As Douglas Elliman broker Fredrik Eklund told Modern Luxury Interiors in 2022, “we wanted to create a project that captures the essence of elegant Parisian style in a romantic location.” To do this, Issac & Stern Architects, who also designed the nearby 165 Lexington condominiums, designed the 13-story boutique condo building to conjure the Parisian neoclassical style and to take advantage of the neighborhood, lining the exterior area with trees to create the feeling of a pleasant urban reprieve. The architects also emphasized materials and construction, placing Juliette balconies with detailed railings outside select units. Large windows attract natural light to each residence, reflecting over thoughtfully selected finishes. Opened in 2023, the full-service building makes the most of its “romantic location” — delivering generous rooftop spaces for residents to overlook the Midtown skyline and allowing for easy walks to Gramercy or Madison Square Park. The building’s 54 residences vary in scale from studios to four-bedrooms, with some including additional outdoor patio space. Interiors have been custom-designed by Paris Forino, who selected the chevron-patterned light wood flooring, dusty grey-blue kitchen cabinetry and Tundra marble countertops that create a feeling of inviting warmth. Kitchens also feature Miele appliances and gas ranges and Liebherr wine refrigerators. A one-bedroom with a Crystallo Pearl marble double-sink bathroom vanity and a spacious living room runs around $1.5 million. A three-bedroom penthouse which includes an interior staircase leading to a private outdoor terrace can go for $5.4 million. Each residence proffers space and convenience, with 10-foot ceilings and in-unit washer/dryers. Oversize windows allow in generous natural light, and select units also include Juliette balconies, overlooking the surrounding quaint Gramercy area. Entering through the wood-paneled lobby, residents cross the natural stone floors to reach the reception desk, which has a 24-hour attendant. A secure package room is available for any deliveries. Residents enjoy an in-building fitness center with LifeFitness equipment and take in a moment of calm and clarity in the landscaped Yoga Garden. Ample seating areas, a fireplace and pool table can be found in the residents’ salon.
