Property Ratings at M Club Apartments
The M Club apartments is convenient and affordable, but the maintenance team needs to be way better. There have been plenty of times I placed a work order and they are just picking up trash all day and never make it to my apartment to fix whats needed or they come before they close for the day and have a terrible attitude. I honestly wouldn’t recommend unless you just have no other choice.

It's cheap they don't make a fess usually it's fairly safe to live in. Maintenance just never shows up
They are in the process of upgrading everything so it's a little "excuse our mess" vibe but you can see how much work has been done. The area is beautiful! ALL staff I have interacted with have been amazingly kind and helpful. Shoutout to Lakea, Maddie and Todd for going above and beyond! Genuinely nothing negative about any aspect.
The M Club is a good place to live, Location is close to everything . Everyone's very nice

M CLUB is an amazing place to live. My mom told me that this was the place all the people back in her day wanted to move and I can see why. Lakea and I believe the girl’s name is Maddie are so kind and hilarious people. I have a feeling I will be living here for a while!
For a first time apartment I can see residence loving M Club. However, for those of us who are not new to the renters life I would not recommend M Club as a top choice. Since moving here we’ve changed management at least 3 times. There’s been perks to that like finally being able to use the amenities and repairs to the outside of the buildings. However, overall it’s been an interesting time here. The apartments interior is also not updated at all but the rent prices keep increasing. Happy for the outside but the inside is where the residents are really going to reap the benefits.

Not a bad place to live but with the rent increasing every year and no real incentive to resign a lease. They could at least update the interior units or offer carpet cleaning or something to show appreciation. Another idea would be; if someone agrees to resign their lease and they have been here for at least 2 years; don’t increase the rent…have them grandfathered in.

I have been a resident for 6 years and I love it here. Michelle and the other office people are responsive and for the most part any maintenance requests are handled promptly. My apartment is outdated but it is large and comfortable. The management does a great job getting rid of any troublemakers, especially if police are called. Therefore, there's not a lot of disturbances. In addition, they do a good job with the grounds upkeep and I've never had a pest problem. My only concern is I don't know how much longer I can afford to live here. My rent has increased close to 10% each year for the last 2 years. My apartment is not one of the ones that have been updated so there's nothing to warrant such a massive rent increase. I've never been a problem tenant and my rent is always on time. The significant increase in the monthly rent is a huge issue. Especially since I am lucky if I get a 2% annual salary increase. If you plan to only stay here for only one year then I highly recommend M Club. But if you're thinking of making this your permanent home, be prepared to pay almost $100 more each month with every lease renewal.

The M Club isn’t a bad apartment. It is close to a lot of things and it is convenient. My only problem is I believe the apartment should invest in security or security cameras because my car was broken into and one of my guest cars were stolen. If security is enforced in the neighborhood more it would be a nice apartment.

This property have potential to either improve or decline, and from being here for many years his property is rapidly declining. I am happy living here, is a quiet place. I found my apartment clean, recently painted and with new carpets, and except for small things that were attended immediately, everything works for me, and I love that is close to my work and grocery stores.

I love my apartment, and the location is off the main road. One way in and one way out. We've gone through rough periods with drug dealers moving in, burglaries everyday. But for the last couple of years its been relatively safe. I sit out on my patio at night. I love my neighbors, most of us have been here several years. But we are treated just like short time renters.

I’ve lived here going on two years now. Maintenance and the office staff have significantly improved in the last 5-6 months. There is a wait for Maintenace but I understand it takes time with a larger community and non-emergency work orders. The only thing I’d change and willing would pay for is a washer/dryer hook-up or already have a set in my home. They only have that option for two-bedroom apartments. The other thing that I cannot stand are the geese. They are everywhere, are snappy, and just gross. Then there is the school traffic during the year. It is the worst and you do need to plan accordingly. However, overall for the price that I’m paying it’s not too bad. You can see the changes.

For the price of the rent the apartment could of been a little more bigger, especially the master bedroom, & living room. Definitely need to update appliances, and closet doors. Parking lot need to have lighting for safety reasons, and it’s full of raccoons at night to where sometimes you can not even see them due to how dark it is.

These people will ignore all calls in that office. I just moved out of my apartment and none of the plumbing was ever correct; no drains worked properly, everything leaked, and all maintenance requests were ignored. Im sure that’s mold i was breathing. These people are very hungry for evictions, (paid late or made a plan to pay it later? Ha! They will still file eviction to Lawrence courts) the current property manager isn’t too much brighter than any of the previous ones, and all in all just a very inconvenient place to live. If it’s too windy, storming, or bad weather you won’t have power. The staff in the office lies about help. Only thing consistent here are inconveniences. DO NOT MOVE HERE thank me later

I called two weeks in advance to schedule an appointment. Called a second time to confirm the appointment. On the day of, I arrived to view an apartment ready to sign a lease if everything checked out. The property was dirty, the office staff were rude, and they informed me that they didn’t have any availability to view apartments. I was very unimpressed.

Not great. I’ve lived in trashy apartments and it’s not trash but still not good either. Traffic is incredibly loud. Building seems to shake from traffic being so close too. Management isn’t very accessible to contact either. Maintenance mainly does rush/patch jobs.

Terrible at communication, you have to call multiple times a day for someone to pick up if you are lucky. Service requests take longer than a week only to have them not fix anything. There are cockroaches in the laundry room and something smells dead in there. When I moved into my apartment, it had the smell of marijuana and the lady helping me directly lied to me telling me it was a new paint smell.

My boyfriend and I moved in around October 2021. The process to get started was horrible; the office staff lacks good communication skills. We have been asking for a gym key for the longest; we both work days, so working out during the day/office hours is impossible for us. The office staff rudely told my boyfriend that we cannot get a gym key and left the conversation at that. I’ve called and of course, no one is not returning my phone calls. I even called the corporate office and left a message for the district manager, Laurie… not to be surprised; no phone call. This is very disappointing; especially with the amount of rent we pay every month

Dont ever rent here! Bugs, maintenance staff is 2 people, rent is way too high to be living in these outdated apartments. The staff is rude they will lie on you , lie to you , take your money and claim they dont know what happened.. etc etc.

Save yourself the headache and MONEY. I originally applied to live at M club Apartments at the beginning of May and finalized everything by June. I had a move-in day for July 16(2br, 2ba), I had to call them every single day in order to receive my welcome letter. after I finally received the welcome letter, they let me know that the unit I originally applied for was not what I was given. They lied to me and told me that I specifically applied for a two bedroom one bathroom when I did not. In order to give me what I originally applied for it would take another 3 weeks leaving me homeless for that 3 weeks. while homeless, I still had to consistently call in order to receive my lease. The Friday (august 7) before I was supposed to move in, I was informed that the contractors fixing my apartment had broken the countertop & my move-in date was pushed once again unless I wanted to take another unit. In desperation I chose to take that unit that they offered. Monday night after hours (Around 6pm) I received a call telling me that my unit would not be ready for move in the next day. At this point I had already rented movers, a U-Haul truck(completely packed),Paid for my groceries and had them ready to be delivered. this was less than 24 hours before I was supposed to move into my unit. After a lot of back-and-forth we decided to move my date until Saturday, August 14. I had to return my truck, pay a fee to move my groceries, re-pay my movers, as well as repave the U-Haul rental. Upon arrival my unit was not clean. There are raccoons outside of the door, tobacco guts on my floor, and paint all over the wooden floors in the bathroom and kitchen. My patio door does not lock, I have no fire detector, The washer doesnt work, cabinets are hanging off of the hinges,multiple doors that do not close and some that only close with a lot of force. my carpet was not the cleanest(also stained with paint). this is just a business to them. No one is vigilant with communicating, the staff has not been rude, but they are very condescending with the way that they reassure you that everything is going to be okay when it is not. I have also been in the office when other residents have needed issues resolved and they have not resolve the issues the way that one should. If I could give them a zero out of five stars I would.

Unfortunately a good apartment gone wrong. In the last 3 years different management 3 times. Property is not well kept and is being trashed by residence. Raccoon problem. Indoor gym never works and staff never comes.

Stopped by to view a 2 bedroom apartment. The lady who assisted my was very rude and had a very nasty demeanor. I followed her in my car to view an apartment that was being remodeled. We passed a man just sitting in his car smoking marijuana with the windows down. As we walked in, she stated she couldn't show that home and didn't have another one to offer. As we returned to the leasing office, she handed me my driver's license and did not offer to show any other amenities. It was also weird she didn't have common courtesy to wait for me to walk in with her through the employee entrance. I definitely didn't feel welcomed as a guest. I can only imagine how I would be treated as a resident. Will not be moving here. This place needs some serious upgrading from management not just apartments.
When I moved in the gfic outlets in my kitchen and Bathroom didn't work. 4 months in one was finally fixed. 6 months in and the bathroom one still doesn't work (huge safety violation). The dishwasher has never been secured and pops out (usually scraping whoever is loading it), the ceiling above my shower has been leaking sewage into my tub from my upstairs neighbor since I moved in (they have "fixed it" twice but it took multiple trips to the office and multiple phone calls and its still leaking 6 months later...), rain water leaks in through the exterior wall, and theses are only the major issues I've been trying to get them to fix. When I first moved in there was mold growing all over my bathroom and it took them nearly a moth to do anything. I have been into the office, on the phone and done the online service requests.
Updating my review. This place use to be really great, but they recently went under new management a few months ago. New management has no online methods for accepting rent, they only seem to accept checks. Also, the office no longer accepts packages. Any packages that the mail man tries to drop off, they turn away and say to send back to sender ... so it is near impossible to get packages unless they are small enough to fit in your mailbox. Finally, they don't seem to do a good job with pest control. Insect and raccoon populations have exploded over the past few months.
Management is very shady and always looking to make an extra buck. The web portal to pay rent goes down at the start of the month (for days, not just a few hours) multiple times, and I'm the one tacked with a late payment fee. The 2nd time this happened I was forced to go to the bank and get a check even though I was promised I would always be able to pay on a card. Maintenance doesn't perform repairs after months of requesting, and I don't even get a visit. When we try to terminate our lease, the management finds some new technicality that prevents it. I just felt stuck here playing their games living in a half functioning apartment listening to their excuses until the lease ran out. Pros: There is a roof over your head. No bugs outside of the usual. Cons: You're dealing with borderline criminals, and I don't mean your neighbors.
Terrible staff and living environment! Nasty carpets and appliances, horrible neighbors, & regularly heard GUNSHOTS!!!! maintenance is non exhistant. Work orders NEVER fulfilled! Dark parking lots are VERY unsafe. Drug deals happen daily on the property! Break ins happen regularly and nothing is done about them. Pools are disgusting and not upkept! Advise everyone to avoid this apartment at all costs! A card board box is safer!!
I have lived in these apartments since January of this year. I loved the location. Its close to work and close to near by shopping. The complex is fairly well kept and looks nice when driving through. The only real problems I have encountered is the management and the staff. When I first moved in it was under a management and staff that did not know how to run a complex. Manger would never put in work order like she was asked and it took almost three months to get my heating/cooling system up and running. However in May the complex hired a new manager who is much better than the old one. Staff can be unfriendly at times but majority of time when I go I am always greeted with a smiling face. The amenities such as the pools and the gym have recently been redone and can now be accessed 24 hours which is much better for my schedule. Overall I would give the complex a 4 out of 5. There are only a few things I would change.
Everything about my apartment community is great. Very spacious rooms and friendly neighbors, 2 ponds with Geese. indoor/outdoor pools and a lot more. I enjoy living here; its home.
Decent apartment that is a little on the small side, without lots of storage. The price is good for what my family can afford. They are improving the amenities for residents, but the office staff can be a little unhelpful. They have an inside pool and they just updated the gym that we can have 24 access to.
I live in a 550sqft. apartment with my significant other and her and I have made it our slice of heaven. We absolutely love it and make it work. From the uniquely shaped kitchen to the nice closet. Overall it represents us.
