The downtown heart of Escondido, Central Escondido, is an artistic blend of historic and new. It’s the location of the city’s oldest park, Grape Day Park, and the California Center for the Arts, Escondido. We have been here for three and a half years and love it. Despite being in a busy part of town, it is quiet here and enjoyable. The staff and maintenance team are absolutely excellent and the townhomes are so well-insulated that it is easy to forget you have neighbors. No place is perfect but this is close enough for us!

I feel very safe in this environment. Tenants are friendly and the students are delightful and so polite. Parcels can be left at your door and not taken by anyone. Maintenance is very fast to respond and fix the problem quickly. Good communication from management about what is going on in the community.

As a senior woman living alone safety and security are very important to me. Having the parking garage well lit always makes me feel safe. The maintenance team here is excellent. The response time is excellent and always fixes the issue. People here are friendly and polite
The staff are friendly professionals and the grounds are well kept. The apartments are spacious and welcoming.
I feel very safe at latitude 33.The linked garage door and bright lighting provides a feeling of safety. The maintenance team are very responsive and efficient. The management team are very good at keeping us informed of what is happening.

Luxurious look apartments and townhomes easy access to freeways and various stores.
Maintenance issues have always been dealt with promptly and efficiently. Good communication from management to residents about any updates in daily routines.. The students housed here are delightful. So respectful and polite.

I feel, Safe! Building is always Clean. Including the elevators. Management communications to all residence are always on point . Professional Toners--That's BIG a deal for me.

Great location - accessible to freeway, grocery stores, restaurants, movie theater, post office, etc. The apartments are big as well as the patio. Pet friendly and management staff and tenants are friendly as well. It's great to live here.
Wonderful place to land, relocate & live that is well maintained, and value their residents safety and comfort. Also nice to no longer maintain a pool , yard or plumbing. The Maintenance team are exceptional & professional. I feel very fortunate to have found this place after a major life change event.
I am most satisfied with latitude 33. The office staff are pleasant and helpful. They respond as if they really want to help. The response to a maintenance issue is rapid. The maintenance team is friendly and efficient. The community of tenants are friendly and polite. You can put a decoration on the outside of your door and know that it won’t be vandalized or stolen.
Application/move in were a breeze. Everything was via email and contactless which was very convenient.
Latitude is great. Have not had a complaint after living here for over a year.
Management is good but communication needs to be better. Lattuide33 is a bit outdated but for the price and what you’re getting makes it reasonable.

Lattitude33 is not a luxury apartment. I scratched up my vehicle several times due to the lack of landscaping of the hedges in the drive it is ridiculous.
I would recommend because of the easy access to the freeway, pool and grill area. The apartments are very nice.
Really appreciate the 2 car garage.
Due to aggressive dogs and dogs that are left out on the patio to bark all day, I would not recommend this complex to anyone. Especially if they work from home like I do.

There is a lot of ambient noise, both from residents and from the surrounding businesses/Escondido Police HQ. I get woken up at around 6am every morning by trucks backing into the loading bay for the shopping center behind my unit, and police cruisers and helicopters go by constantly. The management team is not always 100% responsive with emails or calls, and we've had a couple of maintenance issues that were unresolved for several days. Overall, the apartments themselves are nice enough and I don't hate living here, but with the noise issues and management/maintenance issues we've experienced, I wouldn't feel comfortable recommending a friend or coworker to live at the community, at least not without letting them know what they are in for..
We love living in this community! We feel safe, it's quiet and it has been a joy living here. We highly recommend it to anyone we know looking for a place.
Although I was shown a very nice apartment I have to think over whether the traffic noise might be too much for me.
I've only been here about a month but not only is the community safe, clean, and quiet but my experience with the staff at the office has always been wonderful. They are kind, attentive, patient, and care.
One issue I have, is the fire alarm situation. There have been multiple times the fire alarm goes off, and I have learned not everyone leaves their apartment, which is extremely dangerous, because of the often occurrence. I am not sure if all are being pulled on accident, on purpose or since there are many college students, it is mandated but that is a frustrating situation. One mom had her infant daughter out of the apartment while the college students were jumping in the pool while three firefighters trucks where here and searching for the issues.
Great staff no doubt, apartment and amenities are excellent, a bit too pricey for Escondido.
I recommended this place to my brother and they're Looking to move in on the 2nd but once again the communication with the office is difficult and I'll be in there again today to ask about it.
We feel it is a safe complex, it's quiet, the units are very nice and it is great having a garage!
When others have asked about Latt 33 I express that is ok. However that it has a college/ dorm feel. There are a large number of students that frequent all areas of the complex and regularly hang out around the back gates and stoops on the buildings all hours of the day and night.
I have recommended a handful of friends to latitude 33 and I plan on referring more in the future .
It's hard to say this but because of such a price jump, I'm very hesitant to recommend the place. I understood that there's a jump in the market and a new complex across the street that got built (so the need for competition arises), but it didn't justify jumping my rent that high.
Fire alarm triggers too frequently, garage has trash issues and is always dirty.

I have had a bike stolen and my car broken into with sunglasses stolen on separate occassions. A man was arrested last week on the corner inside our complex. I feel like everything has to be on lockdown at all times and am nervous of our home getting broken into.

Excellent customer service, outstanding maintenance service. It's close to downtown with a lots activities. Management taking very good care of tenants when there is complaint such as: Loud noise and people didn't clean up after their animals, etc.
