The office staff is extremely unprofessional! I was calling from out of town and had questions about the available apartments. The leasing agent acted as if I was inconveniencing her by asking questions which were pretty standard being that I was calling from out of town AND given the fact that the information on the website about the units was INACCURATE. I also scheduled a video tour on their website. They NEVER called me, or even sent me an email to let me know they need to cancel or reschedule. That tells me all I need to know about what living at this property would be like if this is the lackadaisical attitude and level of unprofessionalism that I would have to deal with. No thank you! I reached out to Trilogy directly to let them know about my experience. Hopefully they are reading some of these reviews as well!

Gauvin gave me a tour and he was great. He was very helpful and easy going. The apartments are beautiful with a lot to offer and the neighborhood seems nice.

The move in process was awful! Our unit was absolutely filthy. Everything is always breaking. Maintenance can’t seem to fix anything. All they do is patch things up rather than actually fixing the problem. When you tell them about an issue, they basically call you a liar and that there’s nothing wrong. There’s paint hanging off the outside of the buildings. We used to have security patrolling at night but that went away. A gate does not stop break in’s. They make you pay monthly for pest control but they never come spray. I have never had an experience quite like this. When my lease is up, we’re gone! For this amount of money per month, customer service should be top notch. Unfortunately, it’s not.
My apartment was broken into twice. Two of my neighbors had their door kicked down. One neighbor had a car stolen and it’s normal for break ins. Memphis police can’t stand them because they neglect to put up cameras or fences. Trust me please don’t make the same mistake I made. Also no matter how many times you get broken into, you still have to pay transfer fees

Price per square foot for downtown area is very good. Maintenance staff is quick and responsive. Only downside is the front office staff. Not sure what they do all day, but they're largely unresponsive. They manage a very large apartment complex but dont seem able to use technology to their full advantage. After you move-in (if you're able to get a response from them), you'll probably never hear from them again

My roommate and I were very disappointed with how we were treated. We called multiple times to check the status of our application and no one could give us an answer about it. We were "waitlisted" for an apartment even though we toured and were a month away from move-in. We ended up choosing another apartment complex because of the poor service we received from management.

I moved to these apartments because of a few basic needs. I wanted to still stay in the downtown area, needed an area that was a bit quieter, needed more space and had to fit within my budget. When I signed my lease at the time a different company was overseeing this property and I ended up moving right in the middle of their transition. Which was a bit of a nightmare, there were things not done to the apartment and a proper walkthrough was never done by the staff. This where things got a bit though after the new staff found out they worked very quickly to fix most of the issues and have been easy to work with. My experience moving wasn't the greatest but so far my living experience here has improved greatly. I'm looking forward to seeing what the new management company has planned for this property in the future.

Bed bugs! Bed bugs! Bedbugs! 1 star because that is the least I could give. We had a very bad experience with Riverset Management. There were many maintenance issues while we moved in like bed bugs, water leakage problems, issues with appliances etc. Bed bugs are not treated as promised and we had to live with bedbugs for 6 long months! It is very disappointing that we are charged with unknown / hidden charges, in spite of handing over the apartment clean and neat. I will never be a returning customer and I strongly discourage anyone to opt this apartments.
If I could give 0 stars I would. Expect roaches and spiders in your "luxury" apartment home. FYI the apartments look nothing like that one show room they show everyone lol. My ceiling leaked for over a week , pieces of the ceiling hung so far i could touch it....great right? Carpet was soaked ...it was just ridiculous Calling everyday and maintenance request will do you no good here, one girl literally hung up on me. It took me literally going to the office with a picture and telling them I wanted it fixed now for them to actually fix it. Even after they stopped the leaking I had a lovely large brown stain on my ceiling. =) JUST DON'T DO IT...I lived there two years ...trust me They cut your water off randomly....quite often actually Neighbors are so LOUD, with walls so thin that Siri was able to tell me what song was playing upstairs. The new office staff is a joke..UNPROFESSIONAL EXPECT HIDDEN FEES Even moving out gave me problems! There is no gate so random people from who knows where are always in the parking lot or the pool...whenever they please The apartments are extremely LOW QUALITY ...your paying for the location
This apartment really surprised me. I had an unrenovated unit and actually never saw it before I moved in, but it was one of the nicer unrenovated units! It was affordable on mud island, great amenities and very responsive and helpful office staff. The new property manager is AWESOME, and they're all very accommodating. I would recommend this complex to a friend. Oh and very nice and quick maintenance men! The dumpster is a hike unless you're right next to it, but no big deal. However, they could use a recycling bin. I think it's crazy they don't have one.
I've been a resident of Riverset for two months now and I love it. The location is perfect for when my dogs come visit and being so close to Harbor Town means there's always something to do. The office staff and maintenance always go above and beyond to help residents. If you're looking for an affordable, friendly place to live; look no further than Riverset Apartments!
I think this is a great place to live if you aren't too picky! First of all I love the area and, depending on where your actual apartment is located in the complex, there's great western views of the Mississippi River and super easy access to the park across the street. My sunset Instagram posts are ON POINT since moving in. The tennis courts are GREAT. I haven't really used the pools much but they look cool. My only real gripe is the GYM. There's a racquetball court and that's pretty darn cool. But as for the actual fitness center, half of the machines don't work and there are NEVER any sanitizing wipes available...I can't imagine how many peoples' sweat I bring home with me. But oh well, it's still possible to get a workout in. As far as the apartment itself, fixtures/floors/cabinets are updated so that's a plus. Maintenance requests seem to be handled fairly quickly. The people in the office are nice. It's not perfect (hence 4 out of 5 stars) but I really like this place and would recommend it!
It has really nice pools and tennis courts but the apartment is nothing exciting. Let's just say I had to buy my own microwave and I was paying 1200
I've been at riverset apartments since March of this year. My apartment was very clean when I moved in. Electric is around 50 a month for my 2 bedroom, which I think is pretty good. The pools are clean and they do a good job of making sure that it is for residences only. Very per friendly. My maintence request was completed in a timely manner. Only complaint it that my water pressure when running the hot water is subpar.
