Watkins is a residential neighborhood located about seven miles north of Downtown Newport News and has a variety of apartments and houses available for rent. The neighborhood is located between Deer Park and Sandy Bottom Nature Park while Mariner's Lake Natural Area is nearby as well, providing residents with easy access to plenty of outdoor hobbies including canoeing and hiking. Watkins is near a plethora of restaurants, grocers, and shopping hubs like City Center at Oyster Point, a sprawling outdoor mall with trendy restaurants, shops, offices, and more. Watkins is also three miles away from Christopher Newport University, so the area is a great option for anyone looking to live near campus. Access to Interstate 64 and Route 17 allow for easy travel into Downtown Newport News and beyond.

Property Ratings at Meridian Parkside
I moved into this apartment complex in January 2024. At that time it was managed by a different company. The apartments are nicely designed and have elevators, a pool, a nearby park and is close to I-64. There used to be a woman that came and cleaned the stairs and elevator. Maintenance used to clean up after the rude people who would throw trash on the ground or no clean up after their dogs. The complex was advertised as a gated community but the back gate has not worked since I first moved in and now someone has hit the front gate. Instead of putting in engineering controls like speed bumps to prevent people from racing the gates, they just keep ignoring or repairing. At the present time at least 15% of the apartments are without working air conditioning. Mine has been out most of the time since mid April. The property management team knows there is a refrigerant leak and yet no permanent solution has been found. This is original equipment. The condenser was replaced June 2024. The AC then failed again the first hot days in April. Maintenance topped off the refrigerant twice then the AC was out again for most of the month of May. The coils were replaced at the end of May and the AC worked for about 3 weeks. I put another work order in on June 19, then waited through 3 horrific heat waves. The refrigerant was topped off on July 9, and today it has failed again. Property Management personnel cannot tell me if there is a plan for a permanent repair or replacement. I wish they paid as much attention to the residents that are living here as they do when attracting potential lease signers. The business model appears to be one where the do not desire multi-year lease residents, but just to pull you in and let you leave unhappy.

The property staff has little to no client service skills and anything that is brought to them is passed off to the next person. They do not answer the phone or call back when you leave a voicemail They cannot keep a maintenance staff to save their lives and also refuse to hire outside services unless it becomes an emergency with too many broken a/cs like last summer. The amenities are constantly broken and the security gate has been broken in the open position for anyone to come and go as they please since November of 2023. Constantly having to go to the office to fight them on unnecessary additional charges that get added to our rent each month - we have to go down there multiple times for anything to be actually resolved Save yourself the headache and live literally anywhere else

Horrible place to live. For one every one of the leasing agents is a liar and doesnt know how to do their job. Literally EVERY amenity featured doesnt work; gate never worked, elevator breaks every other day, every machine in gym doesn’t work. Maintenance only comes after the third complaint of the request. I was cooking in complete darkness for a month, not to mention if you pay money to get anything installed it wont work properly. I had a ceiling fan installed the same month i moved in, my lease ends (thank GOD) in a couple of days, still not fixed. Compass at city center has same features but better price. I rlly wish i hadnt left for this hell hole. Save your money and run there!

If you are looking at this complex, think again. There are more options in the area with more updated and up to date apartments than this. If you live around the trash compactor you will smell the trash and potentially see how people do not put the trash in the dumpster from your window. Lived there over a year and they only cleaned the stairway once, prior to that the spiderweb collection was comparable to Halloween decorations. No matter the size apartment you will only be allotted one parking space and it may not be close to your apartment. Then the visitors parking will flood when it rains, which in this area you can imagine how often that happens. This is only a few things but definitely not worth the price. DONT do it!

Since we moved in September it has been nothing but stressful. The laundry area was covered in dust (my entire family has severe dust allergies), there is a horrific patch up work on the ceiling that is an eye sore, ever door in the apartment creeks (which is worse for us since we have a newborn so it wakes him up everytime someone needs to use the restroom.) and a few other things that I noted on the movin inspection that has not been taken care of. I don't even think that they read them. All of our neighbors are loud and there are weird boom sounds coming from somewhere near our apartment. They charge a storage fee that I have to call in to have to be removed every month. They even tried to say we must have originally wanted it thats why it keeps showing up (LIE). They keep lying to us about conversations that we did not have and saying that the text messages are not from their office but some some other service they have. We have had several conversations about the same things over and and over and being told different things by different people. They have completely stressed me out and at this point have been harassing me to no end. Thank goodness we have found a house to live and are breaking our lease, but I have a feeling they will continue to contact us and lie. AVOID!!

I've lived here for 3 years. The office management at that time sold me with their warmth and kindness. They remained a diligent ally for any problem I encountered. Then the management changed. The old team was gone, rent increased every year and the experience here is rather underwhelming for what we pay. I knew I was overpaying, but decided to stay. In late 2018 new neighbors moved in above me and it's been a horrid experience ever since. Loud guests, parties, cops, etc. Initially, I never mentioned anything bc other neighbors were visibly effected and complained. However, the noise continues to grow and escalate to this day. There's an over zealous dog that loves to run and tenants that stomp around at literally any unpredictable hour of the day AND night. At the request of the office, I've taken a log of the activity. I have several videos documenting the noise. The property manager Jessica claims they are not in violation of the noise ordinance (despite the Newport News ordinance, Barking Dog Ordinance, and an apparent clause in our lease that they are breaking). She has hung up in my face several times when she calls to follow up on a complaint I've made stating, "I call too much" and "if I'm unsatisfied I need to retain a lawyer to communicate with Bonaventure's lawyer". I've reached out to what I believed was Bonaventure's corporate number only for the call to be fowarded to Jessica and her hang up on me yet again when I requested the contact information for someone above her. The neighbors know that she will not do anything and my numerous requests to them asking them to quiet down falls on deaf ears. The security never shows up when called. There are nights the dog starts running around 5am and doesn't stop until 9am. Other days, it runs all days and the owners stomp around like they're mad at the ground. The owner even admitted to me she purposely stomps about the unit heavily to upset me… I can go on all day. The point is, I used to absolutely loooove living here. I have plenty of friends and colleagues that were considering moving here and have reached out to me to inquire about my experience. I've turned each one away and will continue to far after I'm gone! Now, it's a miserable nightmare and I CANNOT wait to be relieved of this leasing agreement. Honestly, I don't know if I can wait that long. I have hellish, hateful neighbors and a property manager that does not care.
Mold in my apt! Maintenance comes in our place without permission while I’m showering... took a month to fix our ac I would not recommend living here it looks nice but it’s not I’d rather be in a hotel honestly!!!!!

Be where that only one parking space is offered per apartment no matter what size the Apartment. Management has change 3 times in the past 3 to 4 months and over all the complex has definitely suffered.Auto break-ins are and although this community is gated the gate rarely works. BEWARE LOOKS NICE but not as it seems.
Seriously, who writes reviews like that?? Oh the people in the office they do! Who knows that children are towards the front of the complex? No one knows that. My point exactly. Ok, so each apartment gets ONE parking spot that is it. And good luck getting that people always park in your spot. Yes, this is supposed to be a gated community but thats a joke too ... Since I have lived here the gate has never worked an entire week, so when the gate doesn't work you cant utilize the gym or the office because of the fobs. Yes the apartments are nice but teenagers rule the roost on the weekends always being loud and so on. GO ANYWHERE BUT HERE!!!!!!! We cannot wait to leave...

This property was just what I had hoped to find when I began my search. Once I toured the property, it was a no-brainer to enter in to a lease. The grounds are well-kept and I feel safe living here. The office and maintenance staff are professional and courteous at all times. They are also very receptive and act quickly to any concerns.
Office personnel have no idea what the rules are. You may talk to Thelma (not her real name) and she will tell you to do A,B, and C. When you do A,B, and C, you will discover that Thelma really did not know what she talking about and furthermore she has no authority to tell you to do A,B, and C. What a group of incompetent, dishonest people!! Beware of the charges and the lies that will develop upon your move-out!! The management team that was at Meridian when I first moved there in 2009, was the best. Once they left, things went downhill!! I'm not sure what Franklin and Johnston represent. Do they really agree with the methods of these office personnel? If so, it's time for 10 on Your Side! I HATE people stealing from me. In addition, to say that this is a gated community is a lie! The gate NEVER WORKS.
The apartment is great! The kitchen has white appliances and granite counters, washer and dryer comes with the apartment and the rooms are a great size. The only issue we have had is ants coming through the window. Thankfully the maintenance took care of it with spray.
its a great place to stay. the prices are a little higher than usual but overall you get what you pay for.
While the units are nicely done, poor management is not so great. We were displaced a week without power and ants everywhere. They took their time rectifying it and never repaid us what we lost in groceries as they said they would. Power shuts off randomly all the time and trash piles up until spilling over and onto sodewalk. Other than that the amenities are nice open 24hours. How you feel about this property will vary depending on what each person finds most important
