Everything is broken

One elevator works if you're lucky. Pool/spa are either poorly maintained or closed. Frequent leaks or fully broken pipes in the garage. Maintenance will not respond to requests unless you continuously call the emergency line. Management won't be much help either. I can't really blame the staff as much due to understaffing and high turnover due to poor upper management.

Worst run apartment building

This is the worst run apartment complex I've ever lived in. When I first moved here from across the country, they did not have my apartment ready. I had to wait two days for my apartment to be available - and when it was, it was dirty, and several broken items. The manager at the time was very nice about it, apologized, corrected my rent and her doing so made the experience better. I let it go because the manager worked with me to correct the situation. However, management has changed. Since this change, I've experienced the garage leaking chemicals onto my car on three separate occasions. The manager won't call or email me back. They stated in an email that you must make an appointment with them to see them, but they don't answer their emails or phone calls. So you can't make an appointment with them. Further, when I waited outside her office to speak to her about the situation, she had someone in her office who appeared to be a friend. When a subordinate went into her office, she apologized to the employee and said "we were just chit chatting." The manager has no interpersonal skills and does not care to serve residents. I've also had problems getting a re-assigned parking spot because the management is unable to determine who is supposed to park in the garage. I'm really not sure why looking through the leases and collecting that data is not being done. Further they do not fix broken amenities and have been unsuccessful at fixing items in my house (dishwasher and bathroom sink). The bathroom sink has flooded my apartment twice now - ruining/destroying my personal belongings underneath. Further, they refused to fix the call box, and I've caught someone stealing packages from my building. Again, they will not fix it. They also refuse to fix the broken treadmill, and the hot tub rarely works. In sum, they do not care if they destroy your belongings, they do not care if your packages get stolen, and they will not call you or email you back. I would run from this complex.

very poor choice

I deeply regret moving here, it fas been one issue after another. So many things are broken, management routinely just ignores emails about issues. Packages get stolen routinely.

Trainwreck - sometimes fun to watch though

I'd read up on this building on multiple review sites to make your decision. BAD: I'm leaving after 5 years at 300 - I've experienced amenities down for months multiple times, limited elevators for weeks, accounting mistakes, arguments at the pool, fights in the hallway, misplaced documentation by managements office, stolen packages, non-residents in the garage, delayed apartment maintenance and high staff turnover. If they're talking about renovating something - just assume it won't happen in your lease time. GOOD: Price can be very good, People are friendly if you're in the 20-30s. Easy access to Colfax. Current staff if they stay seem okay. Its not the worst place to live - but it will frustrate anyone that is bothered when common reported items go an entire lease without resolution. Personally I travelled for work a majority of the time - so moving just wasn't a priority. If you want a cheap place that may or may not fix things - with OK amenities. You can try here.

Extremely poor management

I've lived in this property for approximately 6 months and would not recommend it to anyone. I have had really poor management experiences since the application process. Both my roommate and I had to keep calling and emailing them to hear back about our application. It wasn't until the day before our desired move-in date that they sent us the lease agreement and application approval. I am in the process of moving out now and again they are waiting until the very last minute to approve the resident change process. Every single document needed and requested by them was sent a week ago and they haven't even started the screening process with the new tenant, who needs to move-in in exactly 4 days.

Worst apartment I’ve ever lived in

I’m extremely frustrated with my living situation. Last time I put in a maintenance request it took 6 weeks to fulfill. In that time, my bathtub was completely unusable. I had to submit 7 maintenance requests before anyone ever responded. They also added on an extra $90 charge for me back in July they assured me would be removed after it was processed through accounting. Not only has the charge not been removed, they continue to increase charges each month with zero explanation. This place continues to treat residents horribly and disregard concerns. Security does nothing about noise complaints, even when the parties continue until 4am on a Monday night. There’s zero security in the Logan building and sketchy people going in and out of the broken doors as they please: stealing packages, loitering, and who knows what else. None of my missing packages have been recovered. I’ve emailed the management office 5x about the $90 charge, no response. I’ve also called and stopped by the leasing office with the promise that someone would get back to me, no one has. The buzzers by the door are always going off. We’ve had multiple faulty fire alarms. At this point I’m trying to get out of my lease bc I don’t believe this place has adhered to a normal leasing contracts. I’m so disappointed.

Don't live here!

- unresponsive management: I don't know the name of a single person in the office, much less a contact email for any of them because they turn over every month or so. Even if you get a business card with an email address, your email won't get a response. With this, there is no way to communicate with management besides physically going in person, and even then they are unhelpful. - When my roommate and I renewed our lease, I emailed a copy of our renewed renters insurance to the email on our resident portal. However, we were charged for insurance non-compliance for months despite repeatedly emailing proof, speaking with people in the office, and trying to work it out. To this day, they owe us $112.50 in bogus charges that we initially paid because we were confused. - stolen packages: when we first moved in, we were told that the packages would either be put in the package lockers, or next to them. They justified it being unsecured by the cameras outside the gym facing that area. However, I have had easily over $300 in packages stolen with absolutely no help from the building. - parking issues: upon moving in, I selected my parking spot. However, about two months later someone else started parking there. Turns out the person who help with my move in never recorded my spot, and they gave it to someone else. I was told to pick a new spot, even though I had been parking there for two months and it was an error on their end. They also recently threatened to tow my car out of the parking spot I have been paying for for over a year and a half, because they decided to update the parking passes without notifying any residents. - maintenance: while the maintenance workers themselves are nice, the response time is incredibly unreliable. My heat was broken for over a week in subzero temperatures last winter, and was not fixed for over a week despite repeated requests. My heat broke again last week. Additionally, I have had maintenance show up to my door without any company apparel or identifying information, which is obviously unsettling as I either have to take their word that they work for the building, or send them away and not have my issues fixed. - one of the elevators in the 17th St building has been down for over a month. Management has not communicated anything about repairs, except only recently when they threatened residents with eviction for "vandalism" for writing on the out of order sign that was posted a month after the elevator actually went down.

Left us W/O Heat for 21 Days in Winter!!

Horrendous experience living here. We notified the emergency maintenance call center that our heat was broken. It took them 21 days to fix the heat and feel we do not deserve any compensation for the hassle. The matter was constantly swept under the rug and felt that the staff was just hoping we would forget about the issue. Forget about no heat... during the coldest days of winter. Valorie, the property manager, is doing everything in her power to refuse a meeting to discuss this matter in person. Aside from this horrible experience there are countless other issues. One being lack of security. There have been numerous car break ins in the “secure” parking garbage. My roommate had to chase down a homeless person who waltzed into our building with ease and stole his laundry. Elevators are constantly broken and appliances barely work. All of this combined with a staff who is unwilling to help or work with you has been a nightmare.

Great staff

I cant thank John enough for taking the time out to go the extra mile...this guy is really amazing! I hope Maxx properties reads this review and rewards him accordingly. We flew to Denver from San Francisco to visit our son, who recently moved to Denver for a better job opportunity. He needed to find an apartment and fast because he had been renting a room at a hotel for $700.00 a week, plus it just wasn’t feasible. The hotel needed a cancellation call by 4 pm otherwise he would be charged another week. John heard about our dilemma so he took on the task of calling and checking every few minutes to find out if my son was approved. Not only did he make calls and check for approval but also offered us water and a snack while we waited. I don’t usually write a review unless the company or person providing the service does an exceptional job. John is not only kind but manager material. He will go far in life so take good care of him because he is a valuable employee. Noah also did a great job and was very attentive. These guys are great! Thank you, Gracie

Be Warned

If you want to do yourself a favor, do not ignore all of the negative reviews either here or on any other site. The property management company is absolutely non responsive to resident complaints or issues and fails to provide even basic maintenance for amenities such as the elevators, pool, sauna, dog park, landscaping, grills, or any other one they like to promote. We've filed a BBB complaint which went ignored and seems to be the trend for them. Be sure if you are unfortunate enough to live here to document every issue you have, do your due diligence in reporting it quickly, and definitely be sure to have a lawyer. Not only are they unresponsive but their on site management is condescending, rude, and treat you with the lack of respect unparalleled by anywhere I've ever lived. Two separate instances our elevator has been completely down for 4+ months in the less than year and a half we have lived here. Each time we have been given an expected resolution, that date comes and is the subsequently pushed out another month without any notices. The most recent instance of this, residences were notified via channel 7 news in Denver that there was yet another delay to repair the elevator which has been nonfunctioning since May. (Update: we are still not expected to have it resolved until the end of October.) Most of the residence that do live here have completely given up hope and have systematically left early or refuse to renew their leases. Yes, you'll save a little money, but the hassle of having to deal with maintenance that takes at minimum 3 days to repair any request is not worth it. The time wasted waiting for an elevator or for the water to be turned back on is worth an extra couple hundred bucks a month to live in any apartment anywhere else in Denver. With all this said, you've been warned. The positive posts on here are verified to be either employees or friends of employees who want to try to save this failing complex. Be mindful of this warning and save yourself the trouble.

Incredible location, incompetent management.

We’ve lived here for nearly two years and have seen a significant decline. Elevators are left broken for months on end, with no compensation for residents. I have been trapped in them twice since moving in. Water is shut off for several hours on an almost weekly basis for “emergency repairs,” often with less than an hour’s notice. Maintenance problems are usually only handled once several requests have been submitted. If you’re lucky, they will knock, but we’ve also had staff members unlock our apartment and enter unannounced. Apparently, someone had told them it was a vacant unit. Community areas are in constant disrepair. Amenities are removed, rather than fixed. Damaged elements are often left in unsafe condition (glass on elevator floor, shop lights dangling over pipes loose from extension cords.) Emergency alarms go off for no reason so frequently that most residents now ignore them and don’t bother evacuating. When a disabled resident asked community manager Chelsea about their evacuation plan with the elevator broken, they were told to cease contacting her directly. Random charges are billed with no explanation or notification of any kind. Many residents are breaking their leases and incurring charges to move out early. Worst of all, when any of these concerns are brought to the attention of management, they are met with condescension, redirection and often outright falsehoods (if you ever receive a response at all!) We have seen nearly the entire community staff turn over several times under Chelsea, and it is no surprise. She blames her employees, her vendors, her supervisors, and the age of her building for everything wrong while never taking any responsibility herself. The neighborhood is incredible, but I highly recommend you rent elsewhere.

Live Anywhere Else

The staff is incompetent and can't do their jobs, and the property manager is disrespectful, rude, and unprofessional. Renting from Maxx Properties has been one of the worst experiences of my renting careers, and I have had some shady landlords. Let's start with our move-in experience. The office staff that was supposed to give us our keys showed up an hour late and had the nerve to act taken aback that I was frustrated with the situation. The freight elevator we were promised we could have in a reserved mode to move in was down so actually moving in our stuff was a nightmare of having to try to share the one working elevator with the rest of the building. The apartments themselves are ok. The apartment wasn't particularly clean when we moved in. Not dirty, but also not clean. We were also told that our apartment would face the courtyard, but it actually faced 17th Ave. Lastly, our move out experience really solidified the incompetence of the office staff. We called a few weeks ahead of our move to reserve the (for once working) freight elevator. We requested it for a Sunday from 10am-noon, to which the woman on the phone happily said she had us on the schedule and we were good to go. It was our mistake not to get this woman's name. Fast forward a few weeks to our move out day, and no one from the office is there to put the elevator into the reserved mode. We had hired movers and we ended up paying them an extra $300 because it took so much longer to move out than it should have. When I went to speak with the property manager, I was told that the elevators could only be reserved during office hours, which on Sunday is from noon-5pm. This is a reasonable policy, however we were told by a staff member that we could have it earlier. The staff member's inability to know their own office hours cost my roommate and I $300. When I requested that Maxx Properties reimburse us for the extra time we paid our movers, he essentially laughed in my face and said that wouldn't happen. When I suggested I would explore other options of getting my issue resolved if he was unable to help me, he refused to talk to me further saying I was threatening him. All further communication with him has been disrespectful and rude, with him saying they "wouldn't cut a check for a miscommunication." Save yourself many headaches, hassles, and ultimately a lot of money by renting from literally anyone else.

WARNING: DO NOT RENT AN APT THAT OVERLOOKS THE POOL, OR WARM WEATHER NIGHTS (APRIL-OCT) WILL BE MISERABLE

Pool area loud 9pm-2am-EVEN ON TOP FLOOR-don't let mgmnt tell you otherwise. Up to you to call cops if you want to relax w/open windows. Staff IS responsive on other issues; heat, plumbing ,etc. Building renovations look modern and clean. An older concrete building-well made. Hallway doors are cheap-rude neighbors in the hall and cigarette smoke will waft in-door slamming constantly. Stainless appliances are cheapest builder grade-look ok but the fridge gurgles and runs. Fitness room not state of art. Laundry rooms are fine-people are respectful of others. Not an inexpensive place to live, but the rates are average. All in all, not a bad place to live, if you have decent neighbors. Convenient if you work downtown, but downtown is disgusting and depressing nights/weekends

Absolutely Love Living Here!

Excellent staff. Paul, the supervising manager, is fantastic...his energy, courtesy, and attention to detail are contagious amongst the entire staff. The building is in a prime location. Close to everything. Surrounded by parks, restaurants, entertainment. Great walkability. Condition of the renovated apartments is excellent. The property recently constructed a 24-hour dog park, complete with lights. I just recently adopted a dog, and he and I love the park! In addition to my pup making new friends, I have plugged into an entirely new population of the building: dog lovers! Great people renting here. Superb people managing. Billy Riesing Logan Tower

I've lived at 300 17th Street for a year. It's a reasonably priced apartment in a great neighborhood. There are several nice restaurants and bars in the area. The building has undergone several renovations that have really improved the ambiance. My only complaint would be a lack of a washer and dryer in the apartment.

300 East 17th

I have lived at this complex for over 5 years and have lived in multiple units (1 and 2 bedroom units, in 2 of the 3 buildings). The 300 East 17th complex is in a great location, is priced decently, but can be poorly maintained. The building is located in Uptown Denver which has great restaurants, and next to the Central Business District which hosts many events throughout the year. It is also walking distance to the 16th Street Mall and the Light Rail public transportation. The prices are definitely not the cheapest compared to other apartments in the area, but are not as high as the bigger or newer complexes. The common areas are not nearly as nice as the newer complexes, and do not have things like a dig wash station, but the units are bigger (I have a king sized bed fit comfortably in my current bedroom). Because the buildings are older and not new like some of the other complexes 1-2 blocks away, there are issues with the units and common areas. The plumbing leaks in the underground garages creating large dirty pools of stagnant water, the main trash is on the same level as the Logan building lobby so the smell permeates throughout the lobby and onto the 2nd floor laundry room and hallways. The bathroom cabinets are metal and have rust on the inside, there are areas that are not caulked where ants and/or drafts constantly stream in, the windows and balcony/patio doors are old and not energy efficient so if it's cold outside it will be cold inside your apartment. Overall the complex is not great because every time my lease is up I am always looking to jump ship to other complexes, but ok enough that I stay and keep signing rent checks to them.

Great overall, minor inconveniences

On the whole, I love living here! It's a great location, close to downtown. Convenient to tons of restaurants, bars, concert venues, etc. Also easy to get around to the suburbs and the mountains. The newly re-done courtyard is gorgeous! I don't have a dog, but I always see people using the dog run. There's a Game Center, pool, hot tub, grills, and a fire pit. So nice to walk through! I haven't used the gym, as I have a membership elsewhere, but that also seems well-used, if a little small. The laundry centers are large and usually open enough that you can do multiple loads at a time so you don't have to spend the whole day or evening doing laundry. They also take cards for payment; the readers are finicky, but it's still so much easier than collecting quarters! It's nice that the office signs for and stores packages in a locked room, but not always easy to catch someone to unlock it for you. You definitely have to time it right, or be left waiting. The maintenance crew usually responds to requests quickly and efficiently. My only complaint with them is that I usually come home to lights left on, or my belongings scattered. They recently fixed an issue with my bathroom sink and left tools there and the bathroom was a mess! Another very minor issue is that my name still isn't in the directory, despite turning in my form months ago. I have a space in the garage, which is nice, but the garage isn't very well lit and occasionally, one or the other set of doors will be blocked off with no warning. The staff is good about communicating upcoming outages or work issues, but it would be nice if they sent this out via email, too. I really enjoy living here and if my rent doesn't increase too much, would definitely renew my lease next year! Recommended!
