Property Ratings at Lofts at Innovation Center
Read this in full. Avoid this apartment complex like the plague. If you are an engineer, work in any secure position or local engineering firm, or otherwise have a shred of productivity, the first thing you need to know is that you probably aren't allowed to live here simply because of exposure risk. The Lofts is owned by Peak Living LLC, whose financial services provider Finicity demands full access to renter's bank username and password. You read that correctly, they *require* full r/w access to your bank account and your actual password in order to pay your rent. You can verify this by googling Finicity's pending court cases in California. If you work on any of the projects in the region this squarely prohibits you from living here. These apartments are the most cynically run outfit I have ever experienced: the staff, the physical apartments, and the ownership. The apartments aren't square, the place has overpowering foul odors most of the time, and the outfit is just a fee shop. Lots of noisy, drunk, druggie, and otherwise shady tenants, which severely impacted my work schedule. I witnessed the apartments' own subcontractors roaming around looking in car windows and writing down VINs, subsequently lots of cars on the perimeter were broken into. If you plan to move here, you need to price in the fact that they don't return your deposit and charge fees galore, so your actual rent is effectively higher than the sticker price (intentionally). I ended up leaving Tri-Cities completely and returning to a productive region after the experience of living in North Richland. You're much better off finding reliable friends or family to live with, and staying out of Tri-Cities' shady rental market all together.

After they asked me a larger than usual security deposit due to lack of credit history, I have not received my money back. They provided the move out statement, however I receive no response to my emails once I ask where and when my check was sent. It's been three months now since I moved out. If you are planning to live in here, be aware that any money you pay as a deposit might never get back to you.
My husband had over $5,500 worth of tools stolen from his car. We asked the management if they might have any cameras on campus for security, we were told that there are no cameras whatsoever. If you wan to feel safe where you live, don't live here. We also had another vehicle legally parked in the parking lot and regularly had other tenants vandalize the car. When we mentioned it to management, they said "yes, we are aware. The other tenants have complained and they want you to move your vehicle." Then they slapped a notice of towing sticker on the vehicle while my husband and I were at work on a Friday and gave us a deadline of the end of the weekend. Of course, the Loft's office is closed on the weekends and we have no way of disputing this notice of towing. We were given 0 warnings and never asked by management to move the vehicle. The office is impossible to work with if you work M-F/ 40 hours a week. They are only open during regular business hours and wholly unhelpful on the off-chance that you do reach them. Despite awful management, it almost goes without mentioning that they don't care about the state of their tenants' appliances-- the dish washer has never worked and when we called in the maintenance crew their idea of "fixing" the problem was to take out the dish washer and never bolt it back into the wall rendering it unusable. Washer and dryer have never worked properly either and the refrigerator had broken pieces inside of it when we moved in. I'm not one to post reviews, honestly, but this place is absolutely awful for the price you pay. We are always on time to pay electricity bills and yet our power gets shut off regularly during the middle of the day-- only reason why I know is because all of the clocks are reset. There is never any explanation to this from management and I always wonder if all of the food in my fridge is spoiled. I expect, at the very least, common decency from people I have to work with regularly. That will not be found here. Look somewhere else to spend an ungodly amount of money in rent because these people do not deserve your hard earned money.
I've been at The Lofts for almost four months at the time of this review and my experiences have been positive across the board: the leasing office is quick to respond to my (albeit infrequent) questions, maintenance is absolutely top notch, and I've been very happy with my neighbors (i.e. - no loud commotions or parties, several very nice young families, and a nice mix of different cultures and backgrounds given our proximity to WSU Tri-Cities and PNNL). The community as a whole is very well maintained. The grounds are neat, trash service is consistent (which is not always a given in this crazy world), and the streets around the community are very wide, quiet, and nicer than you'll find almost anywhere else. Finally, building and individual apartment access is via coded Schlage locks, so if you happen to forget your keys, you're ok. Or so I've heard...cough, cough... Now, the apartment isn't perfect...but the items I'm about to list are tiny (perhaps nitpicking): there are only two electrical outlets in each bathroom, there isn't an ice maker in the freezer, and there's not a top rack spraying arm in the dishwasher. Those are my biggest "complaints" about my two-bedroom unit. If those are not deal-breakers and being a mile or so north of town is ok, then The Lofts is definitely worth a look.

These apartments a very nice and have a great quiet location. Maintenance always works fast and we have really enjoyed our time here. However, the noise from neighbors is horrific. When we first moved in we had neighbors bumping music at 2 am and would find cigarettes thrown down on our patio. (They would land on our toddlers outside toy) They moves out after awhile and then we got new neighbors. They moved in with a dog that management didn’t even know about at first. The poor dog barks, howls, and whines whenever the owners leave. (They work from 7ish-5ish pm M-F) We have sent videos of the noise and talked to management multiple times, and two months later nothing has resolved. We are getting ready to move out and will be moving out early than expected just because of the noise. So moving in here, you’ll get a nice apartment. But be prepared for your neighbors to do whatever they please without management doing anything.
