Still having a blast at Lumina. Indoor parking, easy access to restaurants, bars, grocery stores, and parks, along with a very walkable location make the apartments an ideal living situation. The amenities include a gym and pools, greenway is literally right next to the apartments. Very happy with Lumina apartments.

My experience so far with Lumina has been great. The process with getting/ signing a lease/ moving in was a little tricky and I felt like there was a few things that the leasing agent left out upfront that would've been tremendously helpful to know as we navigated the process so we could have been more prepared. The facilities and the apartment are extremely nice and overall I am very happy I live here. It is a quiet environment and everyone I have bumped into has been nice and welcoming.

It’s been 3 months without the elevators working, I have had to push back surgery and will have to move out soon. Not sure how we will move out with no access to an elevator. We should be receiving a discount when amenities like this are not working for this long. Being forced to take the stairs is crazy work for a luxury apartment and for how much we pay. Door downstairs to buzz people up still doesn’t work after I’ve been here for 3 years. Seems like the company that manages the property are ok with things not working. One positive is that they have communicated when people will enter apartments in a more timely fashion - but I think that’s the bare minimum requirement of them. Garage works.

Poor communication at first, had to call multiple times right up to the date we were suppose to move in for any information regarding our move in! Moving in from another state that made things really difficult to plan because there was such little communication.... since then things have been good. I'm hoping that wasn't setting the tone for how living here will go but we're staying positive that it won't be and it was just a little bumpy start. So far the apartment itself and the area/location/amenities are all checking out to our expectations.

Close to everywhere you wanna be in mid city. Rouses and Winn-Dixie are a two minute walk away. The Greenway is right next to the apartment complex. Lots of restaurants are nearby, including Bayou beer garden and wrong iron. Amenities include two pools, a gym, free Starbucks, coffee. 15 minutes away from most places in New Orleans. Very satisfied with the accommodations Lumina has to offer.

The location is great! The staff & community is friendly. There’s little things that I expect for the price of what you pay in rent. One, the street parking is terrible. I’ve almost had my front end smashed coming out of the garage due to limited sight. Two, the parking garage is a plus but they didn’t have parking passes for me as a new resident and people double park all kinds of ways in the garage. Third, personal preference, the gym is little and a lot of the equipment could use a refresh/cleaning.

Parking garage lines need to be redone ASAP. They look ridiculous. You cannot see the parking space lines. Rent is a little too expensive for the size of the apartment and the amenities (gym isn’t all the great, no sink garbage disposal, no shower door). For the price I pay, I would like a bigger apartment at least a bigger living room or an extra bedroom.

Unfortunately, my experience was lackluster. To name a few and to keep it short; The leasing agents and managers would talk about residents in their office. Not knowing there voices carried into the hall…. Delivery packages were left “attended to” OUTSIDE of the package lockers- multiple times. Especially around the holidays. No warning from management. My car was ransacked twice. The key fob systems were down for a week. All the doors were open to left in residents, employees….and vagrants. Employees smell like smoke. Don’t you just love it when you ask an office member a question and, every-time, you open your mouth your taste their smoke? My balcony kept leaking (a problem with all of them), If you can’t get with a manger - don’t bother asking any one else. They don’t know or act like they know and it ends up creating a bigger issue in the end. Good luck.

My boyfriend car was broken into & 2 weeks later my car was stolen. Also, the garage is always broken, so you’re paying for a gated apartment that’s literally never gated. On my ring camera someone was creeping by my door, mind you the apartments were not outside, they’re inside. Also, the cameras never work, so when I needed help with finding out who broke in to my boyfriends car and who stole mines of course nobody had any answers for me.

Nice apartment. Maintenance usually quick to respond to requests. Do wish the door on building 5 would be fixed. Been broken since move-in in July and always slams/door handle falls off. Also maintenance crews do ride four wheelers/dirt bikes in garage and outside apartment during shifts.

They’re nice apartments and spacious with balconies and in a nice area! theres room for improvement. Call boxes are at the front of each building - none work. They haven’t worked in 2 yrs. Rent prices increased, no clue where the additional money is going. The grills are nice, but they aren’t cleaned - I have food allergies. The tanks for the grills arent always full or hooked up properly. The garage has worked consistently for more than 2 months which is the first it’s happened in the 2 years! Honestly thats the minimum standard of any garage. Theyre super dirty and dusty from when Conti was a dirt road. Drop anything in that garage and it will be filthy it’s gross. It can be hard to get in contact with the front office unless you call or visit during business hours. Emails are sent but are inconsistent. Summary: fix call boxes, have grill rules posted and cleaned biweekly, clean garage floor, improve email correspondence

So far, I enjoy living here. Lumina II is a solid experience. There are a few oddities that I didn't anticipate before moving in. For example, the lightning taking out the door fob system, or all of the water that collects in various places in the parking deck. I have been a resident at Lumina for 2 years and overall my experience has been good. The location is great and the residents are mostly respectful of the shared spaces . The leasing office is helpful and understanding when problems arise. It's a bit pricey for students and young professionals, but it is still an ideal place for that demographic of people. The only significant issue I've had in 2 years is that our shower floor needed to be replaced and has not been replaced yet. We are now beyond the timeframe we were given to have it repaired as we near the end of our lease. I will not be able to renew because I will have to leave the city to start a new academic program. Aside from this several month long eyesore and inconvenience, I have enjoyed my time at Lumina and would recommend it to anyone looking for a comfortable place to stay in Midcity.

DON'T DO IT RENT ELSEWHERE

Absolutely terrible in every respect, DO NOT rent from here it is overpriced and non of the so called amenities are maintained properly. When you are fortunate enough for the management to answer the phone they give you attitude, rolling their eyes like asking them to do their jobs is an inconvenience. The list of issues we have experienced while living here is almost laughable at this point. Ranging from a neighbors drunk guest breaking into our apartment and hiding in the closet, to our bikes being stolen from the "bike storage" room that had a broken lock for months, to the smell of weed from neighbors on a nightly basis in our unit and the hallways. I could go on, but the bottom line is this place is in no way worth the money, they are able to keep a decent facade when they give you a tour but once you move in you will regret it. Look elsewhere and save yourself a huge headache.

I would not recommend living here

The front office is extremely unhelpful. The main issue is that they dont have a representative on call for when the office isnt open so people are at the pool incredibly loud at all hours and there is nothing to do about it when you work the next day. Even when the office is open no one is helpful. Half the time the manager is on a lunch break and the people who work at the desk dont answer questions. I will say the location is nice but for the amount of inconvenience that comes from living here it doesnt seem worth it.

Beautiful. Poorly Managed

I really hope the owners of this property read this review because I am certain they’d want Greystar to provide top service to their existing residents, but Greystar does not. Top complaints: 1) constant turnover in the front office - they recently replaced a very good manager with an extremely incompetent placeholder 2) the trash rooms are constantly overflowing with garbage 3) the package locker system is ineffective, inefficient and is constantly “losing” deliveries 4) the paid gated garage has been inoperable for months - meaning anyone can access the garage 5) I was required to purchase rental insurance from a company that has a financial relationship with the management company- high prices with little coverage. I’ve lived here 2 years and I love the location, but I won’t be renewing my lease unless big changes are made. Thankfully, Ted, in the front office is the only bright light on the current staff.

Don't waste your money

This place is overpriced, and you won't get what you're paying for. The office staff is rude and unwilling to help. The package system rarely goes smoothly. Repair requests get lost in the system. The front office rarely answers the phone, doesn't return voicemails, and doesn't communicate by email. This place is a nightmare with a hefty price tag.

The experience was not what I expected to have here at the Lumina . The place is ok, Ive seen better for less but it will take some getting adjusted to. Theirs been missing packages left and right. The staff here is give and take. I put my first Maintanence request in and it was not followed up on , let alone put it at all. Everything is under Maintanence here . Dont think that Ill be signing another lease unless some major changes occur here. It has potential to be a great home but overall poor everything !
