From the moment we stepped into the building, the maintenance crew, front desk staff, and leasing agents have been nothing short of exceptional. I lived here before but left for a couldn't-resist final job. But when I finally really retired I came right back to Edgewater. Great place.
We just moved in this week but so far everyone has been so kind and helpful. We noticed a couple small things in the apartment we wanted repaired on move-in and maintenance immediately addressed them. Move-in was a breeze and all the amenities have been amazing so far :) Thank you so much to the community at Edgewater for making us already feel so welcome and we are looking forward to making this our new home!
All the staff are kind, cooperative, and very nice. The building maintenance is accurate and prompt. The delivery packages are organized and the cleaning is thorough, giving the entrance a clean and tidy appearance. The children's playroom is well-equipped, so even on rainy days, the children don't get bored. I think it's a very good environment. However, we have not received a spare key for our room for over two months. Since we live as a family, it is very difficult to manage with only one key every day. We have requested this multiple times, but why has it not been resolved yet? We would like this issue to be resolved promptly so that we can enjoy a comfortable living environment.
I’ve been a tenant at Edgewater since February 2023 and initially had a positive experience. The apartment itself is well-maintained, the community is quiet, and the location is great with the exception of the trains that routinely cause the most noise and barking dogs. However, I want to share a more recent and important aspect of my experience that future tenants should seriously consider before moving in: the lease renewal and rent increase practices. Upon receiving my renewal offer, I was surprised to see a proposed 10% rent increase, significantly higher than the 5% increase I received the previous year. Even more concerning, I found that similar units were listed on their website for less than my renewal offer. When I raised this with management and asked for a more modest $100 increase, citing my record as a reliable tenant who pays on time and has taken good care of the unit, I was met with inflexibility. Tenants are often pressured to accept steep increases by early renewal deadlines, with the alternative being a month-to-month rate that’s inflated by over 35%, a clear tactic to compel residents into signing longer leases at inflated rates. This creates an environment where loyal tenants are penalized for staying, rather than rewarded for their reliability. I believe future residents should know this before committing to a lease at Edgewater. While the amenities and property are decent, the rental policies feel predatory and disheartening, especially during a time when housing affordability is already stretched. I hope this review helps others make informed decisions, and that management reconsiders how it treats tenants who simply want fairness and transparency.
I’ve had a positive experience living here. The building is clean and quiet, neighbors are respectful, and management is responsive and professional.
The staff here are wonderful. They always respond promptly whenever I make a request. I truly hope that such dedicated staff will continue to manage this property in the future.

This is far and away the best apartment community we’ve ever lived in. Good for singles, couples, and families. Appliances in the units are top notch and maintenance requests are always quick and timely.
I absolutely love living and the Edgewater! It’s been almost a year since we moved and I have 0 complaints. All the staff is so friendly, they always keep the areas so clean, the locker room keeps organized, and also, they went above and beyond with the Resident Christmas Party! I love it here!

The apartment is in a great location near a Giant, offers a wonderful river view, and has friendly staff. The only downside is a little noise when the train passes by.

I’ve very much been enjoying the various events every month and have been utilizing the amenities often. The gyms in both buildings are fantastic and I love my time at the pool. If you’re a coffee drinker the machine in the lobby is really great and I love how we can get 30 free cups a month. I prefer the hot chocolate because I don’t drink coffee much and it’s delicious

When I moved into my apartment everything looked great and was very clean. Everyone in the leasing office and the front desk staff are very kind and helpful!
I consider myself lucky to live here. The professional and courteous staff make it feel a little like a family. Scrupulously maintained, reasonably secure, and in one of the best locations if not THE best in the city.
The maintenance team is exceptional, but the leasing office dept. is lacking, with which we are commonly left with a negative impression after interacting.

(The original) Edgewater is a safe, friendly and beautiful haven to call home. It’s city living with a family feel within the edgewater community I wouldn’t want to live anywhere else in Philly.
Viewing the property, signing the lease, and moving in was seamless. The onsite staff (leasing office, concierge, and maintenance) are very responsive, helpful, and professional. The only point for awareness is that a significant number of residents have dogs. Be prepared to share the elevator and common space with them.
We love living at Edgewater! The Edgewater staff and maintenance team are always so kind and accommodating to residents. The building is beautiful and always clean. I have never felt more at home in a rental than I do at Edgewater. We couldn’t ask for a better place to live!

Edgewater is an excellent community to be a part of. There is a nice cross section of people and age groups. Residents are friendly and there lots of community events giving you the option to be engaged with other residents. There are also wonderful events for children - milk and Cookies with Santa, Halloween parades and trick or treating to name a few. The amenities are perfect for city living - some open space with outdoor grills and seating in an enclosed private courtyard not to mention how pet friendly the community is.

We feel very lucky to have found an apartment here, let alone a perfectly sized and recently refurbished one with a great view. The location, the staff, and the condition of the property are by far the best of the half-dozen buildings we looked at while hunting a place last spring.

No security in times of higher then usual crime rates. The unprofessionalism of management is uncanny. All they do is sit in the office and collect rent they don’t want to hear from any resident about their concerns?

We have been residents at Edgewater for 9 years and have been extremely happy here. The residents are diverse and very friendly. Our decision to move in here was based on our dog - and we made many friends based on this shared love of our pups. The events that the building hosts promotes have been fun and something we look forward to. There are events like food truck dinners, water ice trucks, cocktail hours, movies in the courtyard, to children's things like directed painting and splash parties (bubbles and sprinklers in the private courtyard). The management team is available and responsive. Maintenance is super prompt and accessible to questions and concerns. The concierge personnel are friendly and responsive to requests and needs. There are delivery services, dry cleaning, and other special need services available. We have had 9 years of extremely positive experiences.

Edgewater has beautiful apartments in the main building. We enjoy living there. We just keep to ourselves.
The staff at Edgewater works very hard to make this a great place to live. Corporate decisions creating a dirty, noisy construction zone out front and parking garage issues beyond their control make their job more difficult.
I love the apartment and the space. Also, very quiet and very nice neighbors on the floor.
Edgewater was a beautiful property when I moved here back in 2015. Bozzuto couldn’t do enough to make it a wonderful place to live. Frey star has taken over. I believe Greystar as a company is okay, it’s the management team that is here is what is making the building’s reputation fail.
Edgewater is a place where you have an apartment that gives you more square footage for your money. Gym is excellent and dog park is nicely situated. If service needs to be done, it gets done within 24 hours. We’ve been here over 7 years and plan to stay here for a long time!
Things were great at Edgewater until recently - I have a maintenance request hasn't been fulfilled, there were multiple break-ins on the floor I live on and I haven't gotten any response to my emails to the management office, all while massive amounts of construction occur outside...very disappointed recently how Edgewater has done for me.
An amazing building with even more amazing people. Units are all in great condition and any issues are quickly resolved by the onsite maintenance staff. This is the most pet friendly building in the city. I highly recommend it to anyone with a furry friend.
Great community and plan to stay as a tenant for a long time. Great amenities and maintenance staff.
