"I lived at MAA Grapevine for two years and generally had a good experience with maintenance during my stay. However, my move-out process was disappointing. I was charged over $1,650, plus installation fees ($100) , for the countertop, despite its condition being nearly the same as when I first moved in and that counter top made with very poor quality with play wood. It felt as though the staff had already decided to charge me for something, regardless of the circumstances. Additionally, before moving in, I noticed bug and cockroach issues and reported them to management. They assured me that pest control would be sent weekly, but after the first two weeks, no further pest control treatments were provided. Overall, I am highly dissatisfied with the management’s handling of these issues and the way I was charged without a clear justification.

When looking for an apartment, I always have set questions in mind I want answered so this is my attempt to answer those for anyone looking in the future. Noise: Cons: I could hear it when our downstairs neighbors played music or when dogs were barking outside. I had a room with balcony access and sometimes it sounded like someone outside was in my room. Pros: I couldn't hear our next door neighbors. Like ever. So the walls were thick but the floors weren't. When noise issues were brought to the attention of the staff, they addressed it asking tenets to be respectful of the community. Bugs: Cons: Not really an issue. We had ants like once and a cricket let itself in from the balcony. They only spray for bugs on Monday so if you have an issue Tuesday, gotta wait it out. Pros: Maintenance was always very responsive to take care of and spray for bugs when we called about it. Safety: Pros: I accidentally left my car unlocked a couple of times and it was never an issue. We did get an email once or twice about making sure that your vehicles are locked because there had been some concerns but I never felt unsafe. Management: Cons: Every year they raised the rent. This is what lead us to move out. We discussed it with management and had some sympathy and negotiating was a bit of an option, but it wasn't enough to get us to stay. Pros: They pretty much always answered the phone and were professional and timely in dealing with issues. Community/town: Cons: It's a bit of a commute to the city but most of these satellite towns are. I didn't become friends with my neighbors, but I wasn't trying to either. Pros: Grapevine is adorable. There's a cute downtown area and it has most all restaurants and shopping centers you would want in a reasonable distance. The people in MAA were all friendly when I saw them out and about. Other: Cons: Our electric bill usually surprised us a little with how high it was. My suite mate believed it to be because of the vaulted ceilings and poor insulation. This was true in both the winter and summer. Pros: They installed Smart Home features allowing us to control the AC/HAVC from our phones (great feature when you're in bed and want to cool the place down) and unlock the door and know when it was accessed by maintenance. These apartments are old and have a lot of maintenance issues. Count on your water being turned off often. My son's apartment was invaded by rude and incompetent maintenance personnel on several occasions. Twice they had to tear out his kitchen and jack hammer through the foundation to fix water leaks. Their work was shoddy and substandard with numerous dings to walls, cabinets and countertops. No water, no kitchen, no privacy, no regard for your living space. Oh, and no credit for the time you lose your ability to live in and enjoy your apartment. Here's the kicker, when he moved out, they tried to charge him for all of the damages left by their crack maintenance staff! Complaints have been filed and we're now going to court. 2 weeks in and we regret moving into this place. A TOTAL DISASTER. Upon move in, there was mold on the ceiling, ceiling fan broken, broken drawers, broken ac, deadbolt on front door broken, security latch on porch door broken, literally penises drawn into the pavement outside the apartment. They sort of fixed the mold, fixed the fan, two weeks later have yet to fix the broken drawer. Taking two weeks to get the ac fixed. It's consistently been 80degrees in the apartment. When we told the front office about the pavement they shrugged and said "it is what it is" and wouldn't do anything to fix it. DOG POOP EVERYWHERE. People let their dogs run wild. I was attacked by a dog, told the front office and they didn't care. Said they needed an exact apartment number to do anything. I have lived in several apartments and have never had to deal with such problems. My fiance had to talk to a manager at a previous MAA complex he lived at to even get this property to handle our AC problem. So ridiculous. Do not live here.
Do yourself a favor and do not move here. VERY Thin walls, pest issues (roaches, caterpillars, spiders) Terrible Management, no one ever gets back to you in the office, they never answer phones, they dont reply to emails, they are the absolute worst! This past month they added $30 to rent towards bulk internet yet could not answer the simplest of questions like will this include wifi or hook up? not to mention they still charged the $30 and never installed the bulk internet, sending out an email saying instead you'll be charged more but it will credit your account, after calling 4 times and sending an email, they did not reply! its never ok to overcharge! poor community services, pool is always dirty and do they even add chlorine? maintenance men are the ones cleaning pool, gym is constantly undergoing issues and looks trashy, I have had various issues with maintenance coming into apartment without notice and one instance where maintenance definitely looked into my ipad locking it trying to get in.

I lived in this complex for 2 years and can honestly say it is horrible. To start off with there is one person in the office staff Jen that is rude and doesn't care about the residents. She has gone out of her way to tell me to pick up after my dog when I was already in the process of grabbing a bag to do just that. The maintenance apparently can not go in a apartment if your dog is roaming free so any request that was made to fix items were just closed out and I never had a reason for why they closed it without the work being done. When I moved into the apartment I handed them a laundry list of items that were wrong with the apartment. The carpet was not clean and actually ripped in some areas from the previous occupant. This was never fixed by maintenance and as for the dog policy, that was changed in the 2 years I was there because they use to go in all the time when the dog was out in the beginning. Speaking about going into your apartment, they never gave any notice when they went in for inspections of the fireplace, etc. Another issue is they never send any notice when you have a package in the office. They do not care about their property because one building has been sitting burnt up for about a year now.Lastly parking is atrocious, there is never any spots open close to your apartment and they are blocking drive ways to try and repair how crappy they are.

I have had many poor experiences with the maintenance team here. They are extremely slow to get anything done then they cannot fix it correctly the first time. For example, I am having an issue with AC not working and I have to call the emergency line twice to get anyone come to look at it. It took them 5 times to fix my refrigerator, 3 times to fix a leak in my bathroom, and 4 time to fix my patio from flooding. Not to mention the mess they left in my apartment 3 times when fixing the leak in my bathroom. It took three calls to the regional Vice President just to get an apology out of this place then they still will not do anything to make it right with you. And don't get me started on being force to buy cable from them. All you get is "free" HBO for $50/month. Then you still need to find your own internet on top of that. Avoid this complex if you can.

You get a location with easy access to highways, and my neighbors were quiet the two years I lived there. However, it is cheaper on the surface but they nickel and dime you with charges for covered parking (limited availability) and they force you to buy cable through them, which means you cannot get bundles fromTWC to lower your internet cost. The maintainance staff was prompt, but the fixes were temporary. For example after leaking, a rusty air conditioning panel was simply painted over without removing the rust, so within weeks the problem had returned. There were many issues with ant infestations. However, the most frustrating experience was the lack of transparency when it came to move out costs. It took me pushing to get an itemized statement. The leading staff was quite surly.

Lived here for a 13 month lease and really loved it. They are relatively inexpensive for Grapevine, especially for the squarefootage available and how nice the units are. The fitness center is quite nice for an apartment complex, well stocked with equipment and free weights. The community is quiet, never was I bothered by other tenant noises. Office staff is super nice, and friendly. Were FiOS offered here there would have been no reason to move. I absolutely loved living here and highly recommend CV Grapevine.
Colonial village apartments are great they have 2 sectors of apartments which both are great two pools with a waterfall I might add good gym not like typical apartment gym comes with washer and dryer in apartment also a fireplace the location is great right off William d Tate kindve in the Mecca of all the restaurants and things to do in the area it's a just great place to live.
While living at colonial village you get the luxury of 2 pools,a hot tub, and a gym with new equipment. This is not a closed apartment complex but they make sure to keep unwanted people out. The gym is open 24 hours, and the pools have patio furniture with them so if you want to grill. The apartments are very spacious and comes with free cable and maintenance services.
I have lived at Colonial Village at Grapevine for 3 years now. I really like how affordable it is to live here in comparison to the surrounding apartments. Their facilities and all buildings have been re-painted on the outside and has made it more warm and welcoming to future tenants who are apartment hunting! This is a safe area and have had no problems with loud or noisy neighbors. Highly recommend CV Grapevine!
