Property Ratings at Las Brisas Apartment Homes
We've been here for a year, and we really enjoy it. Pros: *Friendly and attentive management *Great location - close to I-35, good schools, parks, shops, and restaurants. But suburban enough that driving a few miles east you'll find hay fields and cows. *Loaded with amenities - 2 resort-style pools with grills, firepits and spas, fitness center with yoga room and kid's playroom, indoor basketball court (not quite full court but still has 2 hoops), movie theater with recliners and billiards/shuffleboard rooms (only available during office hours), conference room, lounge with coffee bar (but no cups), kid's playscape, dog run, small pond, and a couple shady hammocks. Storage units and garages are available for rent... if there's any availability. *Layout has lots of grassy areas and trees, unlike most modern sterile apartment complexes. *Units are fairly spacious with a functional dining area and oversized bathrooms. The balconies/patios are fairly large too (if your unit has one). *No notable pest problems (we're on the 1st/2nd floor [the hills make the building layouts a little odd]) *Maintenance team will typically address requests promptly *Management will set up community events 1x-2x's/month. They can be fun, but not very many people participate which is a bit of a bummer. Cons: *The property is showing signs of aging. I kid you not, more than half of the above-mentioned amenities are broken at any given point. *While maintenance does address things quickly, they don't clean up after themselves very well, and aren't at all proactive *The walls and central air setup in the units means you can hear your neighbors fairly easily, especially if you're sharing a wall or floor with a non-carpet unit. *Even in the unit itself, each bedroom has an airflow vent which means sound carries very clearly from other parts of the unit into the rooms. *The complex has over 400 units, and only 1 trash compactor. The compactor regularly gets too full or breaks down, and piles of trash are left to sit around in the area. *Management sends out monthly emails LOADED with reminders of apartment etiquette that residents regularly ignore (smoking on balconies, car maintenance done on the grounds, residents inviting too many people over for the pools or basketball, dumping large objects near the trash, etc) *No covered parking *Even though there's grounds maintenance picking up trash, there's always trash in the pond and near the hedgeline/treeline

I initially had great interest in this apartment complex however after my interaction with Jana today I will not be moving forward. I had a scheduled tour (that was confirmed via email) that later was canceled. It was an inconvenience for me and how it was handled came off rude. I am glad I experienced this before moving forward.

Ask for mid june move in, took forever to get the spot, moved july 1st apt seemed like someone just move out, roach in the laundry, a lot of miscommunication with alexis, but abby is very helful, lets see how this whole yr term goes!

I have lived at the complex for a little over a year and initially it was great. Now I have upstairs neighbors who continue to bang and stomp on the floor/my roof, slam cabinets, doors, and drawers. I have complained since April 28th more times than I can count and NOTHING has been done. I recorded videos like the apartment leasing agent Alexis, requested and the manager Anika states she couldn’t hear anything until I showed up to the office and continued to make excuses for the upstairs neighbors saying they must have dropped a hair dryer, or maybe it’s because you live near the stairs, as if I have ever complained about noise before! I have also contacted corporate and was given a number to call Crystal and still no response. I’m not sure what to do, but my kids and I can’t continue to live like this! It is now almost 7pm and they have been stomping and banging since 5:40pm shaking my entire apartment and the office is closed. Since I have complained the neighbors have gotten worse. I am over it!!! Someone needs to do something NOW!

I find many things to enjoy about las brisas- the open grass all around, plenty of parking, fast maintenance, and it’s usually quiet. My dog also enjoys it!

The ladies in the office is always kind and very helpful. The community is kept clean and it’s a quiet place to live. My favorite alone time is sitting by the lake

Such a nice and beautiful community with awesome amenities! I have two ESA’s and I love taking them to the dog park :) Plus, the movie theater has an amazing sound system, perfect for whenever my little brother visits

The process was so easy and the staff is very friendly. The apartment is beautiful and I can’t wait to be here for 2025. I guess the only thing would be that there are a ton of spiders all over the building and it definitely needs to get cleaned, but other than that it is great!

The longer I live here the worse my reviews become. It's a decent apartment and the area is fine, but the rules are ridiculous. There's no gate code so visitors must call to be let in. Super annoying when my babysitter comes by 3-4x a week. The back is almost always broken. Your car WILL be towed by the scummiest company in town and it will cost $300 . Left a trash bag on my doorstep for a few hours while I finished cleaning and got a fine but they can leave old appliances sitting in the parking lot for months. There's so many bugs- silverfish, centipedes, ants, and roaches (saw 2 my first week here). Staff is awful. Incredibly rude, woke up my baby by banging on my door at 10pm bc she thought her pizza was delivered at my door (was the neighbor down the hall). Neighbor kept taking up 2 spaces for his little BMW. I complained and sent pictures bc parking is limited back here and they said *I* needed to confront him bc "they didn't know who owned it" (all vehicles are registered).

Wonderful place to live. Great personable staff, amenities and environment well cared for with excellent upkeep. The 24 hour access to the gym is great for those with long days and still need to get a workout in. The clubhouse is a fun and inviting place to gather and host events.

The staff is amazing, everybody here is very kind. The apartments are beautiful and very clean. I did notice a few things after move in that I hadn’t noticed before but that could be that I’m not the most observant so make sure to be very detailed in your walk throughs. I have seen a couple of bugs but I’m about to put in a request for pest control for it.

Had some trouble with the gates but always could get in and out one way or another. Minor issues with squeaky shower faucet and dishwasher doesn’t work but I still need to contact them about it. Other than that great apartments and really sweet ladies that work the front desk.

I like living here a lot. Maintenance is really quick and plenty of walking areas for dogs. Front office is also usually quick about getting back to you.

Maintenence is quick and efficient. Front office staff is fine. Neighbors are overall friendly. Biggest complaint is bugs and rodents tbh. Parking for the rear buildings faces a forest area and I had some wires in my car nibbled on by mystery creatures. Spiders, ants, beetles, roaches, etc, I've seen them all many times in my apartment. AC isn't very great. My living room is usually cold but there's no airflow anywhere else so bedrooms and bathrooms are usually hot.

Las Brisas is by far the best apartment community I have been a part of so far. The amenities are fantastic, the management office is super nice, the living space is great, and the people around us are courteous and make the whole deal better. 5 stars for me!

This place is so conveniently located close to commonly used venues. And the amenities are awesome. Recently hosted a home warming in the clubhouse for a new resident and the cafe space was perfect for fellowship and games. We even got to meet some of our neighbors. Great community atmosphere.

It’s a nice place to stay but the trash conveyor is always messed up I feel they should get another one for the other side of the building and ants is a problem here as well
