Be prepared to pay for all new carpet when you move out. Our carpet had some dirty areas but no stains, burns, tears...nothing unusual. Their "vendor" said he recommended replacing ALL the carpet instead of cleaning it which could have easily been done. They even replaced the carpet in the bedrooms which was a year old and wasnt even dirty and they're trying to stick us with the bill. Its a joke. I've asked 4 different times to be called by them and nobody will call. Stay away.

The management here treats you like you're a prisoner. They don't bother responding to any requests you have, nor do they care if you need something. Dawn, the property manager, talks down to you as if you are a child and shows no respect for people who rent here. While the location of the place is good and the neighbors are nice, the management of MAA ruins everything and makes your stay a living hell.

Moved in a few weeks ago. We were told by management that they were doing a final cleaning the day before and making sure everything was good. However, when we moved in there was black pet hair all over the place. And multiple lightbulbs throughout the apartment were burnt out. I also noticed multiple nail holes that were not filled and paint on the floors from doing touch ups.

I love living here. It?s clean, quiet, and close to Old Town for great restaurants and shopping. The front office staff is always friendly and helpful.
Grounds are very clean and trimmed.
I enjoy and like my living experience. It is quiet, clean, safe, and very pleasant.
My experience at Colonial Grand has been great. Everyone is super friendly and helpful. On the very few occasions I?ve had issues, maintenance was quick to resolve the problem. I think it?s a great area and more afforadable than many other apartments in similar locations.
It's pretty average. Nothing fancy but it's nice relative to noise (only gets noisy on the weekends at the pool) and prompt care if something is broken in my place.
I love it here!
It?s quiet for the most part. The parking isn?t very conducive to guests. I wish there was a second spot to go in and out of. I wish we had the ability to maybe upgrade our appliances. But overall, I like the area and the size of my apartment.
They are very helpful if you need something fix they?ll be there ASAP
We have only been here for a couple months but the staff has nicely answered all our questions and solved all problems.
Everything is handled pretty fast IF you talk to Freddie! He is great and always making sure everything gets done right away! The property is always kept up and beautiful. The PARKING is absolutely HORRIBLE! There needs to be more spots available and motorcycles should NOT take up a car spot, at least share. I would tell people to not live here if they have a car. Everything else is great!
I like the grounds, everyone who works here is extremely friendly! The parking situation is sub-par and my lease went up quite a bit at this last renewal, but other than that things get fixed quickly and its a great place to live.
It is nice, for the price. I definitely think improvements can be made in the apartments. Like the showers, the appliances, and even the flooring. Our dryer specifically does not dry our clothes- we have to do 3 cycles for our clothes to completely dry. I haven?t had any issues with management and any issues reported have been fixed the same day.
I have lived here for 6 1/2 years. The property is kept up very well and whenever I have needed any repairs to my unit the maintenance staff has been very responsive and helpful.
I have been living at the property for almost 5 years. It is a great place to live. The pool is always clean and the sand volleyball court is always maintained. The gym has just been upgraded which is very nice.
I have lived here for 6 1/2 years. The property is kept up very well and whenever I have needed any repairs to my unit the maintenance staff has been very responsive and helpful.
As mentioned, if your 20 with a dog, you will feel at home. Astronomical fees that are never ending. Your not encouraged to stay beyond a year with a rent increase that could pay for a home in PV. Do not let their internet prices fool you! They do not reflect what is actually owed.

This is probably the worst apartment I've lived in ever. The management is so unprofessional and has "miscommunications" all the time. There were multiple occasions where the maintenance entered my apartment without my permission even though it was stated for them to not enter the apartment. The apartments are old and there is no parking inside the complex where most of the people living there park on the street. I almost forgot the security gate is broken 95% of the time. The apartment manager Dawn is the most rude and disrespectful manager I have ever come across. Also the facilities like the gym are absolutely useless with no gear. For the same price you can live down the street in a complex that's light years ahead and better than Colonial Grand.
Like most apartments in the greater Phoenix area, and trust me there are tons, Colonial Grand is all about location location location! These small, residential apartments are walking distance from Scottsdale's downtown (Old Town) and minutes away from Fashion Square Mall and many award winning restaurants! Commonly priced for the area, one bedrooms run as low as $895 to about $2940 for a 3 bedroom. They have on call maintaince crews and even an emergency line in case you need immediate assistance. However, their idea of an emergency might differ slightly from yours, so unless you want rude service just be hung up on anyway, your best bet is to wait until morning. The complex caters to mostly young adults, offering amenities such as a fully functioning gym, pool, and volley ball court. Don't expect a peaceful weekend with your children because odds are you'll probably be woken up at 3am by your drunken neighbor because they want to pet your dog. Yes, pets are allowed. But no aggressive dog breeds!! Whatever that means.... So! If you're a hip youngster, looking for an over priced apartment that's walking distance from everything you could ever want in life (alcohol & food), then you've picked the right place! Good luck finding a place to park your car since your roommate took the only spot you have! Ciao!
Colonial Grand sits right in the middle of Old Town, Tempe, and Phoenix. It is the best location for night life and restaurants in town. The rent is very reasonable and the apartment size is very comfortable. The amenities that come with the apartment are beautiful; this includes the pool and gym. The maintenance group is easy to get ahold of and always shows up in good time. I am very happy here and am having a great experience in my first apartment! I have referred many friends to live here and I know they would all say the same.
If you are young this is a good place for you. It is decently priced, and has a lot of young tenants living on the property. I lived in the 2 bedroom 2 bath apartment for a year and there was plenty of space for me and my roommate. We never had any problems with the air conditioning or other appliances. It is not loud at night and you can't hear your neighbors through the walls. The pool does get a little over crowded at times with 4 or 5 groups of people playing their own music which can be annoying. But other than that it was a good place to move and meet people.
