Beautiful buildings with amazing views all around. Resort style Amenities with nice people all around. Leasing office lacked communication at first but then everything got sorted out. I would give this a 4.5

Love the community, super nice staff and very friendly residents, maintenance does a great job and the common areas are always kept clean, overall love living here!

Great! Some staff members didn't really have a straight answer to my questions, but they were able to defer to someone who did. Everyone was really friendly though. And huge shoutout to Natalia for being so helpful and responsive to questions!

This has been, by far, one of the biggest wastes of time we’ve ever experienced. I rarely leave bad reviews, but I couldn’t let this one go. Our experience was handled by Natalia, who provided us with the worst service imaginable. After calling for four days straight with no answer, we finally had to go in person. That same day, we paid the application fee and were told we’d get a response within 48 hours. Instead, we waited two full weeks, calling every single day—and no one ever picked up the phone. My boyfriend had to go there in person about 5 times just to get any information. In the end, we found out that Natalia was on vacation -which is fine—but not once did anyone bother to inform us or even extend the courtesy of letting us know our application would be on hold. We even emailed Jason, the property manager, to explain that we no longer wished to deal with Natalia because of her poor service—and he never replied. So, Natalia continued handling our case anyway. From the start, we asked exactly what income documents they required, followed their instructions to the letter, and submitted everything they asked for—four times, yes 4 times!!!. Two weeks later, they suddenly said it wasn’t acceptable. We filled out endless forms, provided everything they requested, and received nothing but delays and excuses. Nearly three weeks later, the Community Director finally called, asking if there was anything he could do—by then, it was far too late to fix what had already been a disastrous experience. To sum it up: the service here is absolutely TERRIBLE. If you plan to apply here, be prepared for endless frustration, zero communication, and a complete lack of professionalism.

Love the vibe and people in the building are very friendly. Would love it if the coffee machine started earlier than 7am for those of us working very early shifts.

Thoroughly enjoyed my residence at the Palmer with fantastic amenities, prompt maintenance, and numerous community events. The Palmer always has something going on and I would recommend to anyone looking for a new lease!

I love the apartment, when inside, I'm satisfied with the value i get, but some amenities such as the gym, needs to be brought up to date with the equipment. The pets in the community need to be better controlled to keep the property at its best.

so far, property is always clean, maintenance is fast and helpful, just wish tucker guests made less noise and front desk answered phones more regularly/were more helpful & kind

This experience ruined it for me, I was locked out of my apartment last week. I “slept” in the work space/lobby from 1 am to 7:30 am. There was a programming issue with my fob that I later found out was the cause. I originally thought it was a battery issue. I saw one of the maintenance guys at 7:30 am in the lobby and he immediately sent a message to other maintenance guys to assist me. I was not able to remember their names, but Eisley was one of them. I’m an so grateful to all of them, although this was a HORRIBLE experience. I would love to talk to someone at the leasing office to ask more questions as to why this happened to me.

I have enjoyed the apartment location right near the mall, as well as its amenities. I use the gym a lot, I love the coffee bar, and the pool is great! I also really appreciate how the apartment partners with food trucks, so I’ve been able to try lots of great food. The communication from the leasing office could be better. I have a difficult time reaching people on the phone, which can be frustrating at times. But overall great experience

I’ve only been here for about three months, mostly everything has been good. However, I have seen, and continue seeing many roaches, at the gym, in the lobby, everywhere. It is not fun…

Living here has been a truly enjoyable experience. The area is peaceful, clean, and has a strong sense of community. There’s a great balance between convenience and comfort — everything I need is close by, from shops and parks to cafes and public transport. The neighbors are friendly, and it feels safe and welcoming. I’m grateful to call this place home!

We pay luxury prices to live in a building that’s anything but luxurious. The apartment layouts are great and that’s the only reason we’ve renewed.

The Palmer Dadeland has the most professional and friendly staff. The reason I decided to live here is a result of the staff. They are always willing to assist me with any situation that may arise.

We were greeted right away and started the process of paperwork. She went over every important detail and explained fully. Was very patient with our questions. All was great and easy!

It has been a great experience so far! I love the building and amenities and am excited to start my stay! Between the pool, gym and relation to the shops, it’s perfect!

I recently moved in and truly love my new apartment. However, I do have some concerns regarding the building’s security. Currently, the door to the garage appears to be accessible to anyone, and no fob is required to access the elevators either from the garage or within the building. This raises some safety concerns. Additionally, I noticed that the grill on the top floor is not functional, which is disappointing as it limits access to the full range of advertised amenities. I’d appreciate any updates on plans to address these issues.

Still having a great experience! Had a bit of a problem with our keys that maintenance and the front desk were able to address promptly! Looking forward to the year to come.

So far my experience has been great. The community is amazing and the amenities are unmatched. I had high expectations when I moved in and Palmer has met all of them and then some.

It’s a fabulous place to live but I really wish the guest parking were free or cheaper. Other buildings in the area have free parking and it’s always available for their guests.

This is a Nice condo and area. Quite and also clean. You can work on a different area. Apartments are spacious and lighter. Easy to go to the grocery.

Living at The Palmer Dadeland has been a fantastic experience. The property is beautiful, modern, and impeccably maintained. My apartment is spacious, with high-quality finishes, lots of natural light, and a layout that feels both stylish and functional. The amenities are top-notch—the pool area is relaxing, the gym is well-equipped, and the resident lounge is perfect for working or socializing. The location is unbeatable, with Dadeland Mall, restaurants, grocery stores, and the Metrorail just minutes away. I always feel safe here, and the building security gives me peace of mind. The staff is friendly, professional, and very responsive—any issues are addressed promptly. The sense of community is real, and my neighbors are respectful and kind.

My resident experience is excellent. The facilities are always clean. The gym equipment is extensive. The community rooms are comfortable and beautifully decorated.

Fantastic time at the Palmer of Dadeland. The front office staff is just quite lovely and very helpful when you need assistance. Maintained very well all the buildings are always clean and they care.

Avoid units that are directly above elevator shafts unless you enjoy hearing it going off 100 times per day.. parking lot gates seem to break every other day

Great Community with Minor Issues I really enjoy living here. The location is perfect, and the neighbors are friendly. The apartment itself is spacious and comfortable. My only complaint I’ve experienced delays with maintenance requests, which can be frustrating, Overall a great place to call home!

After a year, renewing was an easy decision to make. Good value for money. Good neighborhood and community. Always something going on to keep it fresh. Gym equipment could use an update and parking system is ok but room for improvement.

The apartment itself is stunning, and the amenities are great especially the food trucks and shared spaces. But for the amount we pay, the management and safety issues are disappointing.The “concierge” service is not reliable. One staff member in particular often sends delivery drivers up without notifying residents and is frequently seen chatting instead of assisting.The garage is a serious safety concern. I’ve nearly been hit twice, once while driving and once walking due to people speeding or entering/exiting the wrong way. There’s no visible enforcement, and it feels chaotic and unsafe. Dog owners regularly let their pets off leash, including one resident with three French bulldogs that run into the street toward the dog park. Others follow suit, and the leasing office doesn’t take action when it’s reported. There’s so much potential here beautiful units and enjoyable perks but until management takes resident concerns seriously, it’s hard to fully recommend this place.
