I was recently visiting a friend at this community and really enjoyed my time there! The grounds are peaceful and very warm and welcoming. I got to walk through the main office and saw the large gym thats a plus and I love that they have a private package room for to ensure your deliveries are safe and secure. It was cold and rainy that day so the warm cup of coffee I got to enjoy was an added bonus! I would definitely recommend this community to any friends and family looking for a new place to live.

We recently moved to this apartment and have enjoyed the vibes, amenities, and community! I know the staff here play a huge part. At the front office, Kaila, our leasing consultant, was really friendly and helpful, and was a big reason we decided to move here. Kiki, our community manager, has been great at making sure things have been going smoothly for us. On the maintenance side, Alex and Richard have been completely on top of things by responding quickly to even small maintenance requests; it is apparent that they pride themselves on high quality and timeliness. Wish we moved here sooner :)

Living here for close to 3 years, every time we raise a concern or a request for maintenance it gets fixed pretty much the same day. Kudos to Richard who is willing to go an extra mile every time he turns up for help! Indeed a great place to live.

I only toured the property with Sabrina because I’m not ready to move, but I was very impressed with her presentation and tour. This looks like a very well-maintained complex and I have it at the top of my list now.

We just moved in a couple weeks ago and a few things needed a bit of maintenance after settling in. Put in a maintenance request in the late morning and help arrived a few hours later. Neil arrived with 3 work orders and he fixed everything so fast. I was expecting more to it but they were all easy fixes. Happy to know we've got a great maintenance team!

The office team is very responsive, apartments are spacious and offer stylish interiors. Most importantly, the location is great…easy access to HWY 50, shopping and entertainment!

I moved in a little over a month ago and my goal was to stay within my children’s elementary school district. I carefully weighed my options and ultimately I chose this spot over some townhouse options because the finishes of the unit were more modern and updated than what was available in a single family house options on the market . Happy to report that so far everything about my experience here has been excellent. The energy around the complex is friendly and the staff keep things looking beautiful. I haven’t lived in an apartment for many years, but I have to say there’s something nice about being part of a separate little community within Folsom community . The staff puts on some cute fun events every month, which my kids are looking forward to, and they do photo contests for the pets. The last few hot weekends of summer we have loved swimming in and using the built in grills at the pool for dinner. I am enjoying everything so far, this apartment community has exceeded my expectations. Folsom has a lot of new apartments going in, but most of them don’t have many attached garage options which is an option here. Since it’s not brand new and well established, the trees and landscaping are mature and lush, which I prefer.

My family and I really enjoy living here. The office managers are always responsive, kind, and ready to help with any questions. Maintenance service is prompt and professional — usually completed the next day after reporting a problem. We are very satisfied with the level of service and attention to residents!

The hose to my dryer disconnected late on a weeknight and first thing the next day, Richard was knocking on my door. He was fast, informative and friendly! I know I’m in good hands if anything goes sideways!

Living more than 1.5 years in this apartment complex, I have experienced nothing less than excellent customer service. I want to recognize the outstanding work from Mr. Santos and Mr. Richard going above and beyond every time i make a service request. From the convenience of my cellphone, I can easily submit any maintenance request using a user-friendly app. The response times are remarkably quick—I've had a dryer replacement within hours and regular filter exchanges without delay. The staff here are exceptionally courteous and professional. They go above and beyond to ensure residents feel comfortable and valued. The maintenance team is knowledgeable and efficient, quickly resolving any issues that arise, often exceeding expectations with their speed and expertise. The amenities offered are top-notch, contributing to a lifestyle of comfort and convenience. The apartment features modern fixtures and high-quality finishes that make the living space both stylish and functional. Common areas are well-maintained, providing a clean and inviting environments for all residents. Additionally, the community atmosphere is welcoming, with regular events that foster neighborly connections and a sense of belonging. We had moved in from home country and so paid one month as security deposit, we lived there for hardly 8 months and that too we did not had pets or small babies to make the apartment worse, we maintained the apartment really well. The person who came to inspect also was impressed by how well the apartment was kept. But while transferring our flat to another building for a lower current rent , these apartment people charged us almost 3000 dollars for cleaning and painting just because we had made initial payment of one month rent as security deposit, we got nothing in return so just beware when you are depositing the security with them. You will not get anything back, with such a good reputation, these charges have made them look really bad in our eyes.

We loved living at Iron Point! The office and maintenance staff is always friendly and helpful! Our apartment was spacious and had a ton of upgrades. The location is perfect and close to everything! Schools in the area are top rated. Our move out experience was just as smooth as our move in experience. They make everything incredibly easy and effortless. If I ever find myself needing to rent an apartment again, it will definitely be at Iron Point or another Sequoia property!

Many apartments are not upgraded and they were dishonest when they rented them to us. We only discovered that they failed to complete the renovation a couple of days prior to move-in. The property is unsafe to live in for health reasons, carpets and bathrooms were dirty at move-in and I had to call the apartment office to let them know that they failed to do basic move-in readiness checks. The plumbing is really terrible! Don't recommend these expensive, gross and dingy apartments to anyone. The property also has too many smokers and the office staff does not do anything to enforce a family-friendly environment. I ended up moving out within few months and ended up sending a detailed set of images to prove to the management that the property managers on-site are dishonest and lazy. They will try to connivingly bill you on many things during move-out and try to extort money. Please take detailed pictures and videos of your apartment at the move-in time itself to prove your case later.

SAVE YOUR MONEY. Live somewhere else. I've lived in several apartment complexes over the years and this was by far the most expensive , underwhelming, and mismanaged property I've experienced. The rates are by far the highest in the area and for no good reason. There are plenty of cheaper options- don't get locked in to a contract you can't get out of. Read the other reviews and you'll see similar complaints. Privacy/Security/Safety: Every year the managers will REQUIRE access to your unit once a month for 3-4 months in a row to do things such as "take pictures" (yes, I'm serious, ask the leasing office). If you could see the forum for current tenants, you'd see the first page full of posts regarding vandalism and theft around the property. The security gate is routinely broken and left wide open through the night which the community managers don't seem to care about. There is 1 camera around the entire property and, ironically, its not by the broken gate. There isn't a spot of grass around the complex that isn't covered in dog urine so the kids are forced to use the parking lots as their playground. Management/Price Gouging: I'd lived in this for two years without a single missed payment. When I attempted to extend my lease for 2 months while purchasing a house, the managers raised my rent 75% with the explanation that that's what had happened to market rates since I initially signed the lease. They assumed I had nowhere else to move and wouldn't budge on the price. Luckily, as I said before, there are plenty of more accommodating complexes in the area that aren't keen on the same shady business practices. As several other reviews have stated, kiss your deposit goodbye as soon as you hand it over. Upon move out I was sent a bill for the most expensive cleaning service in the area - $200 for a "light" cleaning on a 750 sqft apartment. If you enjoy overpaying for a "luxury" apartment with faux wood floors and stainless steel appliances run by a shady management company, this is the place for you. If not, there are several existing properties in the area as well as plenty of new complexes about to hit the market for you to choose from.
We moved here so we could be near our local high school. But stay for the complex! Our apt. is airy with a lot of windows. The apt. Is nice and quiet. The leasing office is wonderful. The team there knew me by name after living here only a week. They take in packages here for you which is great. You can get things and feel they are safe. The repair situation is fast and friendly. You can go online and the team can be here within mins! The online web portal is well done. It keeps the complex in contact and you can manage everything from paying rent to seeing who was watching your favorite show. Overall one of the best places I have lived in Folsom.
