage to my property and I feel threatened by someone having come onto our front porch and damage something that we bought, just to send a message. We've called the cops and literally that did nothing. Not to mention the other issues with this place such as packages going missing and no one knows where they are. I've had 3 packages now disappear because they can't keep up with putting packages in the right lockers. The gym is really nice, but the key cards NEVER work to get in there so you have to hop the gate and go around to the back to actually get in. It's humorous actually. There was also someone one night at 1am screaming because his car got towed. So we were woken up in the middle of the night to hear obscenities being shouted, which lasted about an hour total before he finally went inside (only after the cops were called). It's honestly a joke to live here. If you want to actually have a nice place to live, where you can relax at night instead of constantly jumping up and going to the window after you hear a noise to see if someone is outside your apartment vandalizing it, MOVE SOMEWHERE ELSE. We are leaving as soon as humanly possible.

My experience was a very long and stressful process that took over 3 months to even get an apartment. I am new to the area and was excited to move into the apartments Because they were nice and have great prices but, for my roommates and I also had our doubts due to the fact Eric was being absolutely rude. I think there was a huge gap in miscommunication to which made the application part a bad experience. Over all the complex itself is about a 3+ stars but, it would have been nice if they cleaned the unit before I moved in. Several things could have been fixed if they actually did a walk through other than having someone redo the paint.

After 1.5yr of residency, the one thing I can guarantee to you is that your maintenance requests will be responded to in a timely fashion. Just today, I called the emergency maintenance line because I had no hot water. I was quickly contacted by Derek, who asked me questions to pinpoint the issue. I appreciate him taking the time to try to diagnose the problem before heading to my home, to ensure he had the necessary tools. Upon arrival, he checked my water heater and the corresponding breaker. It turned out that my breaker had tripped and just needed to be flipped. I apologized to him for something so silly, but Derek was very patient with me and understanding. He assured me that he was here to help me and ensure that I was taken care of and that coming out was nothing for me to apologize for. I am thankful that I can depend on his reliability. Separate from today, Wilian (another maintenance team member) has always treated my concerns with diligence and urgency. Regardless of the issue, both Derek and Wilian have always exceeded my expectations in professionalism. Living at Meritage is made better by having these two gentlemen. Thank you both!

While we like our apartment and for the most part like the community and our neighbors, we have one set of neighbors who are very, very loud all night long. In fact, we haven't had a full night's sleep more than 3 days a week since moving in. We've reported the disturbances, but these neighbors continue to yell, swear, sing, etc, on their porch, for hours at a time, frequently not starting until midnight or one in the morning. They have otherwise been fine neighbors, but the noise issues really need to be addressed.
I just moved in and so far I am very pleased with every employee I met

The leasing agent I spoke to was very rude and unwilling to help me. I had to pry questions from her. Coming from the domain this was one of the most rude experiences I?ve ever had.
I would recommend this apartment community because it allows you to have your privacy to the fullest due to its setting, and so far, it feels safe. As far as maintenance, sometimes it takes more time than others to identify/repair the problem. However, I think that the previous tenant did not report some issues that now I've had to report. Needless to say, reporting apartment issues takes a good amount of energy, coordination, etc. to get them repaired. And for someone who wants to mind her own business, leave others alone and be left alone, it annoys me to have to be reporting issues, at the same time, these are issues that NEED to be reported.
The policies are not inforced. Cars parked illegally are not towed, some apartment tentents put out trash out at all hours.
The manager goes above and beyond ! The staff is extremely professional it reflects of the property! I love this them and would recommend the property 10 times over
I feel like the apartment itself has potential of being great, but some appliances need to be updated. I don?t even have an ice maker in my freezer. It?s 2018 !
I have lived here for almost 4 months and the longer I live here the worse it gets. They by FAR have the rudest maintence team. (Except for tony) they never call before they come in and enter at there own will. When confronted about it the maintenance team will argue with you. Go to the office and all they say is well they are supposed to call. But yet the manager do nothing about it. The rent is high and almost everything has broke or was broken when we moved in. Save your time and money and look elsewhere. Because I for sure can’t wait till our lease is up.
