Located directly west of downtown Knoxville and north of the University of Tennessee, Fort Sanders is a haven for college students and recent grads. Fort Sanders is named after a Civil War Union bastion that once stood near the center of town, and the neighborhood’s history runs deep. The Fort Sanders Historic District is filled with original Victorian-era houses and buildings, many named on the National Register of Historic Places. Many others are either rented out or have been converted into apartments to fit the growing renter population in the neighborhood.
The Tennessee River runs south of Fort Sanders with neighboring community parks, large grocery stores, and popular bars. Bus stops are conveniently located around the neighborhood for quick and easy public transportation. In what isn’t taken up by apartments or historical homes, you’ll find an expansive hospital and many doctors’ offices in town.

I highly recommend this place! The rent is very affordable compared to other areas in Knoxville. The staff at the management office are super friendly and make you feel right at home. Plus, being so close to school is a huge lifesaver—no more worrying about long commutes or finding parking on campus!

Highland communities staff is great and always very friendly. Good website site and App to use for communication with the staff. Location of the apartment (Terrace 4) is on the far end of the Fort area but walking distance to the UTK campus or bus for students. As most places we have had random issues over the last two years, but everyone has been resolved in a timely manner with professionalism. If you are looking for a place for a student or little quieter from the strip in Knox you should consider Highland Communities.

Good place to live especially if you’re in a single, however the laundry situation is not the greatest. Apartment came very clean and redone when I first moved in which was nice, however something like the AC and heaters are a bit outdated as well as bathroom appliances. New oven and dishwasher were installed which was super useful. The location is great as well for someone who doesn’t want to travel across campus! Very great for someone who isn’t looking to pay an expensive rent and lives pretty simple!

Highland Terrace Communities is a decent place to live if you are a college student. Most of the apartments are affordable for Knoxville's standards and are within walking distance to campus.

I love it here a lot of my friends live here too so it’s a lot of fun. The apartments are very nice and the rooms are actually a very good size. Only thing is maintenance is somewhat slow even if it’s high priority

I like this place. It's very close to the UTK campus. It has been a quiet place, cozy, and the staff has been very nice. I didn't notice much noise. The appliances work well. Maintenance is a bit slow, but it's a good place.

I have enjoyed my experience living at Highland Terrace so far. The apartment was nicer than I expected. We have contacted maintenance once and they were easy to work with. My only complaint is that I can hear noises outside quite clearly from inside of the apartment.

I like living here! The apartment is nice and clean, but the water pressure is awful. Sometimes it takes a minute for the shower to run because the pressure is so low.

The apartment complex is decently clean. Low noise and quiet. There were some issues immediately upon moving in that were/are a slight inconvenience. The staff is very friendly and helpful. The amenities could use a little beautyfacation and love. Overall 4 out of ten. Note: New resident, leasing for 4 months so far.

Has been fine. Great location. I wish there was a gym. Laundry rooms could use some renovations. Maintenance fixes issues pretty quickly but sometimes its hard to get a hold of the front office even in business hours.

I love living here!! There were some issues with leaking in our bathroom, bedroom, and kitchen, but the maintainence staff were very nice and came over and took care of the issues very quickly.

The staff is very nice and easy to work with. All my maintenance requests and handled promptly. My only complaint is the laundry facilities. There are machines that do not work. It is also a hassle to get tokens for the machines instead of quarters.

They have just installed new stoves, refrigerators, and dishwashers, which is nice. However there is no in-unit laundry. They have raised the price of my unit each year since living here, and they are just now making updates.

The atmosphere here is amazing, the people in the office are super helpful and nice, and last but not least the people that do the yard work around the area are super nice aswell.

It was great overall, but my kitchen wasn’t functioning when I moved in. Our ac was perfect, the location is a dream, and bed rooms were massive.

it is a good place to live for college students who want to stay close. The rooms are clean and well maintained. maintenance is reliable and come in a reasonable time.

The front office is great.. when I got to my apartment though I had a random puddle in my hallway that seemed to come from my bathroom and I haven’t been able to use my stove yet so that’s a bummer as well

Everything about the apartment is great! Only thing wrong was me and one of my roommates both got keys that do not work for our door, but we sorted that out!

I just moved into Highland Terrace and so far I’ve had a great experience. The apartment was very clean and in good shape when I arrived, with only a few minor things that needed attention. It is a little smaller than it looked in the pictures, but nothing that feels cramped. The kitchen doesn’t come with a microwave and there isn’t a garbage disposal, but the overall setup is still really nice. The apartment itself feels modern and comfortable. The location is definitely one of the best parts—super convenient for the price. So far, I’d recommend Highland Terrace to college students looking for a clean, affordable apartment while supporting themselves.
