It’s Okay

It’s an okay place. I’d live here as a college student but other than that, this place doesn’t make much of a good home for anyone else. There’s cockroaches, mice, and a terrible smell in my building. It’s always loud. I? never get much sleep because of noise inside and outside the building. Leasing office is always nice but I? hate having to deal with corporate. The lady who answers hates her job.

My (7 year) Experience

My father and I lived here for an upwards of 7 years. The apartments were extremely small, especially for the price. The managers didn't care about us, just our money. They raised the cost of rent annually until it was no longer worth the cost to continue living there. The entire building had problems with bugs & bats. It has a pool but it was rarely cleaned. If you want to take a hot shower, you better hope nobody else on your floor had the same idea because there wasn't enough hot water to go around. We lived on the top floor so luckily we didn't have to hear people walking above us, as the walls and ceilings were very thin. Bottom line, this place wasn't worth it. And since the cost has raised since we left, It's not worth it now.

Great location, poorly run

I lived here for a little over a year. The cost for the area is great . The apartment was a good size and I love the floors. Maintenance was an issue. Ground floor hallway would flood. You can walk to ludlow pretty easily and to mt. Storm. We had water leak into our apartment on 2 occasions. One occasions took a month for them to fix and they got drywall dust on everything . No drop clothes were put down and no warning was given. Hallway fire alarms chirped all the time noting a low battery. The front desk would be informed and nothing would be done . We put our own batteries in a few times for safety and to get rid of the annoyance. An animal died in a vacant apartment and the stench was horrible and rendered out living room almost completely not useable. Maintenance refused to check on the issue as it was the weekend and 'not an emergency '. It smelled like rotting flesh for days. If you don't have any major maintenance issues while living here, it will be fine. if you can fix minor things yourself you will be better off. Have good renters insurance for sure. The pool is a nice size and laps can be done. Not a whole lot of upkeep is being done on communal areas which makes it look a little beat up. Stairwells are dirty and often have junk in them. There is an excessive amount if drug is in the building and hallways smell like marijuana daily . Nothing is don't to stop this. They also rotate through staff which creates a lack of consistency which is frustrating. Be prepared to do follow up to get any request followed through on. You should also check the work once it is done as it is often incomplete.

I Do Not Recommend.

I tried really hard to like this place. Management did not seem to have it together and in one year time span there were three different property managers. The location of the property brings in a much younger crowd. Many of the other residents are Cincinnati State students who are living on their own for the first time. It often felt like a college dorm hall with the noise level. The security at this location is not where it needs to be either. Many times doors to the building would be propped open over night. It was not uncommon for the entire building to smell like weed or cigarette smoke which ultimately made your own apartment smell. The towing of non-residents in residential parking lots was not enforced. Again, many times I would come home and not have a parking spot because a bunch of random cars were there - kind of frustrating when you pay for it each month. I would try and call to have the cars towed but they would only leave stickers on the cars. Overall, I would not recommend this place. One positive comment: Mark from maintenance was always really helpful.

I would not recommend this apartment to my worst enemy.

I have lived in several apartments in different cities, and I have never experienced this many issues with an apartment complex. Prior to moving in, I signed an agreement and was given my new address. I sent this address to my friends/family as part of my baby shower invite. Less than 30 days prior to my move-in date, I was informed that the current resident was not leaving the unit, and that I would need to take a different apartment (the only 2-bedroom available was in the basement). Being that I was 8 months pregnant, I did not have the energy to try and find another apartment on such short notice, so I agreed to take the apartment. I had multiple issues during my stay, including: sewage backing up into the kitchen sink three times (I had to throw away multiple dishes); the refrigerator stopped working and all of my food spoiled; the replacement refrigerator stopped working and I was given back the original one instead of a new model; there were large spiders and ants coming into the apartment (I had to have my son sleep in bed with me because I was afraid he would be bit by a large spider crawling around his crib); my car was vandalized. There were many other issues, but these were the most significant. The only reason I stayed in the apartment was because I was in my last trimester when I moved in (my former apartment was bought by the university so I was forced to move on short notice), had a complicated pregnancy and delivery, and my son had some complications after delivery. Therefore, I did not have the time or energy to find another place. On top of all this, I just received a notice from the collections department of the CMC Properties stating that I owe $760 for carpet replacement. I moved out of the apartment on 5/28/16. I emailed the property manager on that day stating that I placed the keys under the door (she was not in the office), and I have an email from the property manager on that same day, stating that I should receive my security deposit within 30 days. I had no correspondence with the property manager since that time, and now I'm getting a bill. I took pictures of the apartment prior to leaving which show no significant damage to the carpet. I visited the property manager and obtained her pictures as well. These pictures show small dirt and juice stains on the carpet, but nothing significant to justify replacing the entire carpet. I would not recommend this apartment to my worst enemy.

Beware

The monthly rent for the apartment is a little high for the size of the apartments. The complex overall is pretty quiet other than at night with being so close to the hospitals and police station. However, the management of the property is completely disorganized. Holly is always flustered and busy making up excuses for the lack of follow through of herself and her staff. There were many different ladies that worked at the front desk over the year and a half that I lived there. The information I was given would often be not quite accurate. The maintenance staff comes in at least once a month to do inspections over something or another. The communication from the office is poor, often just a note stuck in the door (have they heard of email? Probably not). The notice is just a mere minutes before the visit 24 hours later. People are constantly moving in and out of the complex. However, I'm not sure how because apparently the standard lease is one year, and will renew without notice. So if your looking to stay only one year be sure to ask the office when to contact them to end your lease because they will up the rent and expect you to pay short term lease fees (if you're not staying another full year) even though they never advertised extending your lease. There were many times that we put in maintenance requests and the requests took days to be taken care of. Even then they would often just be patched and not truly fixed. They will take short cuts to keep the repairs as quick and cheap as possible. Holly told us multiple times that they'd be in to fix something and maintenance wouldn't show up that day but then would appear a few days later without notice. Additionally, they ignored many of our more difficult requests. The hallways of our buildings often smelled of marijuana and Holly would put threatening notes in everyones door (once in a great while) and then go on ignoring it for many more months.
