Great place

I been here 6 months and it's quiet 7 days a week. the river is your backyard. management and staff are great. the only complaint I have is fair oaks blvd sounds like a freeway it's busy all day long

Place is disgusting filled with mold!!!

My wife and I have lived here for just about 2 years. The first year was ok but this second year has been terrible. We are in a 2 bed room, non-renovated apartment. The entire building has mold and the property managers are not handling this issue properly despite our several complaints. Our neighbors behind us just moved out last month because of all the mold discovered in the bedrooms and bathrooms. Management wasn't willing to address their issue so they just left. They had mold behind their bed and the bathroom!! I discovered mold in my closet about 1 month ago and all of my personal items such as clothes, shoes, etc. all got damaged. It left disgusting mold residue stains and all of my clothes reeked. I have spent $941 in dry cleaning already which they are unwilling to reimburse us for. They constantly say they sympathize with us but when it comes down to action, none is taken. The manager came last month and blamed the issue on us tenants and a "lack of proper ventilation" and humidity for the closet. She actually told me it is because I don't leave the closet door open...as if people do this? We have no control over how this place was built and the lack of proper ventilation. This doesn't make sense as mold is caused from water and moisture so clearly this a deeper issue. We have sent several emails to have this issue resolved and are not getting any proper responses. We can never get through for phone calls and when you go to the office, no one is hardly ever there. The mold issue has also caused several gnats in our apartment that won't go away. The entire building is old built in 1973 with no renovations to the 1-2 bedroom units. Cracks are all over the building and the gutters were just now replaced. I would not recommend living here. This place is disgusting and old and any issues you have with your apartment take forever to solve due to lack of proper maintenance staffing. We cannot wait to move out. DO NOT LIVE HERE!

PLEASE BEWARE OF THIS COMPLEX AND PLACES OWNED BY FPI MANAGEMENT!!

My wife and I are working professionals who needed a place that would be competent in keeping its premises safe and provide quality service within the apartment. What we have experienced has been a horrible experience with every attempt to take money from us. We stayed exactly 1 year and looking back, I wish we could have left earlier. In the past year they’re have been multiple employees in their front office staff that have left, broken gates leaving all residents exposed to random wanderers and homeless people to come in when they please. To make things worse in the midst of this year a homicide took place as a likely consequence of no protection from above mentioned issues with no response from the apartment complex. Imagine that you watch the news with your apartment complex on television, yet not one word is announced about this by your apartment complex or management company to respond to the incident. Because of the grave danger and mental stress we had felt, we have moved out since then. But as if things couldn’t have gotten worse this apartment complex took every opportunity to lie to us asking for full months rent on our way out despite us leaving within 2 days of the new month by telling us they would return the amount given as they are moving in a new tenant. Not only did this not happen but our security deposit was given at less than 15% than what was owed. Why you may ask, for carpet cleaning charges. What place needs 350+ dollars to do what any complex should be doing when a new tenant moves regardless of how a carpets condition is (for the record we have no pets, children and work long hours to really have any significant foot traffic to cause any substantial damage to their carpet). In short there are no words to describe how it feels as a consumer when you have been in danger, dissatisfied and lied to over the course of your time living at an apartment complex that claims to have as many stars as listed (also note most reviews are from at least 1-2 years ago). Anyone who is trying to find a decent place, do not take their appearance for what they actually deliver, it will cost you more than you would have ever wanted to sign up for.
