Would not recommend anyone that has a big family they limit 2 guest per unit and there is never any guest parking because the people that live here take those spaces

This complex has a terrible management and a HUGE problem with rats! The areas is unsafe as many shootings and car breaking ins happened during our stay.

My whole experience here has been very poor. I moved into a dirty apartment white blinds with black smudges all over them and AC that didn’t work and outlets that weren’t working and lights that were out. I had to have emergency maintenance on my first night in the apartment and other maintenance request right after moving in because the space wasn’t made ready for me. It’s almost like they didn’t prepare my apartment at all. I’ve had bug problems And a horrible time trying to get in touch with anybody in the office throughout the duration of my time here. I’ve had a positive experience with my neighbors, but the people who work in the office don’t seem to want to do their job. I am looking forward to leaving this apartment complex.

Constant car break ins Gate always broken Increasing rent but no security nor updates to property Mandatory valet trash fee of $25 but if you work, you won’t get home in time to put out trash. They don’t collect on weekends, holidays nor in the rain so what’s the point. We supposed to have the privileges of having trash pick up for a fee yet they don’t pick up

My favorite part of this community by far are the people who live and work here. Madison is a great value for the area, you cant beat the price to stay somewhere this decent.
I have lived at Madison on the Meadow for the past 4 years. It is a very nice property with very professional management. The apartments are spacious, clean, and have a lot of room inside. The appliances are very nice as well. The grounds are kept up, the parking is spacious, and I feel safe living here. The manager, Danielle and her staff do a very good job running the property. Work orders are done in a very timely process. I am glad to call Madison on the Meadow my home.
After 10:00 pm sometimes erlier you cannot find parking spot. They have an agreement with towing company. They put numbers on visitor parking area which is confusing for visitors. Lots of lizzards and frogs and ants. Appliances are too old. And the main problem is Office stuff they are not nice at all so rude. They don't do their job. Stay away don't rent.
You will not be able to have visitors half the time here. Very little visitor parking with residents often parking there at no penalty unless they do it for 7 days. Instead if they park anywhere else they will be towed. So you visit them, not them, you. Residents can't park either. The longer they have tried to "fix" it, the worse it has become. First parking a minute or so from your apartment, and thinking it was just busy. Then park on far side of the complex and management tells you "at least you got to park inside the gates," and finally not having anywhere to park in the complex at all. One guy slept in his car. Some people park in street outside and have cause accidents. Visitor gets full of residents with nowhere to park. Might have to park at better apartments nearby and walk home. Warned by a cop to not walk around out night in this area because break-ins on the rise and dangerous. Management plays games or is just rude with you. Emergency maintenance can take 20 mins. Coffee machine usually out of coffee in clubhouse. Pool sticks in club house broken, so the pool table in the pictures is a joke. Pool is small and rarely used by anyone. Feels cheap and low quality. Computers in clubhouse old and too slow to be very useful. Workout room small, but otherwise ok. Very little community feel, other than grumbling together about parking that complex won't just fix.
Please do not move here! As a former resident, be prepared to park your vehicle outside the property gates, no security provided at night. Please do not attempt to park else where because your car will be towed. If your building is facing the meadow, be prepared for frogs invasion in building, please do not hang any curtains, pictures on Wall you will be charged for damaged to wall. Please have your carpet clean during your stay or else you will be charge 500 to replace it... if you try to complain to management company, please know that they will respond when they feel like it... maybe two weeks after complaint. I wish I was warned. If you decide to rent here... GOOD LUCK!
UNHAPPY with this apartment!! I'm a current resident at Madison on the Meadow. The service was generally bad.there was no parking space. Before i came here,they used to offer a good service but since i changed my residence to this place,their services have greatly changed. Also, after 11pm it is hard to find a parking bay. I have lived in my apartment for almost a year now and I've been pretty happy with my choice to rent at Madison On The Meadow for the most part. The only issue that I have really had was the A/C unit for my apartment will not cool properly. I have easily put in about 8 work orders for the same exact issue. Maintenance always responds to the issue in a timely manner but have yet to truly fix the issue! My air always work for about 2 weeks after they come out and then I'm calling back in for them to come back out to fix it. Granted I am on the 3rd floor and we are in Texas, so I know that I will take a little longer for the air to cool but I shouldn't have to come home after being at work all day to an apartment that is 94 degrees and it literally taking 6 hours or longer to even reach 75 degrees. So it seems like they would just replace the A/C unit to just fix the issue but that has yet to happen. Other than that one issue I've been happy with my decision of renting here. The property is pretty quite and all of my neighbors are really considerate of one another.
Really nice clean and quiet townhomes. Easy access to the beltway, hwy 90 and hwy 59.
These are the perfect apartments if you want the quiet setting while being only 15 minutes from downtown Houston. Excellent maintenance staff and office staff that handles all inquiries with quickness. The onsite gym and pool makes it easier for the health enthusiasts to stay in shape and the pool helps to cool you off on those hot summer days. There are numerous gazebos with space to BBQ and there is also an entertainment area in the front office to host parties or just kick back and watch the game or shoot a game of pool. You can't ask for anything more from an apartment complex.
Madison on the Meadow has been great. Our apartment is very nice and spacious, and we have never had any safety issues. A consistent annoyance we have faced has been turn around time with maintenence/up keep but other than that I can't complain. They ahve fixed the pool waterfalls and the landscaping and grounds have been very well done. The new management staff is loads better than what it used to be, but it would be nice if they would be more accomidating on maintence requests, that's all! Great apartments, especially for the price paid.
