There are refinished hardwood floors throughout the main part of the home. Fully fenced front and back yards, the backyard also has a patio and storage shed. The home has gas heat, and private off-street parking, but no garage. Small pets allowed! Maximum of 2 pets, each 1 year old or older and 35 lbs or less, with pet rent of $25 per month per pet and additional refundable pet deposit. Appliances included are range, refrigerator and washer/dryer hookups. Basic garbage & recycling is included in the rent. Tenant is responsible for all other utilities. Screening Policy is the 1st and last pages of the online application and can also be viewed at www.gordon- Is this an accessible unit as defined in the FAIR Ordinance: No MONTHLY RENT: $2,095.00 Minimum gross monthly Applicant income: $5,237.50 (2.5 times monthly rent) Deposit towards last month's rent: $2,095.00 For properties INSIDE Portland city limits, when there are multiple occupants 18 years of age and older, the persons may choose which adults will be the Applicants and which will be "Non-Applicant Tenants". Per PCC 30.01.086, Applicant shall refer in common to those members of the household who intend to contribute financially to payment of the Rent and to sign the lease or Rental Agreement. All Applicant(s) will be screened for financial responsibility. There must be at least 1 Financially Responsible Applicant residing in the unit. Any "Non-Applicant Tenants" are not responsible for paying the Rent and will not be screened for financial responsibility but may be screened for conduct. TERMS: This property is located INSIDE Portland city limits and is subject to the Portland FAIR Ordinance. • One year rental agreement. • Monthly gross Applicant income must meet the minimum required for the unit (listed above). • NON-SMOKING PROPERTY. Smoking and vaping is prohibited everywhere on the property. • No marijuana and no marijuana products allowed on the property. • No pets allowed. • Per Oregon landlord tenant law, all landlords in the state of Oregon must allow Section 8 voucher holders to apply for a unit using the Section 8 voucher as a source of income and be screened in accordance to the landlord’s Screening Policy. • We allow service / assistance / companion animal(s) at all of our properties with recent proper documentation from Applicant’s and "Non-Applicant Tenant's" current local physician, psychiatrist, social worker, or other mental health professional. All property showings are in-person and by appointment only. Each person age 18 years and older who will be living at the property must submit a separate qualifying online application before we schedule a showing. There is NO FEE to submit an online application at www.gordon- We cannot use 3rd party applications. Property showings are scheduled Monday thru Friday excluding holidays. SCREENING PROCESS: • We review each application in the order it is received against our criteria. • During the initial evaluation of your application, we will: 1. Verify the gross Applicant income meets the minimum for the unit using the documentation you upload; 2. Verify photo ID for each Applicant and "Non-Applicant Tenant" has been uploaded and the name on the photo ID matches the name on the application; 3. Verify 6 years of residential history and 6 years of landlord contact information has been provided; 4. Verify all supplemental documentation has been attached (i.e., documentation for service / assistance / companion animal, etc.). • If an incomplete application is received, it will be canceled upon receipt by Gordon Properties, Inc. • Once we have verified your application is complete and is first in line, we will email you a showing invitation. All showings are in-person and are scheduled Monday thru Friday excluding holidays. Applicant(s) will schedule a property showing to occur within 48 hours of notification their application is complete and is first in line. If Applicant(s) fail to view the property within 48 hours of notification, the application(s) may be canceled. • A Background Screening Charge of $50.00 per Applicant and "Non-Applicant Tenant" in certified funds is due at the property showing to continue processing the application(s) after the showing. A receipt will be provided. The Background Screening Charge is non-refundable. • If the Background Screening Charge is paid at the property showing, Gordon Properties, Inc. will run a full background check including rental history, evictions, credit history, criminal and references. The full background check typically takes 3-5 business days but this may vary. • If you choose not to continue the application after the showing, there is no fee. Your application will be canceled. • If you choose not to pay the Background Screening Charge at the property showing, your application will be canceled. ALL MONIES FOR BACKGROUND SCREENING, DEPOSIT TO HOLD, AND MOVE-IN PAID TO GORDON PROPERTIES, INC. MUST BE CERTIFIED FUNDS (CASHIER'S CHECK OR MONEY ORDERS). Gordon Properties, Inc. cannot accept a promissory note or agency check for background screening, deposit to hold and move in funds.
