Very pleased with my living experience here at La Plaza. Very helpful staff. Love the security of the complex which is necessary for the area. Amazing amenities.
I would not recommend living here mostly because of the poor management. The building itself and amenities are nice which is a plus but if anything ever goes wrong, good luck getting a hold of management and getting help or resolution from them.
The last few months living here have literally been hell, and I don’t appreciate being ignored when there is an issue I have been trying to address for over 8 weeks. Regardless of how unfair or obvious a situation is, the apartment leadership will delay in addressing it and expect you to keep forking over rent all the while gaslighting or ignoring you. I came here while in medical residency over a year and an half ago, and since about 6 months ago the quality of the tenants they are allowing to move in here has declined. It is already tough because the reaction to the protests which have become regular (monthly almost) is to shut down freeways and other areas. I don’t disagree with the protests, but there definitely has been an increase in shutdowns of major roadways and freeways around the apartment, and unhoused folks leaving an increasing amount of trash near the driveway. I would recommend all professionals stay away.
I lived here for 4 years. The first 2 were fine — clean property and nice neighbors. But things got worse after noisy neighbors moved in. I could hear loud footsteps from upstairs and music late at night. I had to call courtesy patrol several times. The area around the building often had homeless people yelling or leaving waste, though security did their best. Package delivery became a hassle with no Amazon access and limited lockers — I had to call security every time to get my packages. The worst part was the leasing office. They rarely answered calls or emails, especially when I was trying to move out. I had to call multiple times just to reach someone.

Hello Anonymous, It is important to understand that no apartment community is completely soundproof, and no property can guarantee a noise-free environment, which includes the sounds of neighbors walking. We recognize that there are occasions when it is necessary to remind the community about quiet hours. Additionally, all carriers are instructed on how to access the secured mail room and utilize the parcel lockers. While this may occasionally cause inconvenience, residents have the option to have their packages delivered directly to their doors. Furthermore, it is essential to acknowledge that Downtown LA is an urban area, which includes a homeless population in close proximity to all businesses, including multi-family residences. We apologize for any difficulty you experienced in reaching the leasing office; however, please note that the leasing office operates six days a week and is available for walk-in assistance as well. Living in La plaza has been the best thing. From their cleanliness to their management, their staff, their maintenance guys are the best, and the community. We like everything except for sometimes rude neighbors that complain about anything or the people that make parties and take the whole amenities to themselves. Other than that everything is perfect!
I have enjoyed my time at La Plaza it’s a unique community with a decent atmosphere and most importantly 24/7 security.
Moving in was a breeze and Allen made it easier for me since I was not in the area. Living here has been amazing. Community is very welcoming. Community is very dog friendly which is huge for me. La Plaza is very well maintained and cleaned. I love that the gym is 24/7 and the location is amazing.
La Plaza Village is a great place to live; amazing monthly rates, maintenance assistance, and home, if you fur babies.
Management is terrible they never email or call you back… pest control is a joke, rats are everywhere. things on the property are broken for months at a time and valet living is not consistent but i pay rent and trash fees consistently and on time .
Communication is very minimal and there is no urgency for maintenance issues among the community amenities.
This is the worst building to live in. None of my concerns are ever addressed! the construction is terrible with THIN floor assemblies and EVERYTHING ABOVE YOU CAN BE HEARD! There is also a serious roach problem

Poorly managed property and management is terrible. They also respond to these like they care publicly but the minute you raise an issue with them internally they wont do anything about it.

LA Plaza is a relaxing and positive community that makes you feel safe and at home without any worries or concerns.
The process was easy and seamless. Great communication and responsiveness from staff.
La Plaza is a great living space that get yours needs met when it comes to saving time from going to the gym after work with their 24/7 gym and washing your clothes in the comfort of your own home. It's near by many great areas to eat and visit. You can also walk to the Los Angeles State Historic Park for some light exercise. As a remote worker, I'm very satisfied with La Plaza providing a clean and safe space to work / live in.
The service was very fast and solved the problem within the first visit.
Very beautiful place near DTLA. Most of the time peaceful, but does have its moments of rowdiness depending on the night. All in all really great place to live
Brand new building & it shows. The condition of the apartment was spotless, extremely spacious, and modern. Amenities are great all around and the location is perfect.
I moved here a few months ago and have so far really enjoyed my time. You definitely get what you pay for! The complex is virtually brand new and the units are super clean and beautiful. I'm really surprised by how quiet it is at night for the most part. I get great sleep here. Really nice hardwood floors, appliances in impeccable condition, functioning air conditioning, and in-unit washer and dryer. The complex amenities are awesome. Every day feels like a vacation. Not only because of the nice pool area, gym, sky deck and resident lounge but also because of the proximity to so many iconic Los Angeles spots. Personally, I think this is one of the best locations in Los Angeles. You're super close to all the best neighborhoods in LA, including Chinatown, Arts District, Little Tokyo, DTLA and Echo Park. All those neighborhoods are accessible within a 5-20 min walk, which is insane. If you own a car, you'll love that this building is directly adjacent to both the 110 and 101 and can jump on in seconds, so you'll really cut down your commute time considerably. You can get to Pasadena in 10 minutes from here! If you ride public transit or don't have a car, this is probably the best possible location to live in LA. I own a car and I barely move it. Super close to Union Station. There are also bus stops directly outside the building. If you live on the A side of the complex, the security guard and leasing office are inside your lobby, which is awesome. They also have package storage, which is very convenient. CONS: Ok, let's be straight up, living in this area is not for everyone. There is a homeless encampment directly outside the A building and to the side. If that bothers you, don't live here. In fact, most of DTLA has homeless encampments around, so don't live in DTLA if that triggers you. I absolutely hate the trash "concierge" fee of $35. This only does more to attract mosquitos to our complex, because of the number of residents who leave their trash bags outside. The building smells like trash some nights. This building nickels and dimes you for every replacement you need because they don't use regular keys. You have to pay a hefty fee to replace them if something happens. And it's not like you can just call a locksmith and get an instant replacement, you have to wait until the leasing office opens Mon-Fri to get a replacement. Overall, however, the pros definitely outweigh the cons of living here.

Even master room ceiling was repaired, water continues to leak, and cockroaches continue to appear even after exiting past control did treating them. Water kept leaking and cockroaches kept coming out, so I asked the manager for an early lease break, but we have to pay two months' rent as a penalty.

I absolutely do not recommend living in this apartment. Would you like the safe and clean place to live? Then this place is definitely not. I'll let you know what was wrong with the LA plaza APT. Since I moved to this place I have had so many bad experiences. 1. Master room bathroom wasn't cleaned properly. 2. The laundry machine is broken. 3. The dishwasher is broken. 4. The floor is filthy. 5. Master bathroom fan is out of order. 6. Guest bathroom fan keeps going on every 10 minutes with extremely loud sounds (I could not sleep). 7. Cockroaches came out of my unit. 8. Water leaked from the ceiling of the master room, and the dirty water got into my eyes and caused eye inflammation. The parking lot and my unit are in a different building, so when I park and go to my unit building, I have to walk outside. There are many homeless people walking around in this area and of course! it is not safe. There are no security guards here. It scares me every time I walk home at night from the parking lot.

Lots of homeless people roaming outside the premises. Trash valet requirement to live here is a joke. It’s disgusting having to see neighbors trash everyday.

Hi, We take pride in the cleanliness of the building and if you ever notice neighbors abusing the trash valet service please notify management immediately. We frequently walk the building to ensure all resident are following the trash valet service rules and if they are not, we post violation notices and fees. We also take pride in cleaning up the DTLA community and Chinatown Community, if you feel we are not doing enough, please reach out to us directly and we will do everything we can to better our neighborhood. La Plaza Village is a beautiful apartment community with amazing amenities and modern finishes in the units. I’m a big fan of the apartment layout as well. Allen was so helpful and kind throughout the process. Answering any question that I had and gave me a great tour. I didn’t have the best experience with another one of the team members as she seemed a bit condescending and uninterested in helping me, but Allen made up for it. I’m very happy with my new apartment!

If you are looking for a secure place to live,this is the place for you.Security is everywhere and they’ll ask you, the resident for your identification. You will get used to it. I know because I have.

This was the worst property we’ve ever lived in (and we’ve lived in college dorms before). Door slamming constantly, people stomping at all hours of the day, inconsiderate neighbors that don’t pick up after their pets, constantly loud fire alarms going off, etc. And good luck trying to get your deposit back. Not worth the price paid.

Living at LAPlaza has been a great experience. The manager Godson was very helpful throughout my application process. Unfortunately I moved in during Covid-19 and we are unable to fully enjoy the amenities. However I am enjoying living here so far.
Too many bums in every direction. Can't even walk around without carrying a knife, even during the day.
Living at La Plaza has been an incredible experience. From the very beginning Jacey & Connor made the move in process a breeze and were extremely helpful. The most enjoyable part of living at La Plaza is coming home and feeling like you are part of a little vibrant community within such a busy city. From the beautiful pool area to the rooftop lounge, everything you need to get away, relax and enjoy your time off is already here.
Security is excellent and Management is attentive and personable.
Very clean and well maintained APT with high security!
Great community with stellar staff ensuring tenants have a comfy and beautiful place to call home.
I have to say the management people I have encountered have been nothing but excellent, I know they are doing their best and I thank each and every one of them for being compassionate and understanding.
La Plaza is such a community and very well organized place you can call home!!! All the amenities are amazing, of course Covid has a changed a lot of our convenience to be used but where in the world has it not been changed or affected by Covid!! I am loving my stay and I can say I found a home.

High quality brand new complex centrally located near Chinatown/Downtown LA. Beautiful community accommodations including pool, hot tub, gym, lounge, package concierge, and ample parking. Excellent and responsive leasing, management, security, and maintenance staff. I feel lucky I found La Plaza as my first place to live in LA.

Some of the people who live here and ride and inconsiderate, which is causing me to dislike living here. I loved living in a brand new apartment and the location is so great & convenient for my lifestyle. The amenities are lovely. The downside is the lack of security and their lack of responsiveness and rude & inconsiderate neighbors.

La Plaza Village is a gorgeous community with excellent amenities. The location is great if you work downtown or need quick access to the freeways. There are also plenty of diverse cultural restaurants and shops being near Chinatown and a historical Hispanic site.The security company La Plaza utilizes is wonderful - very professional and kind. Overall I've enjoyed living here!
