The only redeeming quality is the location and amount of space you get for the price, but there are multiple other issues- -maintenance team is unknowledgeable/unprofessional- I was without AC for several months last summer during extreme heat warnings, and they “forgot” about my unit and did not have it fixed in a reasonable amount of time, and management did not help facilitate any assistance, despite being unlivable conditions -The large drafty and outdated windows make it hard to control the temperature in the units, overworking the hvac system, which is undersized for the rooms, several residents have them break each year ; it also makes for expensive utility bills (I even set the temp high in summer to 76) -Several bikes have been stolen from the property, which management has done nothing about, and also doesn’t have any footage from their multiple security cameras - They immediately hired new front desk staff after new management took over, who is a different person every day that doesn’t know what they are doing, and are never at the desk to let deliveries or other pedestrians inside, leading to backups down the street -Poor communication- often receive retroactive updates, and did not have any notice that construction would be directly outside of my window intermittently for several weeks- I had to email to ask for an estimated completion, and was told it’s “not feasible to stop construction for every unit to let them know they will be by and how long” - all I wanted was a general warning or update, and they still never updated the community- other complexes typically communicate things like construction in front of windows or intermittent road closures. Overall, only rent for the location and price, but look elsewhere for comfort and less frustration. Greystar can spend money on building new properties, but can’t manage the ones they already have

I love living here! It’s close to everything I need; grocery store, restaurants and the subway. The most important thing is that it is safe, quiet and I always have a place to park. Having an in-unit washer and dryer and dishwasher is also a big plus for me. I plan to stay here as long as I need to rent an apartment in Philly.

Lofts 640 is a great space in a great location. Close to SEPTA, grocery stores, and bus stops. I appreciate the front desk workers, covered and gated parking, and the access to amenities. Especially since being taken over by Greystar, Lofts 640 has only gotten better since I moved in.

I love my apartment. It is an older building so has some kinks that occasionally pop up but overall the location and amenities when fully functional make it absolutely worth it.

I've been living at Lofts640 for three weeks now, and I’m really enjoying my time here!. I love the high ceilings and large windows that let in plenty of natural light, creating a bright and airy atmosphere. The amenities are great, and I appreciate the thoughtful touches that make everyday life more convenient like coffee in the lobby! The management team has been responsive and helpful, making the move-in process smooth and stress-free. The location is fantastic, with easy access to local shops and eateries. This building has a very warm community vibe that I’m excited to be a part of. Overall, I’m really happy with my decision to move here, and I look forward to settling in even more!

Lofts 640 offers quite a sizable space for an affordable price and great amenities. The train station and super market are close by which works great for last minute grocery runs. Gym is a bit small but it works for the most part.

This place is a great location with awesome space and the price is a steal for what I'm getting. I'm within walking distance to so many restaurants, bars, stores, event venues, and public transportation. The loft-style bedrooms are really neat because I get a large open floorplan, but still have the privacy of a bedroom. The units are a little dark, so I had to invest in a lot of lighting. Also, the parking is a great price but the garage is tight and sometimes the gate doesn't let me in even when I pay for parking. Overall, it's a good experience and I'm excited to have people visit!

Been here for years and management has always been the biggest issue. The previous owner and staff would shut down the pool and the hot tub in the fall religiously claiming that they were broken and "needed to order a part." Said parts would never arrive until May/June of next year and so they have been out of operation for the fall winter and spring for the last 3 years at least. Even when they're open in the summer it's only for 2 months at best. It's now October and the pool is open (for now) but you still can't use it because they refuse to heat it the way it should be New management took over in Feb 2024 and claimed they were better than the previous management but they've used the same lies and tactics to avoid paying the maintenance on the pool and hot tub. The gym is dilapidated and doesn't even have a full set of weights. There used to be a beautiful stream within the landscape in the front courtyard that flowed continuously and made sitting out in the front really peaceful and added charm to the entrance. But they've since drained the stream without notice and now there's just rocks and dirt where the stream used to flow. The lofts themselves are spacious, maintenance is responsive and the people here are pretty friendly, but I point out the issues with the amenities because these are issues that show management doesn't actually care about your experience as a tenant and is putting the owner's bottom line first. The constant excuses they give start to feel like blatant lies which makes interacting with management staff really uncomfortable. They become hostile when confronted with concerns and don't respond to being questioned well at all. Greystar is such a large company that you'll never get any accountability or answers from anyone above the staff. On top of all of this they've started to increase rents for existing tenants dramatically claiming they're just matching the market when the buildings surrounding us are much newer and better managed. This place would be so much better if it were to be managed well but the blatant disregard for the tenant experience puts a constant dark cloud over what should be a beautiful building in a great location.

Hi Anonymous- We work hard to provide a fantastic experience for all. Since February 2024 we have been at Lofts 640 and we have tried to improve the amenity spaces as quickly as possible. However, sometimes improvements take longer than expected. The good news is most of these improvements are almost complete. The indoor pool is open and ready to be used, even through-out the colder months. We have also completed the renovations of the Yoga Studio and Community Room for your enjoyment. We are working to continue to upgrade the Community with each month that passes. The staff is hear Monday -Friday 9am-6pm and Saturday's 10am -5pm If you would like to learn more about upcoming changes to Lofts 640.We look forward to servicing you in the future months. I love Lofts 640 primarily because on the 9th floor I have a magnificent view of Center City. Due to the building’s solid fire-proof construction, I’ve actually tested with my neighbors having them blast their music as loud as they can and I can barely hear it. Excessive noise is NEVER a problem. I love the spacious feeling with high ceilings and the open-space design of my loft. The gym is good enough that I enjoy working out there with its excellent view of the city. I feel security is good with the limited-access gates and a 24-hour concierge in the main entrance. I’ve lived at 640 for 13 years so obviously I love living there! The new Graystar staff has been a pleasant upgrade and a major reason I’m renewing for another year. It’s close to the Broad Street line for when I’m going to Phillies, Eagles, and Flyers games. It’s a short walk to Center City or the Art Museum, and Schuylkill River Trail. Overall it’s a very comfortable and safe place to live. I only live in Philly part time, but I’m glad I have my loft here at 640 for when I am in town. It always feels like home.

2/5. Living there is fine, I enjoy the location, and my studio size. However, there are significant issues with failure to properly maintain the apartment, ongoing issues with neighbors that are not being addressed by staff, and bait and switch of online apartment pricing.

Lofts 640 is conveniently located within walking distance of City Center and several grocery store options. The secure parking is great, and overall feels very safe! The units are well maintained, and the skyline view from the 5th floor balcony is amazing!

Loft 640 used to be amazing. Now problems from old management are still there, rent is being advertised for less then what tenants currently pay, utilities are a pain to pay and electronic payment of rent charges a fee. Front desk workers are great and any issues maintenance fixes very quickly. All in all management needs improvement and the hot tub hasn’t worked in years.

Property never seems to be able to heat up in the winter. Which I tolerated throughout my year there. What really got me though was that I never damaged anything at all in the apartment but they charged me over 500 USD in fees when I was moving out for ridiculous damages that were there when I moved in. Ex a couple subcentimeter spots of stains on the carpet Also parking garage is extremely tight. Very easy to damage your car.
Moved in May 2021 and overall its a great building and I love my unit the rents here are going up significantly. Since Ive been here the pool has only been in operation about 30% of the time and the hot tub about 40%. My dishwasher isnt worth spit! The utility bills for me are quite low. It is a non smoking building however many of the residents smoke weed and dont care and the building manager doesent really enforce it. My apartment is quiet, I presently have residents on one side and above and below me...not a peep. A big plus is the built in washer/dryer, mailroom, front desk and terrace.
Used to be a great building, but has declined considerably over the past few years. Building has turned into a AIRBNB hotel, you can find it on airbnb, they don't list it as "lofts 640". Walls are thin as paper so if you're close to or neighbors with an AIRBNB apt, you'll have quite a few sleepless nights as you can hear everything, music blasting through the walls. Theres trash everywhere, garage parking has become a shitshow. Kids running around the pool,hottub,deck etc. I would not recommend anyone to live here anymore, nor would management as they are trying to convert every apartment into an AIRBNB now
Moved in about a month ago and am loving my new home. Safe place with big apartments! Beat part I think is the parking which is included with my rent. All other places I looked at were charging at least $250 per month. Had a toilet issue when moved in but maintenance took care of it the next day. Rent is very reasonable for the larger studio I have. So far, the neighborhood is great for running and plenty of cool restaurants nearby. Definitely consider Lofts 640! Glad to be here for my time in Philly!
Living in a hot, upcoming neighborhood, at Lofts 640 with easy access to public transportation, shopping and restaurants as a long-time tenant, it's great to take advantage of the gym, pool/deck, parking and spacious living. One of the best things? My apartment is so quiet that I often feel like I'm the only one in the building, even though Broad Street is nearby. The very busy, understaffed maintenance team [there are 250+ apartments in this repurposed industrial building] does their best to address issues as they arise. 640 is in the process of having its common/public spaces upgraded. Given the ups and downs of everyday living, I intend to live here even longer. You should definitely consider it. Am happy I did. :-)
