Kemah is a small city on the coast of Galveston Bay, forty minutes southeast of downtown Houston and forty minutes north of Galveston. To people around southeast Texas, Kemah is well known for its boardwalk, a waterfront entertainment district featuring restaurants, shops, a marina, an aquarium, and carnival thrill rides. The boardwalk is also a popular entertainment venue, hosting a variety of events like concerts, car shows, and fireworks displays throughout the year. The maintenance guys are always great and so kind. We needed our water heater turned up and they were here at 9am the next morning. There was a form I had to sign for safety reasons; I went to the office and signed it and they came back and adjusted it asap. Thank you.

The complete lack of available parking in the entire complex (gated and ungated sections) has been a daily source of frustration and inconvenience for my wife and me. Management claims parking is not guaranteed, but because the complex is off a major road with no surrounding areas to park, there are no safe alternative options remotely close by. This regularly forces people to park in handicapped spots, fire lanes, and behind garages/reserved spots that other residents pay for. Management implemented parking permits for the gated sections to accommodate this problem. However, this has not worked because there are simply not enough parking spaces for the number of units in the community, let alone multiple cars per unit and guests. My wife and I often work late and frequently (sometimes 3-4 nights per week) have to circle the complex for 15-30 minutes to find an available parking spot. We requested paid parking spots months ago and were told there were more than 15 people ahead of us on a waiting list. We have not heard back since. The parking issue is not exclusive to us. Numerous residents in the community groups on Facebook, etc., regularly complain about it, and we often see multiple cars circling the community, looking for spots with us. We hoped to stay at the Livano Kemah for another year while we saved to purchase a home, but this recurring, unacceptable issue has us completely exhausted.
Livano Kemah is beautiful! Couldn’t wait to move into the beautiful space. The location is perfect. The amenities are excellent. Staff is welcoming and helpful!

When my husband and I saw the Livano being built, we were excited because of the location, Kemah, Texas, and because of the looks of the complex. We started readying ourselves to be able to move in as soon as they had availability, as they built this apartment complex from the ground up. I could go into how beautiful the apartment complex is; how nice the individual apartments are, about the features like the workout facility, the beautiful, huge pool or the pet center, but the best feature is the staff! We have the sweetest, most helpful and most personable staff members of any complex we have lived at! This applies to OUR staffing manager, Yessica, OUR maintenance family, John, Gary & Martin, OUR office helper, Able, and the rest of the family that works here at this complex that we call home. I think that the biggest compliment, and the best takeaway I can give you about the Livano is, this feels like home!
